Obviously a number of 'Habitional Licences' have been approved.  Does anyone any idea of how many have completed on Phases 1 and 2 to date.  We are competing soon and would be interested to know how many have completed so far?

I have been able to do some electrical checks today on completed properties nd i am able to confirm the configuration of the switched sockets

I can confirm that in each bedroom the 2 outer sockets next to the bed are the ones that are connected to the light switches next to the bed

In each bedroom there is one socket, which is right of the telephone sockets, which works from the light switch in the entrance and one next to the beds

In the lounge there is a switched socket, aaging next to the telephone point

Each of the sockets next to the telephone points are designed for standard type floor standing lamps as not all rooms have wall lights or ceiling lights

I did some chasing around today to ascertain just when my apartment will be ready. Will it be Dec09 or Jan10. Imagine my panic when I was told that it should be ready in October 09. I have no bank account setup ( though I do have an NIE number ), no mortgage agreement in place, not thought about furniture or air con and snagging.

Anyone know how long it takes for mortgage to get approved?

Carmen informed that they give you 1 month to sign on the dotted line. Is this flexible?

It depends on which mortgage you take and of course the personal circumstances howvever you can get a mortgage in principal quite quickly and the  it will be subject to the valuation

The builders mortgage is normally the quickest but you may niot be able to get an interest only period howvever compare carefully the setup charges as again the builders mortgage charges may be less

You don´t need to travel to Spain to carry out the snagging inspection yourself as this process can be managed for you 

Don´t panic about furniture as even once you have completed it´s 30 days for snagging repairs and then the utilities have to be connected

My first completion date was 18 June.  We have had problems obtaining paperwork in this Country for a mortgage offer.  Since our first completion date I think we have had a further two with our latest one 27 August - I think we should meet this one though!!  We have now submitted our paperwork to our mortgage broker, Henry Slade at La Vida Mortgages, and are just waiting on an offer.  He has been extremely helpful.  It has all been very frustrating but Calidonia have not pushed us to complete at all, they have just been very understanding asking if they could help in any way.  Roy Howitt, posting below, comes highly recommended for snagging, we used his services -extremely professional and very knowledgeable.  I know Roy can also help with furniture.   Search for the Corvera thread on Air Conditioning, there are plenty of contacts on there.  Most seem to be charging the same sort of price.

I'm still in panic mode - though less so, thanks to you.  It just came as a surprise especially when we gearing up for trips to corvera in dec or jan. Also, unfortunately, we've used up most of our holiday allowance for this year.

I just hope they have not compromised their build standards in their rush to complete.

Just to back up Anita's comments regarding Roy of Inspectahomes.

I met Roy last week in Spain to do my snagging. Roy offered a broad range of advice and information about all things Spanish from furniture purchases, completion and  perhaps how to use the loyalty bonus from Corvera.

He pointed me in the right direction for 'nearly new' furniture shops and saved us hours of legwork, so we were able to have a bit of a holiday as well as get some essential business done whilst we were there.

I was one of the people supposed to be completing without a kitchen, but this has now been put in. Even better Roy has been in touch a couple of times since I was over with additional advice on queries I asked at the time.

I'd recommend Roy's services highly.

 Hi memepani - you've made me think I had better check - I was told Dec/Jan about 4 months ago and not heard anything since, I was assuming I would need to think about mortgage/snagging, etc Dec/Jan! Hi all,

I found that the completion date I was given by Calidona was pretty accurate, and we completed the sale on our property in Phase 1 last week. We are in the process of getting furniture installed etc at the moment. Hope to be able to rent from the end of August?

I might have mentioned it on another thread but just a tip for those who have a loyalty bonus with Calidona - you can use it to buy part(s) of their furniture pack if you wish.  We got white goods, lighting, shower tray extension and bath/ shower screens for mine which helped save cash outlay on the rest which we got from another supplier.

I would also echo the views expressed below re Roy Howitt, I have used his services and found him to be very helpful and knowledgable about all things to do with buying/ owning a property in Spain. It makes a big difference when you can be at home in one country and to have someone reliable looking after your interests in another!

Hi Jonathan,

I went with Furniture Centre Espana who are based in Almoradi. Their website is www fcespain com (I have had to replace the two obvious fullstops with spaces there as I can't put in a website address on this post!) I got in contact with them through Roy Howitt of InspectaSpain.

I looked at Murcia Furniture and DFS, and found them to be a bit pricey compared to FCE. Obviously it depends what kind of furniture you want, I just wanted good serviceable furniture for rentals, as I won't be able to spend much time out there myself - yet!

I did find that the furniture cost more than I had planned but then if you tried to buy it here (Ireland) or in the UK and tried to ship it over it would cost even more! You'd need a good bit of time, a large hired van and to find some reliable local (Spanish?) tradesmen (plumbers, electricians) if you tried to do it sourcing everything in Spain yourself. Not a runner for me unfortunately!

Thanks for the advice. I went to FCE myself when i was out completing and found them to be better priced than Murcia furniture for sure. Its great to have a second opinion.

Are you getting curtains and blinds fitted? Do you have any contacts for this work?

Hi Jonathan,

I am getting FCE to fit the curtains and blinds, they have a 'curtain pack' (Pack E Window items, supplied and fitted) which we got from them. We also got them to fit an extra blind to the main window in the living room as this is facing the sun. I'm sure if you ask FCE they'll be able to suggest a local tradesman if you haven't bought your curtains etc from them?

Haven't seen what it all looks like yet, am mad keen to get out there for a look but will just have to wait until later in the year!

I will be cecking the property again Monday to see how the snagging repairs are going

Just some generla advice regarding utilities, make sure that you order these form Corvera ASAP and that you chase them for progress as it is outside of their control and is taking 3-5  weeks to get everything connected and then the boiler has to be commissioned and the AC unit balanced

Again if peple are spneding theor loyality money on white goods and shower cubicles get them ordered early as again there is a lead time
