you do have point regarding the possible date for an EGM but I think it is swings and roundabouts there are a lot of people that can only go at this time such as ourselves, my wife works in a school and unfortunately we have to pay top notch to visit in all the peak periods in the childrens holidays. Also in August you will have more Spanish owners there due to August being their main holiday period.
Mike B, is the EGM just for phase 1 owners? Is it just heresay or has anybody had official notice yet? we are on phase 2 but I feel that this should be a combined EGM if we can have such a thing, because it is something that concerns everyone and if anything is decided we should all be allowed a show of hands and join forces, because it may all have to be debated again if the same thing occurs on other phases. I will E mail Marisol asking her advice on this.
Finally as Fair dues states it does worry me regarding the point of an EGM unless the administrators have something to offer or if there are any propositions that are being put forward for a possible solution. Personally the only solution I could see to have any effect is to ban any long term lets and keep the resort as what it should be a HOLIDAY destination or PURCHASED apartments to live in by the owners only.

The main point of an EGM would be that even if just a few people were there at least we can voice our disgust at what is going on with some of the long term renters and hear direct from Marisol if anything can be done via their legal department. If the thug above Mark and Kim’s apartment is allowed to get away with this who’s next?

In the case of long term lets, renters should sign a lease agreement and there should be a clause whereby any inappropriate behaviour will not be tolerated and will result in eviction from the apartment with loss of their deposit. Calidona and the administrators should insist on this as it is not healthy for the resort to get a bad name.
We spent four weeks at Roda in June/July and I must say we love the place. I don't think it's fair to say that it's the less well off people who are undesirable. In my experience there are quite a lot of well off people who are extremely rude and think they can do what they want. I can't abide people who visit parks with their dogs and don't clean up after them (what a nightmare to clean from shoes) and when I questioned some "well heeled" people about not cleaning up their dogs mess you would not believe the verbal abuse I got. A friend had a major problem with her neigbours dog doing it's business on her lawn so she eventually got so fed up she put the mess in their letter box . It worked!

We're 3b owners and will be out in August - like RD I think the EGM should be open to all owners as whilst this particular scenario is Krodas, I'm sure all phases have the potential to experience the same. If anyone finds out can you let us know?

totally agree with your comments , perhaps i phrased it wrongly what i was trying to illustrate is the fact that the region is not a particulally wealthy area and the potential for long term lets at the sort of rents required to make the resort viable to the investers who own these units is very limited .

This started because of an assault on a child by a dog peeing on her and then the child being hosed down by a violent tenant who then physically assaulted her father.
I know we Brits can make light of many things like the nature loving Spaniard but the dog issue is serious and not a laughing matter. Tenants like this should be evicted so we can all enjoy the Roda that most of us love because it is still the most fantastic place to be . Thankfully this incident is rare but has to be addressed . We all must support Kroda. Any ideas??

ok,just a recheck, if the dog was not there would this have happened.
Sorry for being a bit straight to the point but id say its down to having a dog in an apartment.

Will any owner who read this that is aware of the problem with noise with the tenants in Block 13, ground floor A, write a report to the Administrators as soon as possible? These people are just unable to live in a community, their behaviouir is totally unacceptable and have ignored already three warnings form the Administrators.
If we add in and get lots of complaints in, Housing Comunidades will have a better case and more weight to show the landlord and finally get this pest evicted.

The only time I have had trouble personally with noise at Roda was around block 5, while visiting a friend; I went to security and within a few minutes they came round and the noise stopped. We pay a fortune in community fees and a big chunk is for security, it’s about time we got out monies worth. Also as the local town hall is not letting Roda Golf have gated security the local police should deal with matters of unsociable behaviour, noise related or otherwise. At Los Montesinos if there is loud noise after midnight, you call the police and they are up like a shot.

Local Police or the Guardia Civil will only come if there´s a punishable sort of crime underway, that is: a domestic fight, genre violence, child abuse, etc. or if a bar or business doesn´t comply with noise regulations and restrictions.
The case I am referring to is just bad manners and poor education, ie, shouting and screaming to each other when asking for a simple glass of water. This is a matter of lack of civism and inability to live in a community and therefore calling the police is out of the question.
I have made countless calls to security at Roda on several other matters like barking dogs at night or parties at high hours and they have always responded swiftly and efficiently. As I said before, this is about poor manners and I doubt they will have the authority to do anything. It is the Community that must enforce the By Laws the legal way.
Good to know the police is efficient at Los Montesinos. Do you know what they say here? "you have private security, call them" (not my words, another neighbour in a similar situation told me). How´s that?.

It seems Communities in general are very difficult places to run, not least is the conflict between those that live there and those that have bought to let, but also many accusations of poor administration and sharp practice as well as a complete disrespect for neighbours.
