just come back from s j d l Terreros only the second time there, to see the progress on the development.  It was amazing to see it all it has shot up out of nowhere! Phase one is great the kitchen and shower rooms are tiled and some of the floors too the tiles look lovely, some are painted inside and have the grills on windows and glass bricks in the entrance to the roof terrace.  We are on phase 8 which is really coming on too the half near the green area is all built first and the other half is a shell but starting to be bricked up.  At 2 oclock when they all go to peppy"s for lunch we snook in and went in a 2 bed for a nose it was great lounge loo and kitchen is very spacious.  The workers are there till at least 8 at night.  In the office they gave us a picture of the kitchen which has 2 different coloured units similar to bottom dark and the top light with light worktops the shower and bath rooms have a square white basin built into a two draw cabinet unit we asked about a shower upstairs over the bath and think she said there is a mixertap shower that can be put up onto the wall. We also asked about an outside tap and were told there is 3 roof, front, and back.  The whole development looks a lot bigger and a lot more spacious when your there and we were really surprised at how wide the green are will be.  We stayed at the Playa Terreros Hotel which is imaculate and modern and very friendly the one lady speaks some English too.  We found that you will really need to speak some Spanish though in this part of Spain they really expect you to. Went to the golf course Jaravia De Aguilon at the very back it is beautiful and goes on forever which opens in a month.  The golf course by the sea is really coming along too with green areas appearing. Opened our Spanish bank  account with our N I E numbers at the new cam bank by the fountain opposite CDP. Hope this helps anyone we cant wait to go back again!  regards to you all    M&S

Thank you Mark for your detailed report it really sounds fantastic.  We waited for such a long time for building to start, now there is no holding them back, we were told that Peinsa were one of the best builders in Spain  - you can now see why. We are on phase 1 and have only visited the site once, that was 2 years ago this coming February, the site was then just a sloping hillside.  We are going for a two  week holiday in December and after reading your  progress report by then we may even see some coloured external walls,  Thanks again.

We've also recently visited Calas del Pinar.

As mentioned by Mark the building progress made recently is amazing after such a long time with little or no activity.

Spoke to Patricia in the office, she gave us a completion date between March and June, but said they should be able to confirm the actual date in December. We are on Phase 3.

Have added pictures which show the kitchen units and tiles and the downstairs basin and cabinet in the bathroom.

HI firestorm here good to know that the builders are on the ball now.has anyone any idea when phase five will be completed or is Patricia in the office saying that full completion is expected in june?

We are going out again in November to check on progress and will let you know what we find out.

In the meantime keep us posted

Just returned from San Juan - firstly weather great and the place continues to grow on us and we continue to believe the properties we have all purchased will be good buys.

Since our last visit in March 07 things have moved on quickly, as I am in the building trade I can also see that there is still a lot of work to be done to get the site into a fit for purpose state.  The finished article will however be worth the wait, for location in particular.

Initially, we were optimistic that a lot of the site may be ready for occupation early 08 but this may only apply to the first few phases.  The site office said that our property (phase 7) would be sometime in the next 12 months. with a suggestion we could be looking at around this time next year for our particular property. 

50% of the site is sold accordin to the sales office.  2 bed south facing are currently being marketed at 201,000 euro's.

Etos who are building one side of the site are moving more slowly than the other contractors but saying this, there were plenty of materials and men on site every day during our 2 week stay.

We went into a 3 bed and 2 bed, which had got to the stage of being skimed out and sun terrace floor tiles layed.  At first inspection from the roadside the 2 beds in particular looked very small, however upon closure inspection they are bigger than they look, there are particular good size wardrobe spaces in each of the bedrooms.

Most of the houses on phase 1 have the kitchens/bathrooms tiled, grills fitted and there are plenty of electrical socket points in each of the rooms.

The lay of the land means that some of the properties will have fairly big drops in relation to where the north terrace property adjoins the north facing property via the back yards.  The site height peaks around the middle of the development, sloping away at either side.

There continue to be plans for a commercial centre at the front of CDP, the shopping centre further on the road near the school has not advanced beyond concrete structure.

The surrounding golf courses are progressing well with lots of green area's which can now be seen.

The woodland area which adjoins CPD and the market area are really complete and look well.  They have placed wooden tables around the park, which will be nice to use.

Whilst we have taken photo's they really are no different to those already on the forum, however I hope the above update is useful.

Its great to hear all this progress from everyone also I keep hearing Pepes being mentioned - can someone tell me which bar this is - also anyone know what the weather would be like mid November if I went for a visit. Look forward to meeting you all, sue

Hi

The bar is on the corner opposite the fountain in the centre of San Juan, opposite the main entrace to CDP.  It is closed Monday's.

The weather seems to be getting hotter at present and I am sure you will be ok in November.

When we visited SJ two years ago we went there for a meal, it was very good. When we were buying the house we were told that in one of the restaurants the Italian owner / waiter sings for everyone, is this Pepe's bar or somewhere else close by?

We stayed at the Calypso Hotel but at the time it was having the restaurant refurbished, it must have been completed by now , does anyone know what the food is like?

Thanks for that Ive been for a quick drink there only - also can agree calypso food is ok too. We always stay at this hotel when we visit and find it good.

Hi All,

Just back from a few days in San Juan.
Stayed at Claypso; the restaurant was only open
breakfast and lunchtime.

Work on the site continues, some of it until about 8pm.
One of the days we visited the site was a Sunday,
and there was no one working, which was good for a look
around. Quite a difference in level between north and
south in some phases, like ours (V).

We have successfully applied for NIE numbers via the
Spanish Consulate in London, which covers where we live
(Cardiff) and there was no charge.

We have also been successful in getting our solicitor
to obtain without charge bank guarantees from Peinsa,
 
once the contract completion date had overrun. 
Two years back, when we signed up, the solicitor
reported that we had to pay if we wanted the bank
guarantee, so we refused it.

Returned from San Juan last Sunday 4th November, Patricia in the office said phase 4 completion date is now March to June 2008, just in time for hols.
