 We have just got back from our first visit to corvera since october last year and for the first time we have real concerns

regarding the lack of progress (we literally didn"t see ANY.)  The golf course was not looking as sharp as a year ago 

not one single person on course or driving range. Equestrian centre empty, cafe empty. We never seen any workman on site at all. I know its hard everywhere

at present but just don"t know how the development can make any progress until at least the clubhouse is open.We stayed at 

Roda while we where there and their golf course was looking great with plenty of golfers using the club house facilities. 

but i must say parts of that development, gardens areas mostly looking run down and unattended.The sales team at

corvera in my opinion where not very enthusiastic so we have come home wishing we had never heard of corvera golf

and country club. In my opinion the people that have already completed are very brave and good luck to them all.

Hi Lindy

Sorry your visit was so disappointing.  When we were out in August, our opinion was completely the opposite.  There were plenty of golfers using the course and driving range and the greenkeepers were constantly on the course.  There were parts of the site/gardens that were scruffy but this was due to the heavy rains they had earlier in August.  These areas, in our opinion, should have been cleared up by then but I think maintenance staff are also being kept to a minimum at the moment.

You won't see any workmen on site as there is no building work being carried out at the moment and work on the Clubhouse stopped quite some time ago.

You also won't see many golfers on the course because it is not yet open to the public and if it was I shouldn't think many would visit without the Clubhouse anyway.  We are hopeful something will happen with the Clubhouse soon though.

When we were out Mikel had 65 people to one of his Saturday night BBQs.

Obviously Roda will be busier and the course in better condition as it is now an established course, ours is still very new.  From what I gather people are still completing which is more than can be said of other developments in the area.

Not sure if I've helped at all but I suppose people visiting at different times will experience different atmospheres.  Hopefully, your next visit - if you do visit again - will be better.

We too are going out in October to have a look round. The last time we ventured to Corvera the very first crane had just been erected on site. Would be nice to know how many have completed as I believe this has some bearing on when work will restart on the club house.

Imcg I am a liittle confused where you were staying as I have just got home , stayed at tne resort last night to go out with a group of people staying onsite, and I cannot quite understand the comments as I am there at keast 4 days per week and know the staff and most of the owners really well

Starting out with builders there is no construction works going on agreed but there are still a team of around 20 people doing snagging with more resources  brought in when required, working on the snagging with the main foreman being GInes

Gardens, these are being maintained daily again with a large team of gardeners who have just for example been clearing the roadside weeds and last week the areas next to the office and by the Magnolia villas

The course is looking a bit tatty in areas, it is the time of the year plus the grrens and putting green have all recently been lifted and sanded.

The course is not collecting money and there are not enough gardeners on the course

Golfers there is a regular group of players, including my son Mark,  and yes the public cannot play but on Wednesday for example there were at keast 40 playing in the Texas scramble, and on Thursday a soceity day hosted on the course

There is no sales team as such on Corvera

Today Corvera village is very busy as it is a Fiesta, complete with bullfight and the place is jumping

 i stand by my previous comments, the whole development seemed to me like a ghost town. I still hope that one day i will be

living the dream but i fear that will be a long long time coming.

This is not the case the site has a lot of problems, I know dealing with them on a daily basis

Yes the site is very quiet, needs a commercial facility plus the airport to bring it to life and there are miore empty propertues than completed ones, in my block only 3 propertues are completed on

but I can only report on the actual facts and they are that both the gardens and the course were not being maintained, not true there is plenty of work in these areas adn that there were no builders, again not correct

There are also plenty of people using the riding school, bust early mornings or evenings as they do not take the horses out in the middle of the day, still too hot

Just thought that would get certain peoples attention.

C'mon guys constructive views either positive or critical are what this forum needs, not name callings and put downs of others so lets make a pact to look at the situation from all sides.

It is amazing that people still defend corvera even though they have ripped every one off and will never finish like everything else in spain i am just so shocked that people are in there own little world and think that everything is ok( it will all come together 1 day ,) this day should of been a long f******g time ago we have been taken the mick out of like alot of other expats over the years why cant some people just admitt it .

We went to Corvera last week of September and noticed how quiet it was compared to July, when there were several families staying there.

However, we also visited Condado de Alhama and Hacienda del Alamo and they too were very quiet. Roda, however, was buzzing and I find this encouraging. I was impressed by the appearance of the golf course and the clubhouse and I am sure Corvera will look similar, albeit much less cramped, given time. It's a case of being very patient!

Roda and Corvera are like chalk and cheese for obvious reasons but in my own opinion Corvera will take years of waitng if ever to be like Roda

If anyone calls into Roda just call round and have a look at Phase 4 apartments and you will find they are very very impressive

If I was to pay premium prices for a property I think Roda phase 4 would win hands down but even Roda hasnt got the facilities promised in the brochure

It is indeed a 2-way street Steve, but me thinks Inspecta should also take note of that. He seems very quick to dismiss the opinions of the guy that actually started the thread. Is he not allowed an opinion because its not supportive of mr Inspecta drumming up more business??

Everything in life is a 2-way street Dave (Spanhod).

