Can anyone explain to me how raising the walls to all the garages on Phase 1 will keep the heavy rains out.

Apart from the water coming  round the walls it will also be directed down the road into Phase 2 garages and the villas on the lower levels,or am I not understanding this.

Not sure it is "raising the walls" ?? Was there the other day and they have installed a  new metal gate at the entrance to the garages which I believe is designed, when closed, to keep the water out.

The wall to all the garages on Phase 1 P11 were built up so that the new flood gates could be fixed to them.I live here permanently and watched them do it.There are also gates across each path.When all these are shut ,the water from the second roundabout onwards has nowhere to go.

My opinion is that it will go into the garages in Calle Cantil and flood quite a lot of Phase 2 in that area, and also the villas

Lets hope there is never a repeat of last December or I am proved wrong.

I have an apartment on phase two, it was flooded, we had to clear it out I replaced items that were damaged and now find that due to dampness that these items are also damage, I find it very difficult being in the UK,if I was staying on Roda full time then I could maybe leave store room open to dry out, but this is not practical. Has anybody else experienced the same

Just to offer a few facts.

i very much hope your apartment in Phase 2 was NOT flooded, as far as I’m aware, a number of below ground storerooms belonging to owners and garages belonging to the Community received flooding of various degrees as did P11 in Phase 1 and the Town House Communities on Phase 2.

All of the P12 garages and indeed owners storerooms were cleared out and cleaned by P12 Community at NO extra cost to owners.

We have asked for any goods retained from the floods to be stored elsewhere IF possible whilst the storerooms which are always prone to underground damp dry out before repainting garages and storerooms if necessary.

As far as I’m aware P11 Community alone too a decision at their AGM in May to spend funds on flood protection by increasing height of walls and adding flood gates to garages.

It is not up to me to comment whether this will divert water elsewhere or not.

What I do know, is that the drainage, flood channels built under Roda Golf with entrances in the field to the North of Phase 2 that eventually blocked on that night due to the amount of garbage and rubbish left in the field are still a future risk as no one has apparently been able to persuade the fields owners Roda Golf SL to clear the field of rubbish either through negotiation or has yet tried to enforce a legal demand on them.

 

P11 have taken action as is their right but NO concerted Resort wide action to protect ALL Communities  has been discussed or suggested.

Frustrating, once again on Roda Golf.

i would remind all owners on P12 only that we do have a dedicated informative website just for owners and a P12 Facebook Group for owners and tenants.

 

i will post details if needed.

Hi,

just to confirm my apartment wasn't flooded, only the store room in the garage, I agree an excellent job was carried out by Grigorio and his team, they worked extremely hard in very bad conditions. I was only saying that due to me not living at Roda that the store room hasn't been able to dry out properly as I store quite a lot,it's not practical for the door to be left open. I have placed as much as I can in plastic containers and bags. In no way was I criticising the hard work that has been carried out. Let's hope the weather is kinder to us during the winter period.

It seems inconceivable that flood gates were put on the garage under Bloque 31,Phase 1 and yet the the garage on the same side, no more than a couple metres away,under the semis, on phase 2 has no gates. It is glaringly obvious what is going to happen if these flood gates are ever closed.

im not qualified to comment and I certainly not qualified to recommend flood defences.

 

inwoukd however like to see the threat of flooding removed by Roda Golf clearing and cleaning their land.

P11 had an EGM yesterday, I would assume owners may ask these questions.
