Hi, Just received a letter this morning about a meeting for the house owners association on 30th Jan at 10am. Disapointed about the notice! We also have The rules and budget for 2009 and what each apartment is to pay. Dont Know if it is every 3 months or every month ( I hope not ).

The president is Trinitario rodriguez Menarguez..

Going to be hard for us Brits to get over in time with such short notice.  Is there anyone who will be there who would like to be our proxy as we cannot be there ( would like to be). Please message us.

Hi Newsham yes a  bit short on the notice,you usually find that the builders, family ,friends etc end up running these communities for the first year,the payments appear to be 2 per year eg total for year 500 = 2 payments at 250. Pat.

Hi all, we have aslo had notification about the meeting but too short noice to attend.  On another note has anyone who did not take the builders mortgage had the mortgage cancellation fee of 700 euros reinbursed to them yet.  We signed in May and had to pay this cancellation fee and were told the builder would reimburse us.  Our solicitor said this will be done when the deeds are reigstered in our names and not the builders? which is still wating to happen.

Hi Guys,

We also have received notification of the meeting and the half yearly payments.  I have made arrangements to go out on Thurday so I can be there for the meeting on Friday, so if there is anyting you would like me mention just let me know.

Those that are currently there at the moment managed to have a quick get together on Friday - kind of pre meet before this Fridays meeting.

Notification of the meeting and individual property costs was posted to our home address.  If you require a copy I would suggest you contact the office direct in case they have your wrong home address for corresondence.

We have just recieved notification of the house owners meeting, unfortunatley we are unable to attend as we arealready committed to coming over in February,our only oustanding issues we hope to resolve then.Will someone find out how these community charges have to be paid and where we pay them,and does anyone know about non-resident tax payments or any other charges other than water and electricity.

I would strongly  advise payment anything until the buildings are formally handed over by the builder . As it stands there are approx 50 empty units which the builder would have to pay maintenance on, I'm sure it would be in his interest to maintain the blocks instead. The roof terrace doors want replacing and made good .We are unable to attend but hope someone could convey these points

Yes the builder should pay the comunity fees on the empty apartments ( say 400 average times 50 = 20,000 a year)  l cant see him paying that. Pat.

Hi Vanessa you will probably find the president is the builder, or one of his family it is the usual set up in the first yea,r until the comunity votes them out ,and some one who is resident is voted in for president and vice president (any takers). You can also get a different administrater as well. Ps we dont have to wait a year an egm can be called if there is enough people want it.Check with Mar y sol residents they have probably all ready been through these procedures.Regards Pat.

If your community charge is only £500 per year, then I'd love to see our budget because ours is a great deal more. I don't know if the apartments in Brisas are different sizes but the ones in Mar Y Sol are and the community charge is based on the square meterage indicated on your title deeds multiplied by a value worked out by the administrator. Ours, for example is just under 800 euros a year paid quarterly. You've got two big pools to maintain so I suspect you should brace yourself for a bit more than £500 a year!

Hi Irene,

Did you stay with the builders administrator or have you chose a new one?  They have given a full breakdown of costs which is split amongst the 190 apartments.  How many apartments are on the Mar y Sol? 

When will you next be out?

I think there are 164 apartments in Mar Y Sol, broken down into 5 blocks. We are about to have our first AGM after the first year with the builders' administrators. We are likely to change administrators if the majority vote for it.

We did have a full breakdown of costs from the administrator last year. We also have one or two apartments unsold and I don't know whether Palacios have paid their share or not (probably not!).

As I said, I don't know if your apartments are all the same size or whether they differ, but we, for example, pay more than the people in the apartment opposite because we have an extra large terrace and a large garage space, whereas they only have a little balcony.

We're out on 10th - 15th February and then, hopefully permanently in March!

If I can give you any more info, please let me know.

Hi lrene and Alan and all bdm yes the fees are different depending on sqmts,garage space etc  they seem to vary from 308 to 608 euros a year, to be honest there less than l expected with 2 pools,lifts and everything else to maintain/clean. My own fees with garage and 2 terraces + utility room (space) are 526.61 a year. Pat.

Hi lrene good luck with your AGM.There is no set way to work out the fees,it just depends on who you get the quotes from,it is trial and error for the first few years.Good luck with your move in March.l will be out in April and hopefully meet some bdm and mys residents.Pat.
