 Hi Just seen this on the Naranjos 1 website :-

 

Dear owners,

You should of received an email from myself today on the options for Telecoms for the following year.  The proposal has 4 options for you to choose from ranging from a basic TV system to one with internet and telephone included.  Obviously the option you choose will have an effect on the community budget and hence your community fees.  Please take the time to consider which option you would prefer and let me know your decision over the coming weekend.

My president hasn't mentioned anything?  Is it the same deal that La Isla and La Torre are getting i.e 2Mb internet and internal phone for an extra €2 a month?

I haven’t heard anything about this from my Spanish garden president, looks like a good deal to me. Why are we all not being made aware of these options.

Is it  2 or 8 euro's per month extra? Our President hasn't made contact about this either but we have seen the details on naranjos1 info.

La Torre and La Isla Condado have already negociated within their community fees to have every apartment fitted with telephones for internal calls and emergency service, 2mg high speed internet connection and 300 Television channels. This option which has been voted and accepted on La Torre and La Isla Condado has cost the owners 8 Euros per month. Jardins and Naranjos now have this option available to them for an additional 2 Euros per month on the community fees.

If this is definately on offer then surely its an absolute bargain

The option to include internal phones and 2MB internet in every property would add approximately €2 a month to your community charge.  There are other options that would reduce the telecoms bill which would mean the the community fees would not have to raise this year, which seems to be the main concern of the majority of the presidents and Mileniun.  

It is being decided by a vote of presidents, some have decided to canvass the owners to seek their opinion whilst others have not and have just voted on what they believe is the best option.  At the end of the day you the owners voted your garden president in, they are there to represent your views, so if you have an opinion you should contact them ( and mileniun ) to express it.

Why are Milleniun not contacting all owners about this. I would presume most of the owners don't read the various forums.  If you pay your community fees you should be consulted about any proposed changes to them.

Oh and not all gardens and penthouses have a president therefore all owners can't rely on getting information from a president.

Yes, this at first glance appears to be pretty poor. It suggests an increase in the community fees without proper consultation as to the benefits for all. By all, I mean residents, investors and holiday owners. I think there is a real benefit for owners but my not be for intermittent users. I’m hoping there are options so that you can opt in or out but not that a decision will be made without our input (as members) which appears may be happening. Currently there are a lot of blocks which are not properly represented which is not helping the issue here. If anything this shows why we as members need to be more active in the running of this complex rather than leaving it to a few but the problem is how do you do this from afar which is another issue. The real problem for me here is two fold, the failure of the information flow which is really our community manager’s reasonability and the decision making process for any change here. Really all members (owners) should be formally advised or such a major change which may be in place shortly. It is a real failure of the system that we have to find this out in a public forum and not via email or snailmail as would be expected.

The telecoms is simply the renegotiation  of an existing contract with an existing supplier, they have offered a number of different service levels for this year all at different prices and all offering different maintenance levels.  These types of decision are made by the presidents as they are the elected representatives of their level 3 communities.  You all elect people in your own countries but you would not expect a referendum on every issue.  Every president should then vote for what they believe is in the best interests of the community and it's owners.  Some presidents include the owners in this decision process, whilst other do not. 

Every garden and penthouse has a presidents as that is a legal requirement.  In a small number of cases there were no volunteers last year so a owner was simply nominated as the president.  Some of those nominated have embraced  the position and become active within the community and kept their owners well informed but others have not and have taken no part.

If you are unhappy with the level of representation you are receiving then now is your opportunity to do something about it.  

The AGM and the election of the level 3 presidents is 3 weeks away, already a number of volunteers have come forward to stand for election.  You should ensure that you vote for the right person, if you are unhappy with the current president then stand your self of try to find another owners that you trust you is willing to do so. The situation we are in now with nominated presidents that take no part in community affairs occurred last year as no owners stepped forward to represent their level 3, don't let that happen again this year.

