When I got to the apartment over easter for the first time since October I noticed that the sprinklers were not coming on as in 2009 and the grass was brown. Have they stopped watering the grass completely? It was also noticable that there wasnt many guys doing the gardening or cleaning the pool. It might be that they stopped over the winter or of course it might be cutbacks by the new management company. Does anybody know?

Hi Andy,

We were only talking about this at the weekend.  We have a ground floor apartment and the grass looks like it hasn't been cut for ages and the hedges need trimming back.  Our sprinklers used to come on at around midnight to water the grass but to be honest we weren't there at that time to test them so not sure if they did or not.

Perhaps we need to enquire of Millenium as to what is happening.

yes complain to Levante Milienium and our presidents' that ousted RPM for a "much much better service" than we were getting from the supposedly crappy RPM - lets get this nipped in the bud right now !!!!!!!

BTW - a v good mate (Gary) says it's 'lazarus' grass - need I say more ....................

GREEN AREAS MAINTENANCE

1. TYPES OF LAWNS AND CARE

At the resort we have basically two types of grass: Cynodon Dactylon Particularly suitable for areas with Mediterranean climate, the grass becomes yellow with temperatures below 12 º C, supporting up to -20 º C. Anyway as the grass is growing very tangled only those areas that receive sunshine become green. so that if in any case to be given a very low cut even in the early spring and at beginning of summer it would have a yellow colour until they begin to realize the photosynthesis automatically. The grass could be mowed very low without damaging the health status However, we try to maintain the grass at a height between 3 and 6 cm. There are two critical times when the cut is made even lower (2cm): beginning of winter and early spring to encourage vigorous growth and clearing making room for airing the soil and the root of the plant. Watering should be abundant in warm season, and with drought stops growing. As for profiling, you can use various options, but the most common form is cutting edge wedges, so that it is more aesthetic. The straight cut is square and aesthetically loses some value. Paspalum Vaginatum Species of warmer weather. Show loss of colour below 0 º C. Form a lawn very rustic Fits in the sun and the shade Tolerant of heat, drought, compaction of soil, conditions of water-logging and temporary shade. Tolerates flooding Its native habitat is the sandy dunes and salty places from the sea coast where the salt water and flooding are frequent. They grow very aggressively in the form of rhizomes and stolons can completely shut down a lawn in days. Need half fertilizer units like bermuda grass, growing very little in height.

2. TYPES OF PLAGUE MOST FREQUENT

El Barrenillo e el Taladro (Zeuzera) can be confused with Verticullium The pathogen is on the floor and when contact with a root penetrates, passes to the vessels and begins to grow and can clog the area. Control: Prevention, because chemical control has little success , localize the infected tree, take it out from root and leave it out for at least 1 year.

The most common plagues that we have in this area: Rosquilla (Spodoptera littoralis). This caterpillar feeds itself gnawing the leaves of the grass. The result is dry grass. During the day they remain hidden and twisted into the ground, and at night they become active. They can cause great damage if not treated. This is a difficult pest to eradicate 100% so from April to May and October-November needs to be treated. Grass Picudo (Sphenophorus parvulus). This caterpillar feeds gnawing at the root of the grass. The result is dry lawns. This is a very voracious and prolific insect. They remain hidden underground, making it very difficult to remove. This is also a difficult pest to eradicate 100% it should be treated from April-May until October-November. Fungus appear in wetter times (fall and spring). There will be a treatment after the rainy season in spring and another at the beginning of winter. But also at summer with insecticide treatment. 3. OTHER COMMON PLAGUES IN HEDGES AND TREES The most common plagues in the hedges and trees coincide, it is the family of aphids (greenfly) plus a caterpillar. In this case, it also coincides the arrival of the heat with his most aggressive attack, mainly after the rains. The hedges and trees are treated at beginning of spring and autumn (at least three times a year) 4. OLIVES TREES The olive trees and specially the old olive trees are sensitive species to be transplanted. It is possible that the lack of water causes them stress causing possible disease. Some of the diseases which affect to the olives trees: Verticilum is a fungus that clogs the conducting vessels and causes wilting of shoots, secondary branches, and even major branches. Vascular diseases usually affect a portion of the plant. The leaves do not fall, they bend inwards and the branches die. Floral bouquets and dried berries do not fall, but remain attached for several months.

5. HEDGE CUTTING

Cutting of hedges will be held towards the middle or late spring and summer. It will be initially respected of a cutting height of 1.5 m unless that a neighbor specifies a different height.

On Monday there was a gardener in our garden strimming around all the edges with another guy following him with a clip board looking at the condition of the plants and making notes.

Yesterday morning there were a team of maybe 15 gardners mowning the side of the roads at about 8am as I left condado

The Gardeners were off over Easter like many other workers which is why they are not seen by many who come over for an Easter Break.

As for watering the gardeners have left it off as the temperatures have been very low and also we have had a lot of rain.

