Inspectahomes...., Sorry to ask but what about United Golf Resorts ? I know a lot have been sold via bank repossessions but don't think the banks have released anymore, I do know of some people who are interested in buying here, they did view Sierra Golf but would prefer United Golf....Thank you

They sold the stock and I am not aware of any more to be released, there is one on the Solvia website who are the bank doing the sales but we are all waiting for them to release the villas onsite

It varies by phase, some are certainly Solvia, others are Bankinter now

UPDATE

 

Looks like we will be completing on the 3rd March, so just need the pound to rally round for us to move the balance over and some spare money for the setup fees and furniture....

I'm just in the process of buying a 2 bed villa on Corvera Golf after pulling out of a sale on Puerto de Mazzarron 

we searched several area's after this and I never felt happy in any other area 

I can honestly say Corvera is perfect the most helpful and people I've ever met whether that be on FB forums or in person. The golf maybe closed just now but once the airport reopens you will be glad you bought here

the properties are above average in size and well built!

i plan to invest further when I've sold one of my UK properties

I am just a little bit confused because the bank have just released villas for sale, via Altamira the banks agents,  but what style of 2 bedroom villa are you buying because all the villas I thought were 3 beds

Certainly agree with all of the comments on the airport, size and build quality especially as the bank first repaired all of the villas that they just released

On the villas, because you don't have any community facilities, you don't pay any community, only the Entity fees of around €300 a year, this covers security, street cleaning, rubbish collection, and street lighting only

The banks advertisment is confusing because it says that they have pools, they do not, it says that they have AC installed, they do not only pre-installation and they might say that you can use the community facilities, pools etc you cannot, on Corvera you can only use the pools on the commuity for which you pay the fees

You are expected to have your own pool so if you consider the cost of pool maintenance, around €40 a month and the additional water and electricity it is more like paying a community fee

From where I am sitting, La Torre is a very mature golf resort with a functioning golf course ​great amenities and a wide selection of differing property styles on sale at great value. They have a hotel which has just been purchased by a major developer. The future looks very rosy there and they have the real possibilty of being on a par with Mar Menor in terms of viabilty and property prices. Las Terrazas also has a functioning golf course and basic amenities and prices considerably lower than Corvera and La Torre. Of the 1500+ properties on the resort, 800+ are already privately owned and the remaning properties are selling well. There is great potential here for further developments on the already built commercial centre and residential construction is ongoing so the future looks good.

Corvera on the other hand is further from the existing airport, has no golf course and, to be frank, looks like a failing project. What makes you think that Corvera is likely to come good and La Torre and Las Terrazas will never increase in value compared to Corvera?

La Torre and Las Terrazas are currently better propositions for the enjoy now aspect and any future returns on Corvera do seem like a massive gamble on expected returns from an airport that is not likely to open any time soon and a theme park which will never happen.

Keep your nose out if they are happy leave them alone .Corvera has more potential then any other resort and I don't live there.

Care to explain why you think it has more potential legend? I really don't see it. I must be missing something or you must have your tongue firmly planted in your cheek.

Most recent figures I have seen is that Corvera has 450 of the 1100 homes built in private ownership compared to 800 of 1500 at Las Terrazas and 2650 at La Torre most of which are in private ownership.

This to me means investment will be higher in La Torre, then Las Terrazas followed by Corvera. There are probably numerous other golf resorts in Murcia likely to "come good" before Corvera. For me this doesn't match with the idea that Corvera is the better investment for either enjoyment of current facilities or future investment growth.

What makes Corvera outstrip the potential of other resorts such as La Torre or Las Terrazas de la Torre?

OK where to start well I suppose the best place is to state that my commemts are coming from practical experience of knowing all of the resorts and from selling properties on each resort and I believe a balance approach to providing information

Next there is little comparison between the size, quality and of course starting prices between the propertes on Corvera and Terrazes, Corvera is a much lower density site, the apartments tend to be much larger, a penthouse tends to be a true penthouse spilt over 2 levels, they are all 2bed 2 bath, all have as standard gas water heating and central heating and of the course the starting price much higher therefore the discounts greater and the ability to make money

Corvera is a mix of properties, not just apartments, 3 bedroom apartments and of course frontline golf villas with pools, fewer properties therefore in the future less competition for rentals

It is also unfair to compare Terrazes with La Torre whicb of course has a similar mix of properties more facilities and a much higher starting price, apartments now I believe starting at over €70k, but similar issues with rental competition

Here is a question, givem all of the banks stocks on Terrazes starting at €41k wht are they still available when the new build blue fronted properties are selling so well, because the entry level price is realistic in the market, right now, they are almost twice the price of the bank stock where I believe ther are over 300 properties still available

You are absolutely correct, Corvera has no golf course, no clubhouse or facilities and you would have also read on another one of my posts some doubt when or even if the course will open again,fortunatley there are good signs for the area, the recent sale of Mosa Trajectum and works started to restore the resort, the sale of properties on Sierra Golf and the re-openning of the course

The airport will eventiually open maybe by 2020, who knows but Corvera scores because of the WALKING distance to the village which has variety of bars, banks, supermarkets with Spanish prices, medical centre etc and buses to Murcia or Cartagena, try walking from Terrazes to Roldan or Basilcas, you need a car

But I have also explained that on any local course a purchase is a gamble, especially as the level of community fees that you pay will triple on say an apartment close to say Villamartin, Campoamor or even Algorfa close to La Finca and properties are available for similar prices

I did not say that the prices would never increase at the same rate, in fact on La Torre prices are steadily rising. On Terrazes they are still building and the benchmark is the new property prices and they still have plenty of room to build lots more properties and plenty of bank properties available

But again as a balance all 3 resorts have their own unique benefits but in making a decision you must also consider Hacienda Requelme  from €60k and El Valle from €100k, or perhaps a townhouse on Sierra Golf for €70k

So realistically buy a property that you plan to use, to enjoy, don't rely on the sales bu*****t regarding rental income or even potential increase in value, buy what you can afford and remember all of the costs, community fees, IBI, wealth tax, standing charges for utilities because they NEVER go away and only increase, by the way I agree , the theme park will never happen
