Hola Playa golf III residents

We are Bob & Sheila and we belong to Playa Golf 3 Urbanization.

We have read some of the blogs and can identify with some of the problems.

We are at the moment experiencing a fault in our property.  The hot water pipe in the cavity between the kitchen and the lounge is pushing the plaster out in the lounge wall.  Has anyone else experienced this, if so what did San Jose do about it.

Also our friends are looking to rent a property in October on Playa Golf I, II or III.  Can anyone help.

Hi Bob & Sheila - welcome to EOS! 

I don't have experience of the fault you describe - hope someone can help out.  There is a survey of the properties in PGII which details a number of potential and actual problems on Playa Golf II.  I am moving out next week so if you PM me I could arrange for you to see a copy of it - if I can find it amongst all my stuff!

I used Podehall to rent out my villa before I decided to move out permanently and they are great - they advertise at the top of the page.  I'm sure they will have something available in the area for your friends.

Hi Bob & Sheila,

I am in Playa Golf 2 in an Azucena and I had a problem with a leaking hot water pipe inside the wall between the kitchen and the stairwell. Not a great design feature you will agree.  It wasn't recognised as a leak at first and we just thought condensation was giving us some mould spots on the wall but gradually the affected area grew bigger and when we 'poked' the plaster it just fell away. Then we knew we had a problem.

I contacted Antonio Mesegeur the After Sales guy (and former site foreman from PG II) in the SJ Office to report it and he said he would arrange to get the 'snagging' site foreman out to have a look. You need to report to Antonio first to get the foreman to do anything.  At first, I don't think they appreciated how serious it was so they didn't apply any urgency to the matter. Eventually, after about 3 days I had to chase the foreman (Victor) and his helper (Joaquin) in their little silver SJ van all around the site before I managed to catch him and express how urgent the problem was. To give them their due, when Victor came to see the problem he immediately arranged to get a plumber round to fix it and then a builder to fill the hole in the wall. Once it had dried out, he got the painter in to finish off the wall. They made a good job and I've had no problems since. Bottom line is that San Jose will fix it for you - just keep pestering them.

Thanks for the info.  We noticed this problem over a year ago.  We have not got a leak but because they have not sunken the pipe into the cavity every time you use the shower, the pipe gets hot and starts to bulge through the wall.  You can infact see the pipe at that point.

We contacted the Builders last year and eventually Antonio sent out the Foreman to look at it - he shook his head and told us he had seen such a problem before and that it would be quite a big job -  and he promised to attend to it last October.  No-one turned up.  We keep phoning, e-mailing and leaving messages.  They tell us they will pass it on to Antonio who should contact us, but nothing as yet.  

If we get no joy within the next month we will get our Solicitors to chase it up - that usually moves them.
