Does anyone know approximately how many properties are still for sale on CDP, when we last looked on the board in the site office it appeared not many, but that may not represent the current situation and someone mentioned there were quite a few Spanish buyers yet to complete.

When we where there last the board as you say was fairly full it seemed only the end houses were still for sale. The only problem peinsa have is the pending court cases of Brits backing out because it has taken so long or the Euro situation or blah blah blah.

what the hell I dont think you will ever get a correct amount still for sale, but now we all have our 1st Habition Licence we might see a few more settling up or moving up to an earlier phase. All I know is there are more Spanish signing now.

The probable reason for more houses been sold to the spanish is that they are getting a better deal that us.Your aware we have been waiting five years for our property,but the last time we were over there we were told from a good source that the spanish that had purchased were not happy with the waiting time and they got all white goods for free and god knows what else.So dissapointed with this company I could cry.

From an investors point of view, the earlier the phase the cheaper the property within a development.  In this case later phases did go up in price and incentives were offered such as white goods but they were paying an extra 10k.   This is common practice. And in this market the developer has got to be offering incentives same as Barretts in UK.  We're glad we bought when we did since we've loved going there and the flights are getting cheaper.  We can go to Spain for a week cheaper than we would go to London for a weekend.

Well put Jo & Jim, It is starting to get a little tiresome now. Lets get one thing straight wether you lot trying to get your money back like it or not, you do know you bought off plan & in Spain plans are different as you will know by now. We have all had a long wait but the site is almost finished, the houses are finished off to a better standard than all of us expected. All that is required now is for those of you who put a deposit down to get your house checked & bloody sign for the thing. I may be a tiny weeny bit selfish here but the sooner everyone signs the better for the site & the community, the more people taking peinsa to court the worse it is for all who have signed and are more than happy with CDP. So with a little regret I say live your bloody dream or suffer, sorry but thats the way I feel as I am just sick of all you lot moaning so pay up or shut up & leave CDP to us. !!!!!!!!!!!!!!!!!!!!

PS Should be some good replies, but thats life.

Hell's bells I just typed a lengthy response to this thread and didn't post it properly and I don't feel like doing it again however!!! Mick I agree with your sentiments but I do have some sympathy for people whose circumstances have changed to such an extent that completion now is tough. However, when you buy off plan you have to realise there is a risk notwithstanding BG's etc tec. Cdp is now in great shape its almost complete last week when I was there I got my Habitation license on phase 5. They were getting ready for about 20 completions on our block. All the crap has been cleared except for a pile of plastic pipes in front of Ray's which I believe are needed for the Commercial Centre!!! (believe it or not that's supposed to be going ahead you might check it out when you're down). A lot of landscaping going on as well so I came back very positive and now really delighted we waited and completed. Thanks to my solicitor for that bit of advice - as he pointed out we could sue and we might win and we might get our money back. On the other hand we might lose then pay 40 k in fees and still have to close ugh! So even though our investment is down, we'll live with it we wanted this for the place and the people we met so we hope that with good health and reasonable fortune we'll spend many happy years visiting it. If and when we have to sell it might regain some of its value. But at the end of the day we made an off plan investment, they dont all work out and in the context of whats happened in the world we could be a lot worse off.

The plastic pipes have gone, only a few pallets remain. We just got back today. I did hear they are going to build a mini Terra Mettica instead of the commercial centre, which is good news, eh?

Hadn't a clue until I googled it.  Looks like a small theme park with water rides, shows and cafes.  The one in Benidorm cost 17 euros entry fee.   Sounds like an asset to me.

Hi

Jim and I have bought (or to state more correctly - paid a deposit) on phase 6 but have heard nothing for ages. There seems to be a hint on here that all the houses are finished or do people just mean phase 5 and below. If anyone out there could give me an idea of where phase 6 is up to I would be grateful.

We have just been sitting tight waiting for a long, long time and it would be really exciting if things were close to completion but I will not get too excited just yet...................

Jane we are on phase 2 of cdp and are looking forward to our 3rd year there, we spent 9 weeks out there last year and all i can tell you is that the whole development is now FINISHED!!. everything is built and the roads are completely finished and all painted with shiny new road signs. we watched them doing all this.(will post photos hopefully). there is even a spanish familly in phase 6 as from last september. the pool you will use is completely finished and was full of water in september it looked beautiful, so all i can say is it all looks great and it is the best decision we ever made!  good luck Sharon

Hi Jane,

I can only echo what Sharon says, we were on PH 5 but changed to PH 3 as there was a house with the licence in place and we wanted to make sure, during uncertain times that we owned `something`

It appears everything is now almost finished and the place is looking great so I am sure the wait will have been worth it and things will just keep improving in Terreros.

We too spent several weeks there last year, we had a successfull year regarding letting the house and all the signs are even better for 2011 so without wishing to tempt fate....we`re dead chuffed

Good things come to those who wait eh!......and I`m sure PH 5 and on will be all complete in the very near future.

Hi Rog

Don't know if I filled you in on my trip in JAnuary - Our phase (5) had a lot of activity going on. About 20 houses were fitted with boilers and bathroom fittings while we were there. we got the licenses for that phase and Mick's (6) and there was also a lot of clearing up around the edges with all the builders rubbish removed from the front.

I expect a lot of new neighbours in my area this summer - there goes my peace perfect peace however, good to have them all moving in.

If I was JAne I'd put the pressure on big time in the office with PAtricia to get them a place now regardless of what phase its in.

Hi Sean,

Why has there been no bush talk of late, did you get any trimming practice in during your last visit, is your bush still flourishing or has it become shabby and unkempt due to lack of attention.

I think you are right, if I were in Janes position (and we were in fact 12 or so months ago) I too would be pushing to complete asap....great news on your licence too....maybe we can all look forward to a more relaxing and positive future for CDP...

We`re going over 17th to 24th May and I think we are due to have a right royal **** up in Pepas on the 23rd are we not? Obviously if anyone else is over and wants to join us that`d be great.

Yes we're on for the 23rd. Flight gets in about 6 so we'll be down around 7.30. Probably get to Pepas about 8.30. Nothing like plannning ahead!!

Bush is fine thank you - gave it a nice neat trim recently so all should be well. Bouganvilea still struggling though I think its because we're north facing and it may not getting enogh sun during the winter.

So, looking forward to this years visits and hopefully they will have completed all the finishing work they were doing when I was down. Miguel is going next week so we'll get an update then.

Not yet. Apparently they have to finish everything before they can open that. Don't know what "everything" means but it seems to me there is so little left to do I cant understand this. By the sounds of things it will be a while before they open up the front yet. MAybe its time we all started to lobby Head Office as a group to get them to just get the finger out and finish it off.

Hi Sean & the Gang 

Good Idea about getting together to sort the site out, I will go & see Patricia next Monday and see what she has to say on the subject. Also take a couple of photos for those who are still making there minds up about the site, I can not see why the fence should be still up but after all it is Piensa. Hope you all heard about the Plant Pot Thief being back on CDP we lost 3 last week, it would be great to catch them if they are that hard up we should leave a note with a collection for them, just keep an eye out eh ! dont mind the Pots as long as they keep out the houses. Anyway I will check yours & Margots Bush just in case we have a bush bandit as well, because without your bush what would we talk about.

By the way just to finish good news for Ray & Ann they should be moving in very soon, another couple who have waited a long time but in the end it's all just about there. Congratulations Ray & Ann xx
