Hi, I did a degree related to IT and the social habits of the web is as what is going on here.....you get lurkers, people who merely read what others have contributed. It is supposed to mirror society...those that do and those that are too laid back to bother to contribute!!!

Yes it does seem that way I suppose.  I do get involved this way and that but as for the people such as nbk8r17 I would like to say a very big thank you for your dealings with Ammex and such to try to sort our community etc  I suppose I always feel that these people are more clever than myself and that they are probably best more prepared for the likes of these people.  I have today registered with Ammex as advised and asked for owners code and have mentioned my concerns over the absence of security.  If there's anything else I can do?..........

I have tried to register with Ammex by sending them an E-Mail with the details of the apartment we are about to complete on ( at the beginning of Feb) but have had no response as yet.

Is there another way of registerning?

If so could someone please advise.

I registered with Ammex after i completed and have just recieved my password to their site. They did e-mail me just after i registered to say they were having problems with the website.

Send your details to:      info@ammex.org

Just to let you know that I registered today.

 

We will be visiting thier offices again in feb  - any queries any one would like us to raise???

I am asking about, lighting, lifts, garage doors, post boxes, pools , planting security and grass areas. On our last visit Ammex advised that they only maintain gardens and do not do improvements. Certain areas get sighned overto them to take onthe responsibility for maintaining . WE were advised in Nov that they had not taken responsibility for the grass areas  in and around block 28 as the grassing was poor. I hope they have not accepted it inthe poor condidtion it was in Nov  - I'll go balistic with them if they have .   

any other queries !!!

Hi

our apartment is on block 29.  We returned to the UK on the 8th Jan.  The grass area around blocks 28 & 29 remains pitiful.  The security lighting  was only switched on after a number of people complained.  The swimming pool is absolutely disgusting- unless of course you are a frog because there seems to be a thriving community of them living in its deep and dank waters.

Our son went out today, there was no electricity and after a much conversation and little help it was switched on.  How on earth can we let this apartment out to paying customers.

There seems to be no accountability as people in the site office say it is ammex's responsibility, or Interlarken and nothing to do with them.

The Interlarken Site Manager Miguel does not answer his phone, does not appear when he has said he would.  The inside of our front door is still full of deeply engraved graffiti, and needs replacement.  Not to worry it will be replaced "next week" they said - on the 5th of October.  The cooker hob is fitted incorrectly, but we were told most of them have been - but nothing at all has been done.  Our water has been cut off because of a water leak for almost 3 weeks and was only turned on after we had heated discussion- but needless to say it was everyone elses fault.

In respect of security - Tracey the committed member of the sales force said- "Ground floor apartments were sold at 10-15 thousand euros cheaper than others because security is more of a problem", although we were sold a gated secure community.  Not to worry though, another one of her quotes was "Luxury is subjective. so whilst your apartment may not be luxurious to you- it may be to others" - and in her opinion " I would never buy of plan, unless it was at the begining of a property boom" - does anyone know where they sell crystal balls ? wonder if they tell prospective punters that?

Unfortunately we were conned out of the illegal charge for not taking the developers mortgage - still waiting for the MD of Interlarken to reply to our letter.

I copy the section from MLH's own website re security. It might be worth asking Ammex if these suggestions have been implemeted. As I understand it from previous postings on eye on spain one of the reasons security is poor is because the 'President' of the community (which is currently Interlaken) has not ordered it improved. As can be seen it is their own (Interlaken's) suggestion on the MLH webiste that security is improved with guards roaming in cars 24 hours per day. This should give Ammex the authority to implement this suggestion to everyone's benefit.  Hope this helps.

Interlaken have provided the following clarification: -

"With regards to the security on Casares Del Sol, we can confirm the following:

A perimeter fence in the boundary with neighbouring developments will be erected, the cost of which will be covered by Interlaken.

A Security Hut will be built at the main entrance and again the cost will be borne by Interlaken.

Our suggestion to the community of owners is to employ 24'hour security guards roaming the site in a car. All owners are to be given the guard mobile phone numbers for contact in the event of an emergency.

Regulations of the Casares Town Hall require that there is public access; therefore we can also advise that there will be four other entrance/exit roads to/from the site. Two are located at the North Border and provide access to the El Cortesin Hotel and golf development, and two are located at the South Border providing access to the Majestic residential development."

You can see, therefore, that security is a very important consideration for the site. The decision and cost of how the ongoing security is managed has always been the responsibility of the community of owners, and we are sure you will agree that Interlaken's suggestion of 24-hour manned security guards will give the confidence and comfort that owners are looking for. Also, video porters are installed in all properties allowing occupants to be able to see who is calling.

In respect of the so called management company may I suggest the following

 

1) ask for the list of directors and compare it to MLH/Interlaken

2) ask for the community monies to be put into an escrow account ie make sure it is ring fenced

3) ask for the budget and breakdown of the monies they are using including salaries and monies to directors

4) company accounts

5) withhold all monies until it is not going to Interlaken by the backdoor or it is actually spent to the satisfaction of the property owners ie job done properly.

I think if you play softball with this company they will just ignore you as they clearly dance to Interlaken's tune.  A tune we all know is out of key.

We completed on 14th Nove in block 28. Like you we are waiting for a new front door. Our current one we told was being replacedin July 06 they even tricked us into thinking it was being done by putting a replascement door outside the apartment in July saying it was being refitted the next day. Hey guess what it still wasnt fittedon November ,WE are going out in feb and guess what it still is not fitted. WE have had problems with the electricity. The suplier has advised it is all fully connected but Sharon who lives onthe sight says it is not one .  Can the workers onthe site switch off the electricity supply to the partment. ?? We are arriving on 4th feb and I can just see us arriving with no electricity because of something to do with the site and not the service suplier. Is this what happened to yuor son. You are right how \can you let these apartment when you just dont know what people are going to find when they arrive.

My blood is already boiling and I havent even left the UK!!! I wrote to interlaken today I got an e mial addrees  for them from med lux homes. I have asked for a meeting ( fat chance that happening I know.)

Well The Times newspaper I am  sure are still interested  but we previously asked them to hold back whilst we tried\to sort problenms out but quite frankly Med lux homes, interlaken and Amex are a nightmare - not one takes responsibility!!  I am there already with my info for them to run with it and my do they have alot to go with !!
