Hi I just had to let someone know that my freinds lives have been devastated by there experiance with santa ana and albatera. They have been waiting for 5 years for some sort of developement. They pulled out of Albatera last year with the promise of Santa ana June 2007. No Go. Then in September last year they asked for there money back. Yes they gave them a cheque, when they went to pay it in they noticed it was post dated for march 2008. So off they went last week to pay it in and Guess what NO FUNDS AVAILABLE. How can this company play with peoples lives in this manner. Its just one broken promise after another.

Chancy,

Tell your friends they should have had a bank guarantee.

No good crying over spilt milk. They've only themselves to blame.

Chancer1100, just a warning that if your post is genuine, many here will not believe you and "slate" you, as they do not believe anything is or can go wrong with Santa Ana development and they are happy to let the developer hold onto their cash year after year.
The developer gets interest on their money whilst they lose or pay interest.

You may think that they have their heads in the sand, but maybe they know something the rest of the World doesn't?

Chancey,

What you are saying is crap. You do not swap your guarantee for a cheque. When your solicitor exercises your rights over the guarantee it is the bank providing the guarantee which provides the cheque or bankers draft. It does not involve San Jose and is not drawn on an SJ account. Are you trying to tell me the bank bounced its own paper ? Its total bollocks ,I've never heard such crap in all my life. Do we have to continue with these cock and bull stories from Chancey, Alm/Pickle and such like.

Hi everyone

Let's not start another slanging match on this forum!  What I would like to say is that many of us buying at Santa Ana del Monte  are ordinary people who don't have much money, and we can't afford to lose this money.  John and I are planning to retire to SADM, so this is not an investment, this is going to be our new home.  We are aware of all the problems and potential problems, and aren't ignoring them, but we are trying to stay upbeat and positive.  We have been looking for the right place for quite a few years now, and believe we have found it.  If there are problems we need to know, but if anybody is trying to stir things up (I'm not saying that you are!) please remember that you are dealing with people's hopes, dreams and fears.

The good news is that this time next week we will be in Jumilla, so hopefully we will have something positive to report back!

Sue

Hi all.

Well done Taxiparrots. I was wondering who would be the first person other than myself to realise that chancer and alm are one of the same person and a bit of information for the newbies, pickle is the other name that alm used when he was banned from another site. They are BROTHERS IN ALMS, and he is just CHANCING HIS ALM. Like the pun? I do !!!!!!!

               Happy Days.      Bob.

I started this thread just to warn other people not for this kind of content. My friends are taking court action and I hope they succeed. I wish you all good luck and hope things go well for you. I shall not bother anymore. I thought this was an adult discussion board to try and help people not for insulting them.

Regarding being banned from a forum, never.

Start a slanging match, doesn't help anyone, but a couple of the posts on here do show that this development attracts the same type of character. Perhaps a good thing to keep all in one place. It leaves other places more up market?

Alm,

Hopefully I can be a voice of reason but i doubt it.

You are obviously very despondent about the Jumilla project, and I'm sure you have your own valid reasons for being so. You have clearly put across your views on quite a number of occassions and believe me, we all have got your message. If you do not like the responses you are getting and are totally against the Jumilla project, then one can only question why you keep coming back and repeatedly antagonising the members, who many have written, are putting their own faith, money and futures into buying on this urbanisation. I use the word 'antagonising' because you repeatedly come on and you must expect the negativity you are going to receive regardless. We appreciate your concern but I'm sure everyone on here is big enough and ugly enough (ok...sue me !!) to make their own judgements and decisions. If we all make a mistake on this one, we give you the honour of saying 'I told you so'. But by coming on here and constantly antagonising isn't doing anyone any favours.

How about we make a compromise, you've had your say, we've listened so now there's no need to put yourself through the negativity anymore, pop along to those forums that are more upmarket as you say.

Good luck

Darren

Darren, not despondent about the Jumilla project, but am surprised how so many take the developer's words when spoken by a representative, as Gospel, even though the developer is comfortly holding numerous thousands of purchaser's money, year after year. The phrase "work will start in earnest" is now well worn, but still some seem to sit with open mouth.

