We used our Tom Tom during our last visit - extremely confusing with new roads being built all the time - trying to get out of the development and to the main road was hilarious as it still registers as scrubland - our instructions were turn left, turn left, turn left, turn left - so we went around in a circle !! It is useful on the major roads etc but it will tell you to turn right or left at the roundabout and you may find there is no longer a roundabout there !

We are hoping to rent our apartment out for some of the year - does anyone know if we currently have public liability insurance for the site ?  I know we will have to take our own public liability insurance for our own apartment.

However, we wouldn't want 'the community' to be sued if one of our guests fell over and ended up head first in one of the fountains !  Or is this covered by SeaSun ?

I don't suppose it is legal to let them use the swimming pool etc if we don't have a life guard yet - does this mean I can't get on and market our apartment as we don't yet know when we can make these decisions as a 'community' ?

Has anyone taken out public liability insurance for their own apartments - if so, can you recommend anyone ?

Keymare must have a list of who they have handed out key fobs to ?  The whole point of having a gated secure complex is that we feel secure and it doesn't sound like our current security team are up to the job ?

Lifeguards - I presume we have to employ them ?  What is the legal requirement ?  There must be a lifeguard / personal trainer out there somewhere who could run the Spa / Gym facilities ?

From a rental point of view, I would want clients to feel that the complex was professionally and efficiently run and secure at all times.

We completed on 9th Nov - went through apartment with fine toothcomb re: snagging - main things were patio doors and windows not closing properly, scratched or chipped glass - so they are replacing these - also check air con works on heater - ours didn't and they are replacing the whole unit outside.

Taps - hot / cold indicators on the wrong way round - they rectified this

Doors of wardrobes didn't slide properly because slide bent or screws not flush - therefore catching - they rectified this

Tiles outside front door not filled properly - they rectified this

Our roof tiles were a mess, so they cleaned these and refilled some of the gaps !

Some of the bathroom fittings were rusty - behind toilet etc - they are going to change these

Blind in 2nd bedroom - fell off

Door to 2nd bedroom - when closed from inside, wouldn't open again !

Various other things that are on list they will put right - it was a long list but if you don't mention it and something goes wrong this would be our fault and not theirs.

During the week we were there, they came round nearly everyday to put something right.
