Just arrived back from La Finca lights around the around the pool area are all working that was nice to see. But unfortunatly no work being done on the pool. We also notice that the some of the shrubs and trees were broken because of the winds we guess. I feel we should be putting pressure on the buider now for the pool to be completed and the surounding area. Also the security gates to be completed,

Totally agree with you regarding the pool area and gates.
 
While we were there in Feb we noticed the damaged shrubs (purely down to the wind), one of the grounds men was wandering around removing some, but didnt seem to be replacing them, unfortunatly I didnt get to speak to him as he just seemed to disappear.
 
Regarding the pool, we did ask and were told the usual, "when occupancy is high enough" but they seemed to think this would be around Easter time. Its a shame as the pool is begining to fill with debris and will take longer to clean and looks a bit of an eyesore!.
 
Was'nt sure about the security gates, they dont seem to have a motor attached to them, we were told that any auto keyfobs would be handed over at the first community meeting. However I dont really know how much security this will give, as all the gates on the drives are manual and offer no deterent or obstacle. I think at best the security gate will only prevent unauthorised parking.
 
We're also having a problem with our boiler (NO HOT WATER),  we had a visit from the Valiant engineer who replaced a few bits, but still couldnt get it working. Pablo/Miguel from La Finca sales office were going to arrange for another engineer to visit, hopefully to fix or replace it, as yet we havnt heard.  This was originally picked up during our snagging in December, as with all the other snags non have been corrected.
 
These things do take the shine off of things.
 
We're back out there April 6th for a week,

Just a quick warning

We heard last week from our keyholders that 2 birds had got into the apartment and made a right mess and died!

On further investigation they found that the kitchen window had been left open.

As we had not heard from the sales office regarding our boiler I emailed to find out what was happening, only to be told that the engineer had been in and fixed it. THIS,WE CAN ASSUME, IS WHEN THE WINDOW WAS LEFT OPEN.

Luckily we had covered all the new furniture so nothing got damaged.

I have taken this up with the sales office, but just get the feeling that vigilance is not that high on the agenda.

You really do need to put pressure on to arrange for your gate to be fixed as a matter of priority.  I assume as you are all in the process of buying you all have solicitors and I am sure you can ask them to write to the office on your behalf.  Also on the problem with the boiler dont be afraid to refer this to your solicitor.  We pay our solicitor 99 euros each per year and she does all this for us - it is well worth the money.

With regard to the pool and shrubs you will need to very early on appoint a president for your area and hold your first community meeting.  At this meeting you will have to vote on how you want your community fees to be spent.  My recommendation is that one of the first things you do is arrange a garden and pool cleaner, we are on a community who has done this and everyone pays an amount of their community fee towards this (even those in upstairs apartments!) but what it means is all the gardens are maintained and the general areas are also looked after as well as the pool being cared for.  The community next to us has not arranged a gardener and I know from some people on that community it looks uncared for already as not all owners are permanent residents and when out there dont want to be doing gardening.

The sooner you elect a president and establish yourselves as a community the sooner you can get these things in place and take on the management of your area between yourselves.  However I do recommend that either your president or your vice president is a resident in the area, at least for the first couple of years as they need to be there to react immediately to problems and things that need sorting - but dont underestimate the size of the task.

Hola,

Just returned from La Finca where we had really lovely weather over the Easter period. We noticed that quite a few properties were occupied and out of the 25 appt's on R6 we would say about 70% have now completed. I went down to the sales office regarding the pool and told them that it was looking a real mess and we need it completing now for the summer. They told me that it would not be filled until we form our community and elect a president. We really need to get things moving fast any suggestions.

Hi All

Obviously the setting up of community and electing the president is a high priority for everyone. Having read through a numer of thread and forums fol La Finca and other urbanistions it seems that president should be a permenant resident or at least someone who will be out there for a lot of the year.........................ANY VOLUNTEERS?

Also we were told by the sales office that we will be contacted by them/builder to advise that the occupancy has reached the correct level. They would then invite everyone to a meeting to elect a president and discuss maintenance costs (pool, gardens), as well as handing out the electronic gate fobs etc.

I know not everyone uses this site but at the moment I think I know of 7 apartment owners.

Dave and Jess must be double agents as I got the pics as well. Had one additional one taken from our fornt door that I have posted on here.

Pool looks really great now..................who's going to be the first in.......and NO skinny dipping....LOL
