Can anyone confirm the time of the meeting on the 16th March.  I'm on Phase 1 but haven't received notification of this meeting.  I have received however 3 pieces of paper from MSB at La Manga Club to complete.  Has anyone completed these and returned them?

Hi Mandi

 

MSB are the administrators appointed by Roda Golf to kick off proceedings.   Their offices are at Los Balcones, La Manga. They have prepared the budget and this is what is up for discussion.  Did they not include a copy of the budget with the papers you received?  The meeting is at noon on 16th March at the 525 Hotel, Los Alcazares.  If there isn't a quorum, they will reconvene some time later (about 20 mins I think).

I intend to attend and take all my bits and pieces with me for that meeting. 

Are you going to attend as well - it would be good if we could get as many people going as possible to ensure that we get things sorted out we want.

Hello

MSB are actually my solicitors so I know them well.  Do you know how many people are need for a quorum and what happens if we do not achieve this number?  Yes, I'm thinking about attending if I can get time of work.

I am not sure what the quorum is, but think it is around 25% of the ownership - perhaps someone else could let us know.  If you attend, I look forward to meeting up with you.

Hi,

We've just returned from a few days at Roda. We're buying on phase II and were told when we first paid our deposit that the community fees would be around 700-800 euros.  We checked again last week and were told probably around 175-180 euros!!  Like all of you have said, this seems an exhorbitant amount.  Good luck to all of you who are attending the meeting.

Welcome to this issue.  I would be really grateful if you could explain your last post concerning the amounts you were quoted for community fees and I am sorry to be a little thick her but do you mean Roda told you that the community fees were only 178 to 180 Euros per year or per month rather than the 7 to 800 euros quoted initially?

Hi,

Sorry about that - not use putting wrong info on is there?  We were told initialy by our agent that community fees would be 700 - 800 euros per year.  Roda told us last week this would probably be around 175 euros per month!!  You're not being thick, it's me!!

Hi - thanks for that info - its just that with the budget that has been submitted, it comes to a completely different amount - more like 450 to 500 euros per month - so any info we get now will be most useful at the meeting on March 16.  Thanks for clearing it up for me. 

I am sure we will find out the top and bottom of the community charges in a couple of weeks.

Hi All,

We are buying on phase 2 and although not confirmed yet these fees do sound worrying.

Out of interest has anybody else seen page 9 of Roda Golfs brochure ( "roda golf come and live") which says,

" At Roda Golf and Beach Resort we have decided to offer a considerable variety of COMPLEMENTARY services so that residents can enjoy all the conveniences: fine restaurants, swimming pool and ground maintenance, house keeping, a creche for the children, 24 hour security ".

If these are so called complementary , what are these extraordinary fees actually covering. Is it me being thick or does complementary mean free.

Obviously we were expecting some charges but around the 400- 500 euros per year mark.

Hi.I am travelling tommorow to complete on a 2 bed appart on phase 1.We were told by Roda,the guestimated community charge would be 800euro per annum.I have been informed today that the charge will be over 2000euro per annum.I feel that they were less than truthfull in the intial sales process.I have very little knowledge of the area and what other similar developments would charge.I would appreciate any info ,a local comparisonperhaps.

Personally i was told nothing about the community charge when i bought on phase 11. For those of you who were quoted the 700- 800 per annum by roda would have a strong case of misrepresentation of fees during the sale... Especially if the fees turn out to be 2000 plus.

I didnt know about the meeting on 16th of march either. Is this for all Roda property owners of just phase 1?

We have not received any info at all regarding this matter yet we are in the same block as mike B who has. we go out to roda for a weeks HOLIDAY on weds so will miss the meeting on the 16th.How can you vote when we haven't got the info thru,and if we did receive it now it wouldn't give you much time to arrange to attend.When we put our reservation deposit down in April 04,they told us the community charge would be around €800-1000,so a bit of a shock when it could be double this amount

Hi all,

We bought in phase 4 about 6 months ago & I queried the monthly fees before paying our deposit. I was told (for a 4 bed eagle villa) the monthly charges would be approx. 150 euros, I even thought this was a bit steep!!

I own two properties not on complexes so pay no community fees for these, but also own two apartments, one with a communal pool & one without and pay 500 & 225 euros per YEAR respectively. Seems a massive difference to those charges Roda are demanding.

Good luck at the meeting. We are over there on 16th March renting a faze 1 apt.  - but ourselves  are on faze 3 to purchase. The feedback from 'the pioneers' is important for us later of course.

Good luck and I hope the high fees indicated so far can be clarified in a bit more detail at your meeting.

Hi Sandra,
I am at roda from late on 12th to the 16th and intend to attend the AGM.
From the various threads there appears to be quite a few of us going to be at the meeting.
I suggest it would be worthwhile for us to get together before the meet -- maybe meet up on Thursday, or earlier if it suits, say at the 525 for a drink.
What do you and others think?
