Hi All, There is a "rumour" being put around that he community is about to start the painting of the pergolas and charge the owners "around 130€ to 160€ per apartment" This is completely fictional
As per one of my previous postings the pergola situation has completely changed.
As posted on the community website the actual statement made by the community was :-
Condado de Alhama, 20th December 2010
Dear Owners,
It is our personal and professional interest to provide all the owners
of the Condado de Alhama community with our best service as
Estate Managers.
Our aim and obligation is to administrate, defend, inform, prevent,
control and preserve, the community property and common areas in
the best way possible to each and everyone of you, always working
according to the general statutes and community rules agreed by all
you and according to our responsibility and obligation to assure they
are done. You can be assured of our impartiality when applying the
measures to achieve conformance to the statutes in a way that we
hope will be to the benefit and defence of you all.
Article. LEVEL II art. 5a. Item 3
• The community carries out the maintenance of facades, gardens,
outside spaces and pools of the urbanization. The maintenance of
the facades will be done at least each five years and will be paid
from the community funds. For that, the relevant figure will be
estimated in one or several budgets. The works will be carried out
with the relevant contract between the community and the chosen
contractor.
Therefore, to avoid inappropriate misunderstandings, we inform you
that :
The pergolas within the private properties are a private element and
the cost of their maintenance will not be met by the community.
Perhaps our last notification about the maintenance of the pergolas
in the properties did not clarify our intention correctly; which was to
inform you about the obligations of the owners for maintaining and
looking after the conservation of the pergolas.
Without annual painting with the proper protector, there is the risk of
cracking or possibly breaking which may lead to accidents resulting
in hazards and unnecessary costs, which can be avoided if you
annually perform adequate maintenance, as we suggested in our
first communication on the subject in August 2010.
Since the Pergolas are a private element, but affect the common
exterior aesthetics of the buildings, which is to everyone’s interest,
we would like to inform you of your obligation and responsibility for
their maintenance with the aim of maintaining the aesthetic and
uniformity of the properties within Condado de Alhama.
If you personally cannot manage this maintenance by yourself or
need any kind of information about it, the Estate manager would be
happy to offer you all the help and cooperation you might require.

So, The staining of the Pergola is the responsibility of the owner. The community will not paint them and will not be charging the owners "130€ to 160€" as stated in this rumour.
