MM2 update

Hi there avid followers of the Manzana 3 club

You may remember me, yes its ADT the guy with uncountable loss of sales on his Apt.

After major celebrations I have sobered up and can confirm I have sold the Apt in M3 block 1. Although there were delays in the Spanish mortgage being accepted they did finally complete last Friday. The euro to pounds exchange rate has also worked in my favour so that has really put some iceing back on the cake.

I am lead to believe that the licencies are about to be issued for certain blocks in LRDM so my completed sale and posting will hopefully give you all an upbeat feeling to the future of La Reserva.

It has been a very traumatic experience especially when my 7th loss of sale never turned up at the notary to complete. So let me make this clear it aint sold til that wonga shows up on your bank statement..

ADT well done on selling your appartment i pressumed it would be impossible to sell without the paper work in place. if you know anything else on which blocks will have their licences please post it. There seems to be a complete void of imformation.

Just had yet another email from a company we can't mention about bargains in egypt , so you can invest your profits in another off plan development--you can't loose !!!!!!!!!!!!!

Well done adt, im delighted for you after all your failed efforts to sell.

Can you tell us all did your solicitor have that important peice of paper..........Licence of first occupation in his hands when he dealt with the purchasers solicitor.  I wounder did the bank have it before they issued the mortgage to the purchaser if he/she got a mortgage.

Please remember it is possible for a cash buyer to purchase without a licence.

What I am trying to establlish is did your apartment have a FOL issued recently???

Thank you for your comments on my recent sale, the wonga landed yesterday so it is for real.

In reply to your questions the Apt. was purchased through a bank mortgage but not sure how much was put down as a deposit. The bank made all the necessary checks to their satisfaction before granting the loan which was  without the licence of first occupancy.

My source of information is only as reliable as the users of this site.

report on typicallyspanish yesterday has revealed that it now takes nearly 4 years to sell in spain, so well done adt. 

 With the pound going down this will have great issues for people who haven't completed yet on la reserva.

From what i have heard the junta still has to approve the pgou so no licenses will be given till they say ok, they will simply be cancelled again. it would be nice to know if penoyra has agreed the compensation deal that marbella town hall demanded. ANY news from the master community.