I’m pretty aware as to the legal reasonability of the directors (presidents) of the company and their legal requirement to act in the best interest all not a few. My issue is with the information flow which appears to leak out instead of being managed by our Company agent so I’m going to park that one for now as I’m non resident for most of the year and unable to fix that from here. What I would be worried about is any package that is selected that adds additional cost without taking the best interest of all into account. I can’t see how it will benefit me and hundreds of others to have to pay for internet and a phone line if I’m non resident unless I have the option to opt in or out. It would not be normal for a company to facilitate a phone line or internet access which is solely for the benefit of a single user at cost to others. This is different to roads pools etc which form the common area. I think we should have the ability to get these services so I commend the directors who are looking at the options but the cost of that requirement should be picked up by the individual members who want the particular service per request to the service provider as is the case today.

That is why the presidents should contact the owners to solicit their opinion before voting.  As a matter of principle I would not vote on an option to provide additional facilities that not everyone would want if they increased the community fees, even if we are talking about less than €2 a month without getting the view of my owners.  Personally I would love internet in my apartment at such a low cost, but as you say others may not which is why I have asked the owners in my garden to give me their opinion.

So, rather than post here where your voice is not heard, email you president - get the full facts,  then give your president your view.

If this does get approved (hope so) when would it be up and running.

I only spend about 1 week a year at Condado, but dont mind paying 24 Euros per annum for broadband.

 Hi Darren,

Then make sure you contact your president and give him your views.  The decision will be made by a majority vote, so made your voice heard.    Would think it would be available in June after the budget has been approved in the AGM, I believe is it available now on La Isla.

The contact info of the presidents is on the community website, www.cdagr.eu, the contact address for N2 is Pres.N2@cdagr.eu

All presidents can be contacted on an address in that format i.e

For the Jardines - Pres.Jx@cdagr.eu where x is the garden number i.e Pres.J2 for Jardine 2 Pres.J12 for Jardine 12

For the Naranjos - Pres.Nx@cdagr.eu where x is the garden number i.e Pres.N2 for Jardine 2 Pres.N7 for Jardine 7

Are the options detailed anywhere?
I have emailed my president to give my views, but I wouldn't mind seeing what exact service we would actually receive in terms of the internet. ie.....

Is there a cap on data?
Can the owner supply their own router or do we have to "purchase" one from the supplier?

It would be great to get this approved and installed before the summer!

Hi Mageed,

if you dont feel as if your  block is well  represented why don't you stand as president of your block and that way you will find out exactly what is happening.  My hubby if voted for is about to start his second year as president of our block and he  does it all from his iphone in the uk and has never attended an AGM ever. You do not need to be resident just being able to email is sufficent.

My Garden president (Jeremy Pitkin) emailed me to get my opinion.  I am happy to spend the small amount as the benefits far outweigh the cost I think - even though I am only there a few weeks a year my friends and family use it a fair bit.  Phil is correct in saying that the garden presidents should email all their residents to canvass opinion before voting.  I will probably save the money by just using the internal phone alone as I always seem to be phoning my CDA mates from my UK phone to arrange that day's activities whilst I am over.

I have thought about going forward as our current President is inactive and their email address is reported as “unknown” so it is impossible to go get any further information from them.  Today I am doing this role for a similar but smaller development at home so I’m familiar with the requirements and the work load. Just now we have a volunteer going forward for our block so I’m hoping the information flow will be better. In the meantime I will see how this works out.

I received the details from my garden president (J13) and although not a resident the deal looks good.

It would not be practical to have an opt in arrangment as this would make the community fees a difficult exercise.  As different services are added you could have dozens of varying amounts.  Even with this option do you allow a total opt out/in, only TV, TV and phone, phone and broadband, only broadband, etc etc

My only concern mirrors andypin's.  Its the detail on the broadband.  Who supplies the routers etc, is there any additional usage charges, caps on usage etc.  As a holiday visitor who struggles using a dongle to access the web I would find it useful to have broadband and would pay the €2 or €5 to have that and the phone. 

Although I was taken aback when I saw the total cost of the package for all the apartments.