Regarding the negative responses to my posting, no problem at all, as long as people state the truth, don't make accusations regarding posting under other names, etc.

Why do I keep coming back. You see some are aware, including a moderator of my interest, which is now miniscule thank goodness, but I don't feel I have to explain of justify on an open forum.
If it is of so much interest, you may wish to get confirmation from the moderator, however, it is unlikely that a full explanation would be given, due to confidentiality.

The " 'I told you so'" thing, it is not something which I would be saying, although may be thinking. Besides, I hope for the sake of many, nobody will be given the opportunity to say it.
With the fall in the €, prices falling, re-sale market drastically falling, I feel that many buyers, not only on this development, will have suffered enough and there must be those who are on the brink.

If  "coming on here and constantly antagonising isn't doing anyone any favours, could it be that the other side of the story and facts are not wanted to be read and if you consider so, why. Are you a selling agent from properties on this development?

Alm

Thank you for the courteous response. In answer, no I am not a slaes agent for this urbanisation, although I do have interests as a homebuyer and business on this planned urbanisation and therefore look forward with anticipation to it's completion.

I do have regular contact with San Jose, can't fail to, I live in one of their properties in La Zenia until Jumilla is released, therefore I see no reason why they would entertain ourselves, and the other residence here, all intent on being Jumilla-bound, if the urbanisation was at risk. As mentioned, I do have business interests with a number of supporting organisations who work with SJG and who have many millions tied up in this project. As long as they feel confident with what is being shared with them, then they and SJG have also my full support.

People will be cautious and will take whatever measures they feel are right, when they feel it is right to do so. We are all individual as i mentioned and everyone is in charge of their own destiny with this project. Some are beginning to feel the pinch / twitch and have every right to do so, just not us at this moment. As i say, I remain confident but take your words and concerns on board.

regards

Darren

As you have regular contact with San Jose, have they confirmed that all land acquisitions and registrations are now complete and in their ownership?

Have they given an undertaking and backed financially, that there will be no issues regarding water supply?

Has the developer confirmed to you (in writing), that all consnets for the properties to be constructed above ground have now been granted?

How many of their own millions do you believe SJG have tied up in this project, or is it funded by an institution.

Perhaps as you are so close to SJ, you could get confirmed that this development is directly under the control and funding of SJ and not a subsidiary for this project. This could maybe satify some who are concerned, although as a couple of really major developers have recently hit the wall, nothing is certain.

I can't agree that everyone is in control of their own destiny as there are some who expected to be residing on the development last year, are still not, not date when, their money is tied up, so they can't look elsewhere. So, the developer, contractor and whoever else really is controlling their destiny.

I certainly don't consider the above to be antagonising to anyone, just common sense approach.

Hi all.

I wholly concur with what Darren has stated in his last couple of posts and the only thing i agree with Alm on is that "nothing is certain". Having said that, i am fairly happy that S.J. are working on the main 24 hour security entrance, also the golf course and the foundations of the first phase have been laid. If you look at the postings on 2 other sites i.e. Sierra Golf [ which we once were thinking of buying on] and Mojon Hills, both of those complex,s started BEFORE SADM and although are now well underway, there are still people waiting to complete on their purchases and one at least who posted that they have been waiting 5 years. It is just as slow on ALL off plan builds, so SADM is no better or worse than the others. Therefore: no need to be negative.

Pauline and i will shortly be retiring to Spain and joining the band of Jumilla-bound folks at La Zenia and are really looking forward to that. We cannot wait to get to the sunshine, vino, tapas, and great company out there.

This is my last post and i will not be posting on this site anymore for any reason, even Arsenal winning the champions league. Anyone wishing to contact me can do so by sending me a PM. Except Alm.

                              Bob.

No response to the last questions I asked so just to respond to the last posting.

It is said SJ are working on the main 24 hour security entrance. So what is so good about that. Do you think they will let buyers set up home in the gatehouse?
Is that to keep people in or out?

