Free Holiday in Andalucian Farmhouse in exchange for House & Animal Sit

Just back from 3 weeks at Roda in our apartment on Phase 2.
First the good news, the weather was generally great with a few rainy days, the golf course was magnificent and the clubhouse although not entirely complete looks great, the views of the complex from the top terrace are stunning. I have some photos which I will attempt to upload to the site. We were lucky enough to follow some of the PGA tournament which was going on and saw both great and indifferent golf played.

We have purchased bikes at a good price from Decathalon and enjoyed our 15 minute ride to the beach and then along the prom.
We also met some lovely people which suggests the whole place will be a treat when complete.
Phase 3 seems to coming on a pace and they must be near to finishing 3A. Phase 4 and hotel site still a hole in the ground.

Now the not so good news, we heard it said so many times that it is such a shame that on a 5* resort, they are offering 1* service especially when it comes to the technical department. we have to say that things do get done when you are at their door every other day but the quality of workmanship can be very varied and it seems crazy that having completed in July we still have outstanding snagging issues as do many others.

As far as Phase 2 is concerned it would appear only a small number attended the community meeting in October as many properties still have not completed, the AGM is planned hopefully for 1st February (date to be finalised) and hopefully more will be present especially as the community still has many outstanding issues with Roda.

It will also be nice to see a few more properties inhabited as it was a bit like a ghost town.

There are also a number of resales on both phase 1 and 2 and the market downturn will certainly have an effect here as well as elsewhere

One further thing to bear in mind for those considering buying the Roda furniture package, they will not fit until all snagging has been resolved so you may not be able to get in until some time after completion. Also ensure that floors are properly polished. I was told by technical services that if you want a floor like the show flat it would cost more, which seems a nonsense.

Do I assume there was general access to the cluhouse or were you given an escorted tour. ?

Did you have hooks put up in the locker to store your bikes. ?

We are looking 4ward to our long week end from the 14th Dec and hope the weather is still good for our 2 rounds of golf.

just a point about the roda package;

we bought the roda package and it is not true that you have to complete snagging before they will fit it.

you do have to complete - as i imagine you would for any company to install furniture, but you certainly do not have to have completed snagging.

as you may know you have up to a year to snag ;-)

I believe you have a guarantee for a year but initial snagging should be corrected within 30 days of the agreed list. Unlikely though.

You may have a point about the furniture but we certainly met a couple who had completed but were having to stay in rented apartment as theirs had not been fitted out by Roda. It is possible that this was for another reason but I recall they told us it was due to snagging. Perhaps those considering the Roda package could ask that question.

Not had hooks fitted yet but may be a good idea to save some space. All outside areas of clubhouse were open to all at the time maybe because tournament was on, but inside was till closed.Any chance of you getting to the AGM?

For further info, on Phase 2 only 150 apartments of the 280 odd had so far completed so Roda are still holding proxy and funding the rest for the time being.

Absolutely RODAfit the furniture before the snagging is done and this can be a big issue as they then have to paint nad plaster around the furniture and people are reluctant to have the work done

The standard of the clean done before RODA fit the furniture is unaceptable, they really do not clean the areas well enough before fitting, best described as a builders clean

The general standard of the RODA furniture is good and so is the fitting but like most people they tend to not fit everything to start with, checkling for somebody yesterday and the inventory had items missing and bare wires exposed where 2 lights had not been installed in the bedroom

Remember that they can create additional damage when repairing snags or fitting furniture so you should be looking for this, again on a check Wednesday on  a RODA fit they had damaged a wall in a bedroom, nicked the screw cover caps on a radiator, hadn't fitted the lights, or done too much on the original defects, 4 months on.

Also they have been damaged the dropped ceiling in the bathroom at the edges when fitting the AC, this is often not fitted when we do the first inspection as the power is not connected

A radiator had been leaking as seen by brown staining under the main valve so it needed checking

Please make sure, before you try to use the boiler that it has been commissioned by RODA and that they have checked both the hot water and central heating

This customer is now going through using the official Spanish  Hoja de Reclamation, complaints form system, so I will be able to let people know how he gets on
