We signed with the notary 12 months ago today. We held back around 10.500 euros as various works had not been completed.There was an anex to the deed's that all work would be compled by last November. None of the works have been completed. The notary returned the funds to us after 6 months. Can we get the work done and deduct the cost's from the builder retention?. Or in fact after all this time do we have to pay him.

There are different ways to proceed depending on solvency status/ relationship with developer. I would also need to see what was written on the deeds regarding that retention. I can not accurately advise you what to do without seeing the paperwork first.
