Hi All

This is my first post here and hope you can give me some advice.

I am currently renting a piso in Mallorca (with me as the tenant). I initially rented it for 3 years and last September, at the end of that period, continued the rental for a further 12 months (due to end in Sept 2017).

I am unsure of where I stand regarding continuing with the rental in as much as....do I have to repeat the process and renew the lease for another 3 years with the possibility of another 12 months rental at the end of that period or am I entitled to limit my commitment and only extend the rental for a further 12 month period?

Ideally I would like to limit the rental to 12 months from this coming September.

I would be grateful for any advice.

Why not simply ask your landlord and see what he says then look into any "legalities"

I am not sure I understand

You had a lease for 3 years then extended it for a further 12 months

Why not follow the same process

Does you exitsing lease say you have an option to renew extend? If so how long does it state?

Any new lease can have whatever period of time you and the landlord agree upon

Ahh right....that's what I'm trying to determine. So there is nothing in rental law to say that I have to repeat the same process after the current 3 years plus 1 has expired?

So if I want to renew only for one year then that is ok as long as the owner/landlord agrees?

seems obvious to me and nothing in the law that I am aware of stopping you if botth parties agree
