Please can someone help as I am a little confused???

I have posted some messeges today regarding properties I need for rental and sale. They all seem to have dissapeared??

I know you cannot post advertisements for properties on the forums but I assumed you could post asking if anyone has one available??? There are others posted asking the same question so I cannot understand where mine have gone??

Does anyone know why they might have been deleted or if they are around and I am just being dence not being able to find them please?

At the risk of getting my head bitten off, Vicci, I think I may know the answer to your question although it's just my opinion.

The reason, I think, your posts have, presumably, been deleted is that you advertise yourself in your signature as a rental company amongst other things. Your site name is Emerald Property Management.

Other members who don't advertise in a signature (that they're estate agents/letting agents etc) are likely ordinary people needing a rental so their posts stay on. If they are estate agents they don't advertise the fact anyway.

You have just posted in the thread >> Apartment long term rental advice please! that if someone wanted to rent an apartment such as the type in Duquesa that sarah_lee001was enquiring about, they would be expected to pay 'around 600euro/month rental. Deposit is usually 1 month rent, 1 month security deposit and 1 month commission to the estate agent'.

So, the way I see it , you are 'using' EOS to find properties to rent out & these would earn you quite a tidy sum in commission without working too hard for it !

As EOS has thousands of members with many more watching you have an easy target & I think this is why you have lost your messages.  I believe that EOS hasn't taken kindly to being used in this way. As I said all this is IMHO.

No head biting,I respect others opinions!!

You may well be right that this is the reason but I don't understand if this is the case? I have clients looking for properties, there are many loyal members on this site that own properties and struggle to rent them......I don't believe I was doing anything other than try to help all involved by asking if anyone has an apartment they would like to rent?

With regards to the reply I sent about apartments in Duquesa. I never said I had any to rent (which,at the current time,I do not!) I never said what I do, I just offered advice to someone that asked for it on a subject I know about........is this advertising?

I have also made many other posts on many other subjects which mean something to me i.e children in SPain,pregnancy, the Estepona area etc. I just don't respond to subjects I don't know enough about.

I only posted at all because I did not have a budget in mind for these rentals,otherwise I would have just looked on the rentals page,which I do often and many members can confirm I have contacted them regarding rentals. Also,one of the properties needed was in a specific urbanisation which I cannot find out on the rental section.

Many people advertise their business on the signature,which I was actually told to do when I first joined EOS so I don't see this is a problem and didn't realise this meant I could not respond to any posts regarding my work incase it is seen as advertising?

Of course we earn a commission for renting someones property,we don't work for free. But, in my humble opinion, there is no harm in me earning a commission and helping another EOS member to rent their property.

I have no wish to get into a big debate about this,I can find the properties needed elsewhere. And if this was the reason my posts were deleted I will not post such queries again.

One more point regarding your comment

I was not intending to 'use' anyone,I thought the point of this site was for members to help eachother out. And, believe me, in the current climate I work very,very hard for my commissions.

Your posts were very borderline in terms of acceptability.  Imagine if every rental agent and estate agent were to use the forum to increase the number of properties on their books by starting threads like the ones you did?  It would become messy and the foum would just get clogged up with many unhelpful threads.  If we allow you to do it then we have to allow others to do the same...and that's not really what this forum is about.

Thats no problem Justin,I didn't mean to cause offence to anyone. Finding properties is not difficult, there are thousands....it's tenents that are the hard job. I honestly thought I could do someone on here a favour.

I am sorry for the issue and it will not happen again.

Just a quick question Justin - in cases like this do you PM / email (you have our addresses) the person to let them know?  If not, why not?

Now I am not suggesting you do for those posters that join, post once and then disappear, but as Vicci says, she does post about other stuff as well so is a valid contributing forum member??

Anyway - just a thought!