Then, the foundations of the first phase have been laid. Good, it has been like that for a while though, wasn't it due to land acquisitions required, also consents?
Wasn't above ground construction due to start September, or was it October, no, maybe November, but there again December, in earnest in January, waiting on things so February, what was it for March and April?

On another complex, "and one at least who posted that they have been waiting 5 years.", So let's assume that SADM was finished in 2 years time, how long would people have waited on that?

Then, "It is just as slow on ALL off plan builds, so SADM is no better or worse than the others. Therefore: no need to be negative". Just proves that it is how developers can make money. Sit on your deposits while you lose interest or pay interest, and they have your capital to go and buy the next development site (that is just paying deposits) so they don't have to spend all the cash they sit on for years.

Hi All

I hope you are all well. Please dont let any forum turn into the likes of others that I have visited in my time. That benefits no-one and certainly is a shame if the likes of Bob feel that they will no longer be posting. This forum, along with others, has been a godsend in helping us all (as we certainly would not have had much support from agent or developer) Justin I hope you dont mind me posting.

Alm, people have invested their hard earned money in this dream and, compared to many other resorts, Santa Ana is looking far more realistic than many. people are already fully aware of the issues and probably dont need it rubbing in their faces. Some of us have spent an incredible amount of time trying to develop a community before one was realised in concrete and understandably do not want to consider the prospect of losing this. Indeed there are still good prospects of it going ahead if buyers are happy to wait.

Please however do take note and do not jump down the throats of people who may be coming on here simply to warn you and assist you from falling down the same holes that they have. I happen to know that the stories regarding san jose offering post dated cheques are true. Will and I have been offered one for May 10th and have agreed to take it on the understanding that a third party will hold our cancellation agreement and bank guarantee and will only present it on the crediting of moneys to our bank account. San jose are yet to agree whether they are happy with this but I suspect that the answer will be negative. If they are truly prepared to give us our money back though then this should not be a problem and I will report back to you.

We have done this following specific legal advice which has warned us about developers taking back the bank guarantees and then owners being left and losing everything.

The message from this is clear; make your decision about whether you are staying or going and once this is done take good solid advice and make sure you do everything to can to protect yourself. SAn jose are acting in some ways very well; as darren has mentioned he is in the developers property and many others have been offered extras and compensation. This is good and far better than many developers are offering.  Please do not however be complacent and ensure you have yourselves well covered. For those that have bank guarantees please take good solid legal advice well beforeany expiry date!!!

I dont want to worry anyone and we have made our decision based on our own personal reasons (most notably that San jose have not stuck to their written contract and offered us our money back as promised in Dec 2007)

I will let you all know how san jose responds however and whether there are funds available on may 10th if they agree to an independent solicitor holding the papers.

Hopefully you know me well enough to know that I have been a very loud advocator of this development  and would in no way want to damage its credibility or worry the people who have bought on there. I will, however be honest and let you know how our particular process plays out.

Take care and good luck to everyone

Anna (administrator of SADM)

Regarding people who no longer wisg to post on the forum, from the PMs I have received in support of my opinions and comments, there are may who will not post on here in case they are falsley accused of things, including claims of posting under more than one name.
It is very unfortunate that a few can keep many away, by their attacks.

People have invested their hard earned money in this dream, I certainly can't dispute the first part.

Santa Ana is looking far more realistic than many, can't agree with that comment, especially as there are just a few foundations, entrance archway and perimeter fences. Can't see that it is a good return for the money yet.

It is said "if buyers are happy to wait" and it is good for the developer to whilst buyers are waiting, so the developer can get interest on their deposits.

Your warning is noted and thanked for, but not necessary.

I must confess that I cannot see how satisfaction can be gained from believing that this development is better that other developments, when people have their money tied up in this development, they should just concentrate on what they are hoping to invest in and not how other developments are doing.

Just hope thay purchasers will consider how much they have lost in interest on their deposits befor they settle for the "extras and compensation" offered.
