OK.  We've all had a good moan about Playa Golf - rentals are down.  Inside Track missold and overegged the rentals and the prices, thefts are a nuisance, property values are going down...

but it's not all bad.

At the end of the day, it is a beautiful resort in a beautiful location close to beautiful beaches and anyone going there can have a great holiday.  No one can take away the climate so you will always find sunshine.

The properties are well built and designed, the pools are lovely and they are all legal 

We have all heard of the property nightmares happening in Spain - no licences, subsidence causing pools to collapse - etc - we are not suffereing from any of these, just a downturn in the market which is affecting everyone and nobody predicted and yet it hapens every ten years and we always come out of it - so here we go again - hold on tight for an uncomfortable ride which WILL come to an end and then we will be wondering what all the fuss was about!

Don't forget that we have a new airport coming to the area bringing millions more visitors to the area every year - this is being built by people who have done their homework and they are not investing their billions for a laugh - they are investing because they believe that the area has potential

I took some friends of ours out to our apartment in Playa Golf because they wanted to buy a property in Spain and thought they would have a look at where we were to get a feel for it - we spent 3 days trawling the estate agents and looking at many resorts and developments within the area and...guess what...they bought on Playa Golf - they found ours to be the most spacious and thoughtfully developed and they are absolutely right - on Playa Golf you geta feeling of space, the houses are not so close together that you are looking at your neighbour while they're taking a shower - we do have sea views - we have got lovely communal pools - the buildings are pretty - there is a nice atmosphere

Yes, there are teething problems, not least of all the burglaries - these will go away in time - we need to get the resort busier - we all need to work on our networks and get people out there enjoying it - we need to have security assessments done on our properties and act upon the advice - we will be offering all of our clients a free security assessment when we start up our management co - carried out by a British ex police officer - we need to start thinking of ways to make the whole resort safer - not just our own castle - can we gate it? can we get CCTV? - let's think about it and have some suggestions

What about the river bed at the bottom of Playa Golf - who owns that - can we buy it and turn it into a landscaped garden for everyone to enjoy? - it's already great but i bet we can make it even better

So here's to Playa Golf - a lovely resort in a beautiful location - a great place for a holiday and the bonus is you'll always get the weather

GREAT TO HEAR SOMEONE  PRAISING PLAYA GOLF WE SOLD UP IN THE UK AND MOVED TO PLAYA GOLF JUST OVER 2 YEARS AGO.WE WERE THEN BURGLED TWICE IN ONE WEEKEND WHICH  DESTROYED OUR DREAM AND WE RETURNED TO BLIGHTY.WE DO STILL HAVE OUR PLACE THERE AND WILL RETURN OCCASIONALLY UNTIL WE RETIRE AND THEN WE WILL SPEND MONTHS ON END THERE .HOPE THAT YOUR VISION MATERIALISES. KEEP UP THE GOOD IDEAS .EVERYONE WILL BE BEHIND YOU 100 PERCENT.KEVIN

Ah..bless you.. I am so sorry that your dreams were halted by such bad fortune but I sincerely hope that, when Playa Golf matures a little, then you will have the confidence to return and enjoy it as you should - it is in a beautiful location with so much going for it - let's keep talking as to how we can build on and improve what is already very good

any ideas you have, just keep them coming - you also have my private details if you want to speak in confidence

take care of yourselves and hope to see you in Playa Golf at some time in the not to distant future

