I would welcome any positive experiences and recommendations for potential management companies.

We are owners at Roda Golf and recently went there for our summer holiday.

We rented an apartment and was shocked by the condition considering it is a new apartment.

On first impression when you walk thru the door we thought wow!! this is really nice.
The furniture was excellent, the apartment was bright and very spacious.

First Mistake:

We handed over our deposit and Monies for the apartment to be cleaned on our departure without taking a look around.

On further inspection we found the apartment had been superficially cleaned which must have taken all of 10 minutes to complete

Second Mistake:

We did not get a receipt for the monies paid for cleaning  nor did we perform a basic inventory check.

The Agency:

- Unfriendly to the point of being very rude
- Did not provide receipts for any payments made for deposit or cleaning
- Did not show any interest in the problems reported with the apartment
- Was based too far away to provide a good service for client or tenant
- No basic inventory check made or asked to be signed

The apartment:

- Curtains only in the living room (should they be in all rooms)
- Dust in every room, under the Beds, tables, chairs, behind sofa, tables.
- Marble floor was not cleaned properly, was full of dust.
- Sofa-Bed has debris inside (toe nail clippings, sweet wrappers etc..)
- Toilets were dirty and had not been cleaned. (hairs in the basin, bath dirty, old soap in bidet)
- Kitchen Cupboards left with old food and cupboards dirty.
- Fridge had not been cleaned
- Beds were not made up on our arrival
- Sheets were washed but not ironed
- Garage not useable since remote control was broken 

I am sure not all management companies are the same and far betit that I want to tarnish them all with the same brush, however I
feel they are well paid for the job that they do and should perform it to the levels expected by the client and tenant.

Excellent idea Inmo, to comment on experiences with rental companies, good and bad. Hopefully if everyone does ithis we'll be steered towards the better ones and the poorer ones will be weeded out.

I am a bit disappointed that noone seems to want to share home cleaning contacts with each other.

I thought the forum would be a good place to get excellent feedback.  Prices vary so much and so do standards.

We have been recommended Calida international properties but haven't heard of anyone using them. Can anybody advise on what they are like?

With regard to management companies we thought we'd start our own - so if anyone is interested please read on (sorry its a bit long)!

We are calling ourselves - RODA Facilities Management - The Property Management Service for Roda Owners by Roda Owners

After three years of waiting we are now the proud owners of a town house at The Roda Golf and Beach Resort and we love it!

Having previously owned an older property at the La Manga Club Resort we thought buying new would be straightforward, furnishing it would be fun and finding a quality management company would be easy.  Wrong!

Although everyone involved in the sale at Roda Golf is very nice there is a lot to sort out prior to the handover to ensure everything is ready and then there is the snagging list!

Furniture packs from Roda Golf are an easy option for your property, but the range is limited and the cost is high.  We spent a week with a van touring the area, learned a lot and saved a lot of money.

Finally a management company.  Although we did not realise it at the time, we needed help with everything.

A Roda based company with site experience and a completely flexible package would be ideal.  As with the furniture packs, Roda Golf’s management service seems perfect until you look at the restrictions and the cost!

So here we are back in the UK, proud owners of a finished house, with outstanding snags, almost fully furnished with no management company looking after our treasured property.

Having run a service company in the UK for many years and having had previous property in Spain, we have a good idea of what is wanted and how to do it.  We have also always had the desire to start an operation in Spain one day.

Well after our recent experiences and lots of investigation since our return to the UK, the time has come!

From early in the New Year Roda Facilities Management (Roda FM) will be launched, exclusively for Roda owners offering a full range of management services tailor made to suit individual requirements. 

What we guarantee is to be available, fulltime at Roda, to provide you with a personal contact to deal with all of your requirements.  After that it is down to you to tell us what you want.

All the normal key holding, cleaning, laundering etc. services will be available, together with repair and maintenance requirements, local advice, airport transfers and even organised shopping trips!

The plan is to provide everything to help make any time you or your guests spend at Roda a pleasure.

sounds like a nice alternative to the roda management as im not sure if two months rental from roda will be enough in a year.can you post the costings for the various items for a villa with a pool?

So, everyone, why are Property Management Companies allowed to advertise their services  on this forum free of charge but not individual property owners allowed to advertise their properties on the Forum (apart from the rental site that is).

I think you're spot on Sandra - I hope that the forum does not degenerate into a whole series of posts of individuals advertising their properties or companies advertising their services. I think the moderators should be removing any such entries as quickly as possible.

One grey area though is the recommendation of companies - it might be my devious mind but it would be very easy for someone to register with the intention of recommending their company under another guise. I know this becomes extremely hard  to legislate against  but it might be suggested that any such recommendations are  dealt with as PMs .

By the way ARKY I am not inferring for one second that your recommendation falls into that bracket!!

Well done to Calida International for showing some initiative by putting their details onto the forum!!!  It is a maze out in Spain with so many different companies being set up, alot of them thinking this is a good way to make a few bucks with very little effort.  We have just put our property into the hands of Calida and they are a very professional set up and they should be shouting from the rooftops about their services.  They are truly professional, they are not a one-man band, they are not a husband and wife/family team, they know exactly what the customer wants and they provide it.  Good Luck Calida - we will continue to recommend you.

I can also recommend Calida International, they are very professional and have a 24 hour call out service, I had reason to use this out of office hours service and they were with me within 20 minutes, the guy Paul Baxter was brilliant, it was about 9.20 pm and he was there in a shot.

We have also put our property in the hands of Calida International.  Although we've only just done this as our completion on Phase 2 was delayed, we have complete faith in them.  We've known Paul Baxter for a while and he has helped us out on more than one occasion - we would definitely recommend them.
