Hi All just a brief summary from the meeting Dave  and I had last night

Priensur are aware of 98% of the problems but the 2 which they are doing as priority are the pools and the noise from the pump rooms. There should be a guy coming very soon to repair the pumps and drains from the pools. We were told that he is working on another site very close to us and we are next on the list.

With regards to the noise we are told by the architect that the water is being pumped and the pressure is far to high, but once we are switched to the Manilva supply the pressure will be reduced and reduce the noise. We will have to see but they are well aware there is a problem.

Dave And I spent over 2 hrs last night going around the site and Dave will put a more informative email on the forum  as soon as poss.

Ken

Forgot to mention the other big problem with the smelly area around block 5 steps .This we are told is a blocked drain and that a specialist contractor is going to put a camera down to find the blockage and then clear it.This is one of the priority jobs. When that is sorted it will stop the mud going into the childrens pool in that area.Thats all for now

Ken

The people who have taken over from Gerens e-mailed me today about my problem with the balcony.  At least they are showing an interest.  I never received any replies from Gerens.

Hi Everyone -  to follow on from Ken's summary of our meeting last Wednesday 13th here is the full report:

Attending the meeting were Juan Santos (Administrator), Juan Antonio (now working for the new maintenance company), Alfonso (Head of site maintenance), Mari Paz (architect), Pepe from Block 6, Juan from Block 12 and Ken and myself from Block 7.  Juan Santos' wife, Mony, was also there to make sense of the rapidly spoken Spanish for Ken and I and to help us put across our views.

As Ken mentioned we spent 2 hours walking  the occupied areas of the development  identifying and discussing defects which need to be rectified. These were as follows:

Painters have already been working on doors in the stairwells. They will then go on to paint railings, gates and fences.

There are a number of cracks in walls and floors throughout the site. Mari Paz explained that these were the normal result of settlement and would be fixed then painted. Some Juliet balconies have cracks above them. We were assured that they are perfectly safe and easily repaired.

The path by the drive in entrance to Blocks 11 and 12 ends with a drop. The fence is to be extended around the corner to avoid accidents.

We spent time in the pump rooms to each block- looking and listening. As Ken has explained, the problem with the noise should go when we are connected to the water supply from Manilva and the pressure drops. This will be checked when the change over occurs.

In various places water is seeping into garage areas. Once this has been solved the garage areas affected will be repainted.

The swimming pools are a priority and the problems  will be attended to when the technician completes his current job, which should be soon. The showers and toilets will then receive attention.

The hole full of water next to the pool shower by Block 5 is the result of a blocked underground drain which is to be rectified in the way Ken explained. This was noted to be a priority.

To prevent dirt being washed into the childrens pool by Block 5 when it rains an additional drain is to be put across the path.

A lot of broken tiles need replacing. These have been damaged by wheel barrows and so will be replaced when the other repairs  have been completed.

Juan Santos set a date for the next meeting-16th June, when we are to get together again to check on the progress which has been made. (Unfortunately I will be in England then but Ken will be there and I know he will do a sterling job for us all!)

Juan Santos seems to be 'on the ball' and keen to make sure the development is as it should be. He also wants representatives of the owners to be involved which can only be a good thing.

Dave
