Out of interest, has anyone on this forum dealt with other Spanish building companies.  If so, are they all as bad as GrupoMasa in respect of lack of info, major delays (in our case nearly two years) and a total lack of customer service?

We have also got a house in Torrevieja which was a resale, the sale of which was completed in a matter of days, so that is the route I would definitely take next time.  If I knew back in May  2004, what I know now, I don't somehow think I would be buying here.

Ten minutes further on from the turn off to SG, is La Tercia Real.

I visited that development two years ago and only the office an Model of the properties on show, yet they had been selling for at least a year before. Nothing built yet, no licence in place. Everyone in limbo.

Santa  Ana Jumilla, further north, beautiful houses,on sale  for over three years, apart from the show houses, not one property complete.People waiting for completion date

It appears that Masa are no different from others. At least on SG, the properties are built.

Hi,

I have just come across this thread regarding spanish builders, (I was bored so I read past threads) god I need to get out more!! Anyway a mate of mine went with parador and brought off plan down in Almeria that was nearly 3 years and 50000 euro's ago and nothing has been built to date.

He has tried to get his money back but the builder keeps fobbing him off with the "I will be building very soon" promise. He has now given up on his money and villa, even his lawyer say's that it could take years and many court dates to get his money back.

I think that with all the negative threads going about SG we are fairly lucky that at least the villa's are built and for those of you that hav'nt completed yet, I'm sure you will very soon. SG is looking great and It will be something to talk about in the future

These are a couple of earlier posts, which I submit as a sort of responce!

On Spanish developers, as in UK there are good and bad!  Which is Masa? We have a penthouse in Los Alcazares that was built by "Taray" and they were (By and large) very good indeed, so you "Pays yer Money" and takes your chance! And of course Masa are "Cheap!" Relativity in Murcia that is, and one of the reason we bought!

BBVA, masa bank partner are actually compleating mortgages, I have spoken to them, and banks "Usually" make sure all is in order?!!

I am quietly confident that things will be a lot better on SG in the coming year/years!

At least there seems to be an emerging {Dictionary definition:- to appear - to come out - to crop up - become apparent - to issue from a state of depression, suffering or obscurity!} is that us? "Community" of nice people, and belive me that helps!

Hello Chris, Sandra/ John B, and all!

As with previous post, we too have two properties (Albatros and Green) on SG and will be making them available for letting, long term-short term, as soon as problems have been sorted out?!!

My wife and I are of the opinion, as are many others, that SG is going to be an extremely pleasant and attractive development, "eventually", both for people wishing to live there permanently, holidaying, or as a medium to long term investment with good opportunities for letting.

We are quietly confident that completion on both properties will be able to take place Jan, Feb (08!)

If of use to anybody. I have met  and had a long chat with Roy Howitt of "Inspectahomespain" and found he really did know his stuff re. snagging, spanish property law and the many pitfalls that can befall  us along the way when moving to, investing in, Spain etc. I think one of his big attributes is that he has made a few mistakes of his own on moving to live in Espana, and is willing to pass on what they were! Very usefull indeed as experience can be costly! I have also met Jahanka (Not sure of spelling?) of "Sierra Golf Legal and Property Services" in their offices on SG. Again I found her very knowledgeable and pleasant and will probably use her services for managing our properties. I note some of you are using Adriana Perez as your lawyer. Well I can't speak too highly of her and her practice in San Javier. She has been acting for us in Spain for some years in all areas (Buy/sell power of attorney, fiscal representative and very importantly, Tax adviser!) We have found her assistance to have been invaluable. Importantly Adriana speaks very good English, as do her staff , and they are nice people!

Lastly, Spain and France have always been the top two destinations for  Brits to either have second homes or to retire to, and I personally see no reason whatsoever for that to change. Indeed, I think the last statistics issued by the HM Government show record numbers of us leaving the UK for overseas, and guess the top destination?

Hallo all, what I and another said in my post re snagging the other day 10/10/07, I'm afraid says it all about this appalling company (MASA) My lawyer in Spain says don't hold your breath about even getting the habitation certificates, let alone utilities conections and moving in on phase/section 13, as the government inspectors won' even be doing inspections untill mid November, let alone issuing cirt's! As I said at the end of my piece "Should we ALL be just accepting this awful state of affairs?" Suggestions please! Not one reply/suggestion!!! If we individually complain/moan/post to each other MASA will not alter their totally unacceptable ways. Divide and rule! BUT, if we ALL join together and approach them, possible with a shared lawyer (Class action) as has happened on other urbanizations, including MASA's Camposol, not only will they have to sit up and take notice, {people power}, things I assure you will change!  Some of us have suffered a 2 to 3 year delay and the "cost" of the money sitting in MASA's account! I know the value of the properties have gone up, but have you noticed what's happening to the Spanish property market? For anyone intending to sell on, any projected profit is shrinking! Owners in Camposol have won considerable amounts of compensation from MASA in the courts. None of us I'm sure won't all this hassel,Not why we go to Espana! But we are where we are! And that quite simply is that of being treated with contempt,disregard and arrogance by a totally incompetent company. The solution is in OUR hands.

Hi Roger and Annemarie - i'd recommend Golf Invest - good build and only 3 months over time on completion.  Very professional and quick service for  snagging etc and great communication.  There are some out there.

Oh heck!!....I seem to have opened a can of worms here, I only wanted to tell the story of a mate of mine and the problems he had with a certain builder, yes I am sure there are better builders out there but unfortunatly we picked masa, it's the same the whole world over some are good and some are bad, at least we have our villa's not like my mate.

Having checked more that 1500 propertues in Spain from 109 different builders we have a great deal of analysist on this subject and one day we will publish a league ladder that includes not just details of build qualaity but also details on time to repair issues

Way up there would be Taray TM and Urbinasa

Probably MASA would be somewhere in the midlle based on experiences on Campsol and Guardamar, yes we have worse people biut down the botttom on completion dates and communications

Down the bottom for a variety of reasons KeyMare Polaris, AZUL and Technologica

The market has changed dramatically in the 4 years that we have been operating and turned from a selers to a buyers market with lots of empty key ready properties available

Get a good lawyer and it is  now possible to get a percentage of the value held as a retainer against completing snagging work and you should always inspect prior to completion and get the snagging list entered as part of the paperwork exhibits when you complete at the notary

The other big change is the open exchange of information that happens on forums like this and certainly people are becomming more aware of their legal rights and we have seen a dramatic increase in people that now refuse to complete until all issues are resolved

There is lots of new legislation due out this year, a number of major changes in building regulations and I expect a new law that will stop builders completing on properties that do not have a valid Certficate of Habitation, which we welcome
