I have got these from another community

We can use/modify to suit out development.

COMMUNAL AREAS

1. It is the owners responsibility to keep animals under control and on leads, at all times, within the communal areas.

2. Owners must try to ensure that their animals do not foul in communal areas. Any fouling must be removed by the animal’s owner.

3. No ball games are permitted within the car park, gardens or swimming pool areas.

SWIMMING POOL

1. All swimming pool rules, as displayed, must be observed.

2. The shower must be used prior to swimming.

3. Children must be supervised at all times by an adult.

4. Airbed's/inflatable's can be used (max. 2 at any one time) but common sense must prevail and in the event of them being a nuisance they will have to be immediately removed.

5. Animals are not allowed within the swimming pool areas.

6. Glass of any description is forbidden.

7. Sun-loungers, umbrellas & tables must be returned to their storage area after use and any rubbish disposed of.

8. All non-community furniture and personal belongings must be removed each evening.

9. Audio equipment can only be used with personal headphones.

BUILDINGS

1. Any external alteration or extension to any property must be notified to the president of the community before plans are approved or work is commenced and in the case of major work this will be referred to the AGM for approval.

2. No advertising signs of any kind to be displayed on owner’s property.

3. Awnings/blinds attached to the buildings must be of the colour/quality agreed by the community.

GENERAL

1. Only owners of apartments will be allowed to keep pets.

2. In the interest of all concerned noise must be kept, at all times, to a minimum, especially after 11:00pm. If a radio or cd is played on balconies either headsets are used or the volume is adjusted to an unobtrusive level.

3. The drying of laundry must be done as discreetly as possible and not on balcony railings.

4. As there is limited car parking space please park considerately.

5. Owners who rent their apartment(s) will be held financially liable, by the community, for any damage caused to communal areas by their tenants. in the event of any serious breach of community rules or continuing misbehavior the owner or their agent will be contacted to resolve the matter or ask the offending tenant to leave.

RESPONSIBLE & CONSIDERATE TENNANTS WILL ALWAYS BE MADE WELCOME AT DUQUESA VILLAGE

One thing I would immediately amend is "Swimming Pool: 8. All non-community furniture and personal belongings must be removed each evening."    I would like to see this saying " . upon leaving the pool area" rather than "each evening"!  Maybe that would be another avenue to stop those people who reserve beds by leaving towels, etcs., on them!!

The rule about only owners being allowed to keep pets is also a valid one.  I have a dog myself and I don't care what anybody says but bringing a dog on a short vacation or even on a long term let is something that should be carefully considered.  In the apartment next to ours, I believe there are long term tenants with a dog and, although the dog wasn't a problem really when we were there, for the first couple of months (before we arrived) it apparently was very noisy and barking alot, as it was left alone in the apartment for long periods.  So there is logic behind the "owners only" rule for having pets onsite - although not sure how this will go down with people renting their apartments.  It's just not practical - moreso for the pet!

Now, ball games on the grass???!!  I don't know about anyone else, but my literature from RyF when buying stated "childrens play areas" which obviously haven't materialised!!!  I have no problem with the rule about ball games in the car park but, please, even adults are playing ball games in the pools!!  And can we at least allow our children to play ball games on the green areas??  Unless we are going to challenge RyF about where these play areas we were promised are going to be, we have to realise that there are lots of us owners with children, who obviously like to play ball, and other games, and we should at least let them play on areas where there is no risk of damage to property.  So the "no ball games" rule (unless it's baseball or cricket or something that requires a bat and could be extremely lethal!!) should be reconsidered!!

Other than that, I think these are pretty acceptable rules!

I agree Jan - kids need somewhere to play and if it isn't provided (yes - we were told there would be play areas too!) then they will naturally find their own...
