Licence for short term rentals

Can anyone tell me if we have to obtain a licence to rent out our apartment??  It was sold to us that rentals would help pay for the mortgage, but no one every mentioned we had to obtain a licence?  I certainly dont want to receive a heavy fine.  Can anyone advise me?

I think you'll find that it was discussed at great length in here (somewhere ) & Maria (our lawyer advising on EOS) said you don't need one on mainland Spain, it was the islands, like Majorca, where owners were at risk.

Is your apartment in Mazarron ( Murcia)? If so, there is a Decree regulating holiday houses from 2005.  Holiday units are quite  regulated and controlled in Murcia by the Regional Government so I would advise you to obtain the license. No big deal and you will be able to have access to Tax benefits and aids for renters.

Many thanks for your response.  Actually no although we live in Mazarron, the apartment we want to rent out is in Almerimar, the Alta Entinas complex.   Is a different story in Almeria?

Yes it is. There is still no Decree regulating holiday units  in Andalucia ( just rural apartments). The only regulation we have is  the Tourism Act of Andalucia, which, in provision 45 says that they need to be furnished and have the necessary belongings for inmediate use and a reference to future administrative regulations for the specification of minimum requirements to be met by these.