Hi Nikki, thanks for the posting, its soothing music to my ears that having been out and chosen a Jazmin on Playa II (if its possible to transfer from the nightmare situation we are in at Jumilia).  My Lawyer did all the necessary searches on this property (No 35 Playa II), and has confirmed that it will come free of incumbrances, habitation licence etc etc.  Can you confirm that this is the case for yourselves now living there.  My boyfriend and I met lots of wonderful couples when we visited in May who had some issues still to resolve (any new build would probably have them!) and were very happy and welcoming despite having paid vast amounts more only this year.  They couldnt have been more supportive hearing about the dilema of Santa Ana for us and did nothing but give us good, honest (warts and all) advice on the resort.  We will still go this route to safeguard our money if its possible.  Obviously I wouldnt sign without all t's crossed and i's dotted (as has been suggested by Julie Ann who thinks everyone else is an idiot!!) as none of us would want to make our financial position worse than it already is.. but can you confirm that services, habitation licences and all the necessary documents were checked for yourselves and others you may now know..   This info would be really helpful from a sensible person like yourself with no other aims but to offer  information..   I would certainly be happy to have a key in my door than no bricks and no money!  Im just praying now it happens soon...

Not sure if they have Certofcates of Habitation yet as many of the properties on the later phases are on builders supply

As far as the quality is concerned San Jose actually build a reasonable quality home using good materials and fittings, trust me there are a lot more poor quality developments in the area with bigger problems

Secuirty is all about commin sense, you will need extra grills and the PIR type lights that come on when somebody approaches the property, especially at the back and isde is a good idea, no dark corners

Once most of the phases re complete I would hope that the presidents get together and agree a security policy with mobile guards, like Campoamor as this would not cost very much pre head

The commercial areas are coming onwell and being used with a reasonable spread of restaurants and bars and good quality pools on each phase

I am new to this forum and so am unaware of the problems that you speak about with Jumilia but sounds like you've had a really tough time.  

Yes, we had a lawyer who checked everything through for us and got our licences so that we were then able to go on and get a mortgage on our property and that was 18 months ago.  We also have friends who came out to Playa Golf and bought a property there too (second hand) (because they liked it so much) and they too had no problems getting their mortgage processed.

Hi Nikki, Im glad you never had to go through what 1500 of us are.  It is, and has been a costly horrid phase of our lives but we just have to press on...

We have had the Contract approved by the Administrators that are now in control of SJ (until further notice), but the lawyer for a number of us has encountered problems in completing the exchanges.  Long long story.  Our Lawyer has confirmed that the properties come without any incumbrances and habitation certificates and a mortgage on the property is no problem.   Lots to check out still but we would be very happy to be holidaying in Cabo having visited it in the Spring!  Of course this could all change if they go fully belly up beforehand!

Any info is most welcome

Sounds like a complete nightmare.  So sorry.  Are you in touch with all of the other buyers in the same situation? - have you managed to get a forum going or something so that you can help each other? - as always, best of luck with it - if i hear any info then obviously i will let you know and in the meantime, if i can be of any help in anyway, then just let me know - i am due to go out there early october so if you need me to run any errans, than i can

If you are coming over to live on the development, and so that you understand the San Jose bankruptcy process and the issues that buyers have been having with their investments in Jumilla and La Marina, I suggest that you read all the sections already on this and other forums in the main area

If you have recently completed on a property your lawyer should have given you information on this

There are still some potential implections to buyers that have already completed on this development, especially on the later phases where they are connected by builders supply. you can see these as this is the wiring running above the ground on poles and spilced into the mains electricity boxes, the poles in peoples front gardens

I undersand not all properties have a Certificate of Habitation issued but people do not relise that it is still possible, if the bank have an arrangement with a bank, to get a mortgage withou a COH

Hi everyone - I am a full time resident on Playa Golf II - R2 and I agree that the area seems to be maturing well.  I am on the committee for R1 and R2 and can confirm that we have all the Habitation Certificates - indeed I have a pile of uncollected ones in my drawer!  There are of course still some teething problems but it is shaping up as a nice place to live.  We are owed some money by San Jose and only time will tell if we will get this back, given their current financial problems.

There is a huge amount of unsold property here and my best advice is to come out and have a good look at resales as well as what San Jose's administrators may be offering.  Prices are rock bottom at the moment.  The more people we have as permanent residents the better for all of us.  The burglaries should decrease as more people move out and we are looking at ways of improving security on the development.
