Hi to everyone there.

We have purchased a Green on M24 and are still waiting for our Habitation licence.  This is becoming very frustrating as the property has been ready for well over a year and we still have no sign of the licence.

We have also paid for our electricity to be connected and are now finding ourselves having to pay monthly bills for a property that we do not fully own.

Has anybody else had this problem, or currently experiencing the same?

It has come to the point where if we could, we would consider pulling out of the purchase!!!

We would appreciate any avice on all the above!

hi gary dont worry too much about the habitation licence ..we bought a house at camposol and sold it 5 years later without a habitation licence.when we moved into sierra golf we did not have one we only got it after around 6 months of living here.....so if  i was you i would just take over your property and start living the dream .......if i can help you anyway just send a pm to me and ill help all i can..............................dennis

Hi Gary. Most people on Sierra Golf have completed without a habitation certificate although we have them now. As for the electric i would make some enquires on this as i can't see how they can charge you for that if you have not completed maybe your solicitor can help. Good luck i think from experience you will need it you are dealing with Spanish and Masa.

Hi Gary, it sounds like a similar situation. 

When Masa told us it was ready for completion we at first assumed (wrong!) that it meant we had the habitation licence and sent off all the details we were asked for - stupid I know. 

We refused to complete when we discovered that it still had no habitation licence, but we still had to pay the monthly charges for water and electricity from then on.  We were told that it was because we had requested the connection and supply that we had to pay, regardless of when or whether we had moved in or not.  So, we had to pay.   Our fault, but easily avoidable if it had been explained by Masa.

Don't give up though.  It is worth it when you get there!

Denis did you live at camposol for five years and what did you think of it we were considering a resale at camposol but also like the look of a green at sierra golf as both have very good prices at the moment any infomation would be helpful

I  believe that given the current financial climate you should think very carefully about completing on a property that does not have a COH issued  and take advice form a qualified independant legal person

To qualify this and I am not saying that MASA are in anyway having financial problems, that if you complete and the developer ceases trading or fais to pay the utility company, you could be left with a property that you cannot use because there is no water and electricity

The COH is not always automatically issued and can be refused and again if this is due to a buiding problem, and the builder is not around it could, as demonstrated in a number of properties in El Galan, cost the owners thousands of euros to resolve

I am confused by comments that owners are being asked to pay for water and electricty because if these areon builders supply itis ilegal for the builder to charge for services and there is a thread on this form where an action was taken and won against MASA at Camposol 

Now it doesn´t always go wrong, as seen on the people that have completed but you should get advice especially as the market has change so dramatically over the last year

Hi, I have been reading the various threads over the last few years, and I can't believe at times the postings, it's great that everyone knows whats going on, but do you really need to tell the world that there are floods and possible subsidance on SG backed up with photos. In the present climate where you need to promote your development to bring in new clients which will obviously keep the momentum going you are doing yourself no favors, possible new clients reading the threads will think twice before even visiting.

It's a great place to live and the potential is there for the future.

just think twice.

hi gary and ang,

we have also bought on M24 - a green opposite the sales office - we completed the purchase last summer without the habitcion cert, since then we have been paying for the electricty with direct debits to oberdrola - i was told that the electric is in our name with them -  but obviously cant be sure - but we have not paid any water as we are still on the builders supply. I have  been chasing up my solicitor to keep onto the legal department in masa for an update on the licence, the last update i had two weeks ago was that they are expecting the licence to be issued within the next two months.

Hi

We have a house a couple of miles awat from you. We don't yet have the COH and Iberdrola wont connect electricity without one. Are you sure you are paying Iberdrola and not the builder?  It is illegal for the bulder to charge you the builders supply before you are issued with your certificate.

Iberdrola have an English section on their web site and you can now pay by e-billing from the UK.

hi

no i am definately paying iberdrola direct via direct debit from my spanish bank account - i have also gone onto the iberdrola website and opened up an online account so i can view my electricity bills on there as well and view my contract with them, and the contract and the bills are in our name with our address in SG not masas - i had to do this on the spanish version though as they havent managed to get it all translated yet  but its v straightforward.  Also the customer service team at masa told me last year that it is in fact possible to get an electrity contract without the habitacion licence and my lawyer sorted it out with them so it obviously can be done.

I have heard that other people have been connected before issue of COH. I dont think we have individual meters yet but we hopefully we can get connected soon.

Its good that you can use the online bill facility. I had a look at the Aguas de Murcia site and there is no English option so you have to work it out.

Hi

We completed on 11th January 2008 . We were lucky as our electric was connected to Iberdola. We had paid the fee before the christmas and were warned we may not have electric.

We were then billed from about March Our Habite cert was issued in June 08

 

Wish we were there
