Hi All
Im just back from a very hot but very enjoyable and encouraging week in San Juan. It was really great to see the progress and the quality of the finish. It was also great to see people swimming in the pool on phase 3!
We are on phase 8 and promised delivery in December or possibly earlier. I think it could be earlier as they were painting the house when we visited.

I would appreciate any tips or advice any of you lucky ones who have completed can give about the snagging and completion processes. Peinsa want us to snag the property and close at the notary's at the same time which implies we give them a snag list - pay them and then hope they complete! I would like to know what people's experiences were to date and particualrly what were the main issues in the snagging and how Peinsa dealt with them.

Finally has any one used used or considered getting a structural survey done?

Whilst it is always useful to gain an appreciation of the level of snagging, which is being required on the earlier phases and the subsequent approach/attitude by the builders
in the UK would you complete without having the majority of snagging undertaken - NO given the delays, we have experienced we feel a few more weeks delay for any snagging required prior to completion is the least the builders can expect.
May be worthwhile arranging a professional firm to snag for you, getting it sorted before you then fly out to complete.
Great news that the development is now being used and enjoyed by holiday makers/residents - do you have any photo's to share?

I do intend to get a local company to do the first snag. Im just interested to know what other people found were the biggest issues.
I took a lot of photos and I'll upload some tonight when I find ones that add something to what's there already

Also would be interested in due course company being used for snagging and the value they have added for you/cost.
All - anyone else used a snagging firm that they can recommend?

Hi

It feels good that we have just spent two weeks in our house (phase one). Everything great - a few days spent cleaning and scrubbing which was alot of dust and mortar left on patio by builders but after few days Piensa kept their promises and did the few jobs we asked them to do. 

As for snagging , we went over 4/5 weeks to completion back in June complete with a snagging book and templates we purchased and downloaded for 23 Euros from Eye On Spain which we found useful and we asked one of the guys we purchased furniture from (who we found most helpful) to come with us . We made formal notes of snags on our template, showed Piensa asking for a signature that they would guarentee the snags to be made good, photocopied at the office. We didn't go back to check but had the furniture guy to check for us everything was done . Most things had been done . The outstanding jobs I listed in an email and forwarded to the office. All snags are now complete. The only issues were beading on the kitchen door, a small chip from the shower door, paint on windows but nothing drastic.  Don't forget to check drains and toilet , bath and shower!
Now we are waiting for the Habitation licence to be issed hopefully in the next two months.

We used a company called DcDg Options based in Mojacar, (Dave & Gill Cuthbert). We received an excellent report which was copied to the girls in the sales office, which picked up things we would not have noticed (right down to the fact the bathroom and shower room has clear glass). It cost 90 Euros, and after the work was rectified a follow up cost 60 Euros.

We are just back from San Juan, and were told the habitation licences to be granted in next couple of weeks, but we are not holding our breath.

has any one got the phone number for dcdg snagging company in mojacar please ,there website does not seem to be working /also any recommendations on where to get a security alarm . air conditioning or kitchen white goods

Hi,
When I was last in Mojacar I went diving with a guy who deals with air conditioning, his name is Tony and the company is A Better Climate, telephone 627498542, 950479596 or Tony on 647247494.  It appears they deal with LG, Samsung, Panasonic and Mitsubishi. Hope this helps.
