Hi

I own an apartment at Luz de Almoradi the other side of town from the Vegamar.

My friend has bought an apartment at the Vegamar and hers was ready for completion at the end of April. She will be going out to sign in May as she wasn't able to go any earlier.

Her computer is down at the moment which is why i'm using mine.

Hello Dave

You'r up early for a Sunday morning or are you just back from a late Saturday night?

We bought at the Luz de Almoradi (name of apartment block) last May and we love it in Almoradi. We have been out there every six weeks or so and when we get back, we can't wait to go again. It's so close to the motorway, beaches, airport actually its within easy reach of a lot of places.

My friend whose bought at the Vegamar has an apartment facing the road on the 3rd floor. I've only seen the showhouse which is very nice.

I'm sure that you'll have years of enjoyment at your apartment.

Unfortunatly I was working Sat. night, shift work is not good for your social life

I also bought on the third floor but overlooking the small orange grove, the town and area around seems great and I can not wait to get back over to have a better look around

I can imagine that night shifts are pretty hard work.

When we bought last year we could see a field of lemon groves from our balcony - but the farmer has cut them all down. They do say that he is going to replant new ones. They smell so lovely when in bloom.

If you go to www.lamarinaforum.com and scroll down to Almoradi - there's a section on the Vegamar apartments there. You will find out a lot about the area in this forum. Hope it will be of some help to you!!!

Hi One and All,

I have only just registered, so all new to me.

My Wife and I are buying one of the Vegamar apts in Almoradi. Ours is on the ground floor near to the south west corner facing the orange grove (I am sure the orange grove will turn into apts soon enough).

We have purchased via Iberian International, we have been told completion will be May/June, which probably means July/August in Spanish Time.

Our apt is finished but the communal areas and pool are still a little way off. When I went out last November it looked like it was almost finished until I went to look from the East side. The apts there were just a shell.

This picture was taken at the end of March or early April.

I went to visit the Idearco show room when I was over there last, and they showed me the furniture package and also what upgrades they did. They were so friendly and helpful.

I would love to here from any other members who are buying in this development or any other apts in or close to Almoradi.

Hi everyone

I too am new to the site.

 We bought one of the attico apartments a few weeks ago through Iberian and wondered if anyone had used their solicitor - and have you any comments, good or bad? Or is it best to employ and independent one?

Our apartment is scheduled to be finished in October. Look forward to meeting you all.

Hello Angie,

We have used the Solicitor recommended by Iberian as we just had no way of knowing who was bad and who good. They seemed to do their job ok prior to exchange of contracts and would not let me sign until all points raised had been fully answered by the Vendor/builder. The only thing we found, is that they can be a bit slow at responding to emails/calls.

Hi Angie and John,

 We bought an Attico over looking the orange grove, we signed the contracts last week and were told compleation would be the end of may, others would be july and the last in october,we were told the pool would be finshed early june. When we were there last week they were finshing a water feature by the pool and the tiling in the communal areas around the pool had been done but not beside the pool itself. The Spainish lady in the showhome told us the orange grove was owned by an old man who loved his land he has 2 sons and they were thinking of building a couple of townhouses for themselves there, hope fully this will be the case but being skeptical i am sure we will see apartments being built there.

We must be the last to complete so let me know how you get on and what you think of the lovely town of Almoradi. We are planning to visit next February for a week. In the meantime I'll keep practising my Spanish.

Thanks for info on the solicitors, I will check it out. You were right about them being slow in replying to emails, I am waiting for a response to one sent 10 days ago! Oh well manana.

Hello Angie, and all,

We have just had an email from Iberian saying that our apt in Vegamar, Almoradi has been released by the builder, and they are just waiting on the bank survey. It looks like we shall be completing soon. I have read on another forum that the pool although has water in it,  will not be in use until a management committee has been set up and someone has been given the job of pool maintenance. It looks like we may not be able to use the pool this summer as I think the last apt's are due to be ready in October. If anyone knows more about this and the set up of a management committee and how it should run, I would love to here.

This is the first time I have done this and was amazed to find this site in amongst my panic and indecision today!

I am considering putting a holding deposit on a key-ready Atico in Residencial Vegamar, Escalera 2 and have to make the decision tomorrow!  I have been to see it twice directly as my friends live in Almoradi and I just stumbled on the apartments innocently!!  I wonder if it is wise to deal directly rather than through an agent (although that would cost me 5% more!)  I don't really know where to start if I put my 3000 Euros down.  I guess the first stop is a lawyer.  Has everyone found it important to deal through an agent??

In response to people's enquiries about building on the orange/lemon groves, I did make extensive enquiries last week of the Idearco office and finally established that there is going to be a block going up on the corner to the extreme left as you look at the orange groves from Vegamar.  This belongs to the builders who have built the block opposite that corner.  There also seems to be the start of a few homes going up on the other corner near the main road.  As far as the rest is concerned, I also heard the story about the farmer's sons wanting to build villas eventually but the boss at Idearco finally said that if possible they do want to buy the land and build another similar development there.  I can't really see that there is enough space but it is certainly a consideration.  All very nerve racking.  Only problem is I can't get the Atico out of my mind....  I would only be going occasionally at this point.

Any help or comments would be very gratefully received.

Hi Sheila,

I have just read your message, not sure if you have made your decision yet.
I purchased through an agent, as this is how I first saw the Vegamar apts. I am still not too sure how things work in Spain, so I have found the agent quite helpful in this respect. We have used one of the very large agents Iberian International and found they are quite helpful (the Spanish office), I have read good and bad things about them, but they do seem to know what they are doing. I suppose if you get a good solicitor then they should be able to help you through the process of buying in Spain. 

I am yet to hear any bad things about this developer “Idearco”. We went to visit their furniture showroom to see the furniture package and what up grades they do, the staff there were very helpful. We have met people from the Fontana developments in Algorfa, also built by Idearco, and they seem very happy.

Out of interest what is an Atico, is it one of the top floor apts?  I have seen this term being used by a number of buyers, but not sure what it meant.

I am sure the small orange grove that our apt looks onto will soon be developed, it’s just a matter of time, but unless they are planning on knocking down the whole of Almoradi things should not change to much, unlike other developments built in rural locations.

Out of interest, can you tell me how things are going at the Vegamar Development?
Have the communal areas and pool been finished yet, has anyone moved in yet?

If you do decide to buy, I hope it all goes well for you.

I have also bought an atico in escalera 2 I went through a small estate agents and they have been helpful,  get yourslf an independent laywer and read the other posts on this websight under the various headings, there is some great advice and info in them. Good luck with your purchase.