The state of the Gardens is being investigated and possibility of Gardeners being replaced, (as all other suppliers) by Lienium-Levante.

Milenium-Levante are working flat out to get our resort into pristine condition. They have only been in power for 1 month.

As far as ousting RPM goes unless you know the absolute facts then you can not comment.

By all means contact your president if you have a problem thats what he is there for. If you think you can do a better job than your president then put yourself up for election in the May AGM.

Milenium-Levante will also have their resort website up and running very soon.

It seems from the replies, especially the permanent residents or those there more often than me, that all will be alright on the night. Happy to wait, you guys are closer to the facts than me. It just looked so different to 2009 when there was weekly cutting and tendering and the watering system on every day. When you return after the winter and see the change and you add the change of management then two and two often make five.

The gardeners have been and have cut our grass (along with all the other penthouses) so everything looks good again.  Gardeners are always visible around Condado,  it was just the gardens to the penthouses that we noticed hadn't been attended to for some time.

I am confident LM will bring everything into order.  First things first though and I believe they had to concentrate on financial matters which makes sense.

I haven't actually physically walked through pool area for a while - still too cold for me to venture into the pool!  But I noticed a couple of people in there over Easter.  I will make a point of looking more closely and then let you know.

They were clean when I was over at easter, although I saw nobody cleaning them they looked there usual clean self. But blimey were they cold. Some kids braved the water but at my age it would have stopped the ticker.

We saw several pools in use during our visit last week and the pool in our garden was definately in use as the week progressed and the sun really came out, people were sunbathing in the grassed area around it in our garden. The pool was clean and we saw the filter being checked. Also saw gardeners here and there plus various men brushing up the paved area's and pathways. These people weren't i the numbers we usually see in the summer months.  We were at CdA last Easter too  and dont remember the grass being watered or gardeners milling around so guess this is still off peak time. As there has been a fair amount of rain on and off up to a fortnight ago its probably just not quite the time for them to start the regular watering. It was evident that alot of the tree's had been pruned back so we didnt see anything that made us concerned that the gardens and pools etc weren't being maintained. In fact the resort looked quite neat apart from the scrubland around the golfcourse, the area around the generator and where the club house and Hotel might end up. There were also people out on the golf courses tending the plants and shrubs and maintaining the greens.

Hi all,

Just a few observations after 7 days at CDA  Weather had been very good, but had been cold and damp since Tuesday am.

The resort was fairly busy, and occupancy levels were as high as last summer, so the place is getting busier.

Workers were about over the last week, and the Inner Road verges etc had been trimmed and tidied. However the outer road area was in very scruffy and unkempt state. Any visitors/potentials purchasers would not be impressed. The grass along the road side was in a very poor state, with high weeds. It was also very thick in certain areas, and looked like it had not been cut for several months. I spoke with the chap in the sales office, and he was concerned, because the area around his office was very scruffy, and he realised that sales would be lost. I was told that there is a dispute as to who should maintain these areas, between Polaris and Alhama Council. Either way our resort looks awful. Does anyone have any idea how this will be resolved, as in its current state, our resort is looking very shoddy and unloved ?

I di not see any gardeners at work in the Jardins themselves. The pools were being cleaned, but had no lights on at night. Are the lights switched off during the colder months ?

Also early this week, 2 JCB diggers, cleared a large area of scrubland between the end of Jardin 1 and the security gate. I suspect that further building could be on the cards. Does anyone know what the plans are here ?

The bar was busy, especially at night. The outside furniture did not have any cushions out, even during the daytime. However people were being turned away, from a 1/2 empty restaraunt, because the Head Waiter did not have the staff, to cope with any more customers ! Strange policy.

Gym is well equipped, but empty. Golf course busy, but desperate for a tidy up in all areas. Builders rubble, broken lampposts etc are very unsightly, and the scrubland is growing rapidly. Anyone got any idea when or if this will be cleared ?

I am a resdient on CDA on Jardin 2 los naranjos, Just to confirm the garderners are out in force at the moment and pools are cleaned most mornings. Sprinklers have started coming on. About building work i could not tell you.

It is still quite busy here at the moment so its looking for the resort itself

Thats a very quick summary speak soon

The cushions were off when we were there and that was almost 4 weeks ago!!  We asked for them to be put on and were told they were away being cleaned.  I can only assume that they are being 'cleaned' by an 8 month old child in a far-off land using a toothbrush!!!

Have just returned from our first stay at Condado. Work at the beginning of our stay was slow however by the end of our stay workers were out in force. Our block, block 8 had all the groundfloor grass cut and the grass cutting continued around the resort. Yes not tall cushions were out at The Clover but seats sat in did have them in during the day. Millenium Levante have got a big job on their hands and are trying hard to work with the contractors to get the work done. Can we not be a bit more positive about our resort?? How many of you are residents outside block 8 and can hear the genorator all day and night? Not many  - still didn't spoil my stay.
