Good morning

I hope everyone can help me- me and my wife are looking at buying an apartment in june when we come over to look(we have 3 kids)  and started out looking on the internet at condado de alhma, we like the idea of a gated comunity with a comunal pool and bars in the area to walk to.

We came across Terrazas the other day and it looks similar and very nice for what I can see. Can anyone tell me a bit more about terrazas please , such as how many bars , restauraunts , shops there are , prices of drinks and food etc also where is the nearest town. How does this compair to say Condado

Hi Simon,

Las Terrazas facilities are improving all the time. A very popular Jack Niklaus golf course - Saurines - together with a clubhouse plus beautifully maintained gardens and communal pools (12 I think), children's play areas, a restaurant, bar and supermarket are all on-site. I suggest you look at the Club House Saurines Golf facebook page to get an idea of the community.

There are plenty of local facilities too with a gym, restaurants and bars plus banks, shops, supermarkets etc in Roldan and Balsicas plus the facilities at the sister community La Torre Golf all under 3 miles away. The beaches and multiple watersports activities at Mar Menor are a 15 minute drive, as is Los Alcazares and San Javier airport.

Murcia and Cartagena are within a half hour drive and the train station at Balsicas gives you access to places like Valencia, Madrid and Barcelona.

I looked at Condado de Alhama before the property bubble burst because I couldn't afford Las Terrazas at the time. I was tempted but didn't go for it. After the collapse, I could afford Las Terrazas and I am more than happy with my purchase 2 years ago. With a view like this, who wouldn't be? Commercial centre is middle left.

IMHO Condado is a nice resort with good facilities but a bit out of the way when looking at access to airports, beaches, cities etc. Las Terrazas is very well located with easy access to all local and regional facilities including San Javier, Alicante and Corvera airports (when/if it finally opens).

If you are visiting in June, be sure to put Las Terrazas on your must view list. You won't be disappointed.

Fantastic value and superb location, but I must admit to bias laugh

Good morning Duncan and thank you very much for the reply.

I will come over and view in June then. The apartments I have looked at are various ones such as banco popular repo ones at 65000k and  ones advertised on blue med  from only 44500k . what is the main differnce between the 2 properites? I guess location of resort? This web page wont let me paste ony links to show you. Also do you know of anyone on the resort who has an apartment to rent in june from Sunday to Wed? do you know of any apartments for sale from anyone you know ? and finally how much is the comunity charge on this resort?

Hi Simon,

As newworld posted, bank reposession properties on las terrazas start from

  • €40,500 for a 1 bedroom / 1 bathroom apartment
  • €47,600 for a 2 bedroom / 1 bathroom apartment
  • €77,500 for a 3 bedroom / 2 bathroom apartment

Prices will vary due to location, aspect, size etc. For example, you will pay more for a south facing 2 bedroom apartment adjacent to the pool with additional terrace space than you will for an East facing apartment a couple hundred netres from the nearest pool. Maps, aspects and apartment sizes can be viewed for Phase 1 and Phases, 2, 12 (penthouses) and La Isla

With respect to your question on community fees, every block is slightly different as individual blocks choose what services they have e.g. frequency of cleaning. My fees for 2017 for a two bedroom apartment are €1.234,58. I would guess that fees will generally range from roughly €1,000 to €1,500 per annum depending on location, size of apartment and state of the individual block's finances. Someone advertised a private sale here in February. Not sure if it is sold yet. I will post your request re a rental on the owner's forum and facebook page.

It is also very close to La Torre Golf Resort, Mar Menor Golf Resort and United La Tercia Golf Resort, so you may want to look at those as well just to compare costs v facilities. La Torre and Mar Menor have more facilities but are more expensive. La Tercia is cheaper but no facilities now that their golf course has closed and is further out. It all depends on your budget.

IMO Las Terrazas de la Torre offers the best value for money around, but as I said, I am biased

Thanks for posting here - Duncan I have been following your posts for a while and have found them most useful. I love that you acknowledge your bias however I actually consider that a positive and honeat thing. As a result I am now adding Terrazas de la Torre to my list and it is moving ever closer to the top. We are out for a month in July and beginning our search in earnest. I'll be keeping an eye on your posts 😘
