HI There,

Ive just joined the site as it seems to be the only forum with up to date information on condado that i can find.

 

Im looking at buying on Condado, and was after some up to date information on the state of things there at the moment from people that are living or owninng already.

From what i can understand one of the three planned courses is very close to opening, with the other two a distant thought?

how is the commercial center, are their bars, restaurants, supermarkets open??/

How busy is the place? i guess it being August if its not busy now, it wont be for a long time????

Do you having bought there feel your investment is ok???

 

The prices on offer seem fairly reasonable and if the general feeling is that in two or three years the place should be on the move up then it may be a reasonble investment.

 any feedback would be appreciated.

The golf course has been open since Christmas. at the moment is actually shut because heavy rain has caused some problems but no doubt it will open again asap. The Al Kasar has The Clover bar, a restaurant and supermarket, the Administrators offices and a PW sales office. There are many more units as yet unopened. The golf course is now run by Olagolf who, apparentley, are to build a club house- though no signs of that yet.

We have felt that its been a far busier resort this visit  with lots of perople about and a good buzz about the place. I believe the regular weekend fiesta up at the Al Kasar have been extremely busy.

Its true the other golf courses are less likely to happen now as PW doesnt own that land anymore.

We are happy we have bought here but you should come and visit in order to make your decision. I think the fact that you didnt know the golf course was open suggests who ever is selling to you doesnt have current info and a personal visit would give you a better idea of what Condado is really like.

 Thanks for your reply.

 We live in Alicante, and ive seen the development from the beginning so i do have a little idea of what is happening there. You are right, we should visit again and have a look for ourselves. I was just interested in somene opinion who has already bought there.

The offers at the moment are very good, but if the place is very quiet then i may be a bit concerned.

Have you not considered some of the completed Polaris resorts, Mar Menor and LaTorre for example. These are both fully finished and Mar Menor is currently expanding. They are still fully Polais Owned and they both have a great deal of Bars, restaurants, shops and each have a 5 star Intercontinental hotel and Spa on site. There are also free busses between the resorts.

You will pay a little more for a property on these resorts, but you have the finished article and a lot more facilities. I feel if you are looking for an investment you would be better with one of those resorts.

Condado, has 1 bar, 1 Restaurant and a supermarket, Olagold were supposed to be building a tempory clubhouse, but no signs as yet. The land for the second and third golf courses also the Oasis town centre is no longer owned by Polairs, so I wouldnt imagine they will ever happen. I think Condado will be many many years till it reached the standard of the other resorts and as such you should see a better return on your money elsewhere.

I own on Condado, because when I purchased I was hoping for the Oasis (Large Town Centre) however this is now not happening, so I wish I had bought on LaTorre.

Most people on this forum really love Condado and so you may get a slightly biased view. I suggest you spend a little time on all the resorts to make a fully informed judgement.

Hi Robin,

      It is best to check out the resorts before buying. A couple of points though, Not all of mar menor is owned by polaris, the golf course is'nt, it's olagolf that run it, the clover bar is'nt, the community bar and pool on the complex is closed down and if they need to use the swimming pool as a resident  at the intercontinental there's a charge, not sure how much but i think its 15 euro's, also a charge for spa etc if you're not staying in the hotel. Mar menor is lovely, but the prices show this. Don't know much about La Torre sorry.

 Thanks once more for the replies, as i have mentioned i already live in spain, so buying the property here isnt part of  a big dream, itsjust that some of the offers available at the moment to appear rather good, and arguably now is the best time to make that investment.

  I was more concerned about thecondado going forward, this is where the best deals are to be had, and while im aware of the other polaris world resorts i havnt seen deals anywhere near as good.

  My feeling is that if conado will remain a once course resort that it wont have that wow appeal i though it would have when the started building it all, so maybe the fantastic offers available at the moment reflect this.

I may stil try and call in when im next down there on business, but i feel my money may stay in my pocket.......

Hi Rob

I will try to list the facts as I understand them so you can make an informed decision.

As you live in Spain you will know all too well the state of the property market in Spain.

Polaris world like most other builders has suffered from this downturn in sales.

Condado was being sold off plan at the height of the property boom before the start of the downturn.

I like many others bought at this time at full asking price and believed it to be good value.

Originally the resort was intended to be far larger than it currently is.

Polaris world borrowed significant money from the banks to finance this development which is the normal way.

With the downturn and the amount of debt Polaris word had along with the amount of unsold properties on the resort this put Polaris world in a difficult financial position.

Polaris World rather than go bust handed back assets to the banks which from a business point of view was sensible.

Polaris World is still a going concern and still has some interest in Condado.

The banks are selling off properties on Condado at discounted prices which make the very attractive.

The Condado development that has been built is in the main a finished product and now being run by the community.

As the significant number of properties are as yet unsold provision of facility such as bars and shops and sport are limited, understandably as the resort is quiet so no profit to be made for these retailers until more property are sold.

Excellent discounts are being offered due to banks wishing to turn the properties back to cash and the current lack of facility.

FUTURE?

This part of Murcia is ripe for development when the recession is over.

Polaris world or other developers will I believe continue to build in this area in the future.

The Spanish Authorities have already invested massively in the region, we have a road network second to none and a new Airport being built.

I believe this area will be developed in the future along the line it was originally intended, as it makes sense, but this can’t continue until the financial climate improves.

If I hadn’t bought my property when I did I would definitely buy know with the discounts available, If I had the money which sadly I don’t I would buy another one know.

But as previously suggested come look for yourself.