I'm the one with rose-tinted glasses I suppose but will confirm that at the moment, the golf course is not looking as good as it was because it needs money spending on it to maintain it. Corvera has no dedicated sales team (as such) but are handling enquiries both new and old with the dozen or so office team that they do have and with the recession still biting are not doing so well as originally envisaged on the cashflow front. This obviously affects what/when and where they can spend the monies that is coming in. Their priority at the moment is to complete on as many properties as possible to enable the completion of the clubhouse but without more people willing to take the 'risk' and pay up as they promised in their contract the situation is impossible to move forward unless the banks loan more money, interest on which will then become the priority before grass seed and sand.

It's going to be very hard over the next couple of years and the way I look at it, it will only succeed if deposit payers 'bite the bullet' and start to work as a team along with Corvera. Before anyone else says it, yes the bullet may eventually explode in your mouth but it is all too easy to run away from a tough situation, a bit like fighting a war as long as the opposition don't fire back at you.

I for one can still see the possibilities are still there and absolutely believe that the dream is still alive and although more drawn out and further away than first imagined, is not yet over! 

I am not fighting for Corvera as a company but fighting for Corvera as a community of people willing to work together to achieve everybody's dreams, even if we have to adapt those dreams slightly in the long term.

steve ......  i am sure everyone wants to see both calidona resorts completed as soon as possible (afterall we all want the same thing) .... what i cannot understand however is what the sale of residential units has to do with the building of a clubhouse on a public golf course ... we cannot be expected to believe they did not budget for a clubhouse which is an integral part of a golf course ?.... it is also worth remenbering that as of november 09 the roda arm of calidona were a very cash rich company .... one would have thought if they had faith in there development it would be easier to do an inter company loan rarther than go to the bank for more money ?  if you were the bank would you lend to a company that is having difficulty getting people to complete and is possibly going to be tied up in litigation with numerous customers for years to come ?.... no clubhouse = very limited numbers of visting golfers = very little income to maintain the course = poor course = very few visitng golfers ..... its a visciuos circle which inmho can be broken not by people completing .... but by the developer showing commitment to the development instead of looking for a conveniant scapegoat .... why would people want to risk even more by completing when there is no commitment from the developer on either roda or corvera ?  remember the sales literature is part of the contract ... so maybe calidona need to start delivering there part of the contract ? instead of blaming everybody else for there own short comings ... if they are not very careful the resort will go into a downward spiral which will be very difficult to recover from of which i an sure nobody wants to see .

Hi All

If calidona are not prepared to maintain their only viable asset , ie the golf course then im afraid the development will go under sooner than later.

The vast majority of people, not all, bought due to the promise of a championship golf course with the tie up of the pga headquarters for europe and winter coaching and training both for the proffesionals and the public.

If the course is left to deteriate and the club house is not resurected soon then im afraid for the good people that heve decided to complete.

I wont go into what was promised at the outset  way back in sept 2005 its all been said before, however way back then we were given a verbal completion date of sept 2007 before anyone had heard of the credit crunch, instead calidona sat on our deposits for two years before a brick or any foundations were poured., two years wasted.

To make matters worse when after repeated requests why the development had not been started we were finally told the truth that not all building licences were in place, somthing i not only blame calidona but also our original lawyer, if they had carried out the searches in the correct manner and informed us at the time of signing the contract that the due licences were not in place we would never have signed the contract, and no the lawyer was not recommended by the agent or the developer.

It is apparent to us now that it is very difficult to know who one can trust when dealing with any legal situation in spain, we have now been conned by two seperate spanish lawyers who have not carried out their duties properly, but who have certainly known how to charge.

sorry i have wandered off the forum topic but i along with the likes of anita was very upbeat, and were one of the first batch of people to sign up, but im afraid they have worn me down and i just cant trust what they say anymore, but i wish all the people that have decide to complete the very best and hope all works out well for you.

im afraid i am to near retiriment for the development to be finished and be enjoyed, if i were younger i might think differently.

spanhod back to the old routine I see but please now remenber that I actually rent a property on the site and can see first hand what is going on and the reason that I came back on the comments were the claims that there were no staff working on the course, gardens and golf course which is not true and I fail to understand how any of my comments can be put down to drumming up business

There are teams working in all of these areas and anybody would like me to take some photographs and post then I would be happy to do this as I spend 3-4 days a week onsite

If the site quiet yes, does it need some facilities yes, have Corvera treated people fairly no, but comparing the activity on RODA, a site now established more than 5 years to Corvera a site established 1 year isn´t really fair

As I have also said in the past it should be the owners that have completed that should be bringing the most pressure on Corvera to get on with finishing the clubhouse

The problem is that they still have a pro-shop on Corvera and a place to take fees in necessary and I hope that they don´t do not start charging as rumoured 

Fact there are VERY FEW completions happening on any of the Spanish developments which includes all of the Polaris and RODA and Polaris have stopped all snagging repairs on some sites

On the plus side there are hundreds of staff now working on the airport site which is still rumoured to be ready in May 2011 and it was interesting to see that Ryanair have pulled most flights out of San Javier rather than agreeing a new contract

roy ... re completions and roda there is only phase 4 ( the smallest phase on the resort ) in one of your earlier posts you indicated how busy you were snnagging phase 4 properties for clients have these decided not go go ahead ?  not trying to be antaganistic merly trying to establish the situation as a phase 4 non completer .
