I'm really confused about the progress being made with our 3 bed town-house. 

We are buying in Manaza 8 - which we signed up for in March 07 and have contracts and progress reports saying that it will be ready 30th March 09.  We were told at that time that this is the first release in phase II.

When we called at the site on spec in August the lady in the sales office said completion was now expected Dec 09; and reading through some of the other posts here, it sounds like manzanas 2 and 3 are nearing completion so that would put manzana 8 further back, one would assume...unless manzana 8 is actually manzana 1 for phase II, following manazana 7 of phase 1.

Does anyone have any advice or info?  Parador haven't been able to help.

Hi Mick and Chris

Phase II was to be built in 2 phases, phase 1 of Phase II consists of 47 properties and a pool, this is indeed called Manzana 8 the house numbers are 1 to 47.  I was told at the beginning of Dec 08 by Theresa in the sales office that the second phase of phase II would not be started because of poor sales and Taray will be starting a new development elsewhere.we were told also by Theresa that the properties will be ready by the end of July 09.

So by my reckoning if your property  falls between numbers 1 to 47 then you are on manzana 8 phase 1 of phase11, hope you understand this.

a couple of months ago i put a plan of phase II on the photo section so if you save picture to your pc you can zoom in on it and maybe that would help you.

I think the town house numbers are 1 to 16

That sounds familiar.  Theresa said that the orginal date was July 09, now delayed to Dec 09 - but that didn't tie in with anything we had previously been told.

We are number 17 - 1-16 are indeed a row of town houses - 17-20 are in a separate block facing the pool.

I was just beginning to panic!

Good news about how quick phase 2 is coming along, love looking at the photos people are posting for us.

Hopefully someone can help us on a few questions is it just quads and townhouses 1 to 47 on manzana 8 that are being built?, if that's the case who will pay for the other half of the phase 2 of manzana 8 for the up keep of the swimming pool etc? 

Does anyone know if they are going ahead with Manzana 9? (penthouses, bunglowes) if so who many have been sold?

what about the apartments what Manzana are they on and how many have been sold?

How about the gated enclosed arears for each phase, as you say taray are leaving us half way through the build of phase 2

Do we still get a green area? and what about when the sales office goes half way through the sale of phase 2 do we still get  the supermarket on that site?

Are we just going tobe left by taray halfway through this build? with a unfinished development.

Theresa said that Taray would be coming back to the development in about 12 to 18 months time to complete the second phase of phase II. She also said that the pool and garden area will be completed when the the first phase is ready.

As regards to the a supermarket there are enough amenities in the village if a supermarket isn't built where the sales office is, the village is wonderful how it is and I feel that over developing it will spoil the community spirit that already exist in the village.

Taray have a very good reputation and I think  the development will look finished, without the second part completed.

As for the up keep of the pool I feel that that will be left to the home owners 1 to 47 , but split between 47 properties shouldn't be too much.

Sorry mick and Chris I thought those facing the pool were apartments.

Hopfully come August september we will all be happy home owners and living a wonderful life in a beautiful place called San Cayetano

Can anyone confirm if the revised completion date of Dec 2009 referred to in this thread for part 1 of phase to is definate. My solicitor recently told me it was July, so it would be helpful to know officially which is correct.

What would you say would be the timescale Taray expect us to complete after the properties are finished - will pahse 2 have to go through the wait for LFO etc?

Allan,

our contract, signed March 07,  says that completion will be 31st March 09.

We called in to the sales office when we were in Spain in August 08 and Theresa said that she couldn't understand why we had a date of March 09 as it had always been July 09.  But then she told us that there had been some delay due to legal reasons and completion was now expected December 09.

I asked Parador to find out the correct position but they never got back to me. 

I have now asked my solicitor to get a more accurate date from Taray because my contract still says March 09 and I've heard nothing officially to say that this has changed.

They haven't replied yet; when they do I'll put a note on here.

We have always been given July 09 as completion, right from the start. When we visited at the end of November Joaquin in the Taray office said that it was still the plan to finish in the summer, but to allow about 3 months for all of the paperwork to be completed. So we are really looking at October November for completion.

what caused our concern was that just a few weeks before we went out we had a progress report from Parador saying that site clearance had started, foundations were being put in place (which was on schedule from what we had been told in March 07) and Taray had confirmed completion was expected March 09 as planned. 

Theresa then  told us that it usually takes 15 months from foundation to completion. So, working from July/Aug 08  Oct/Nov 09 would be about right.

Who knows! 

LOL!   I'll wait and see what Taray have to say.

We have always been given July 09 but on our last visit in December we were told they would be ready in August and then add a month for paperwork.

From what I can gather from other EOS users the LFO seems to take a little longer to be put in place but it seems you can complete without LFO if you don't have a mortgage, but some banks will let you complete without LFO also.

We are also on phase 2 but on manzana 9 the bottom corner - we wer over in October and the foundations were built we spoke to taray and they advised that they expected everything to be completed by October 2009 our original date was June 2009 - don't think this included the ILO being granted - we are over again on the 25th of this month and I will try to check dates with taray

My solictor e mailed me today to say that Taray have written to say "completion will take place as scheduled." 

She has replied to them to demand that they confirm the date will be 31st March as per our contract.

Difficult for me to judge how realistic 31st march would be - 10 weeks from now?

just thought i'd share this with you:

I heard from parador today who said that yesterday (wed) they were at san cayetano and spoke to Taray who told them that manzanas 8 amd 9  were “on time in accordance with the completion dates in the purchase contracts”.

gulp. 31st march isn't very far away and a lot closer than december!

lots of opinions and messages popping up in here about phase 2 completion being june/july.  Has anyone got anything in writing?  Do those of you living in SC think that June/July is feasible?  We've got a townhouse plot no 17 facing the pool (on the plan).  I've heard nothing recently, but some of the photos surprised me at how advanced they seem to be.

Hi all

Just back from a week in San Cayetano. Each day prior to our daily trip out to look around the area I went to look round phase two to check progress. Taray are moving at a fair pace. I chatted with the  builders each day ( well I say chatted a few gestures,arm waving, and sketches). The foreman on site told me that they would be finished and off site in three months. After a few days they let me go on to site and into my property to have a look round. The electrics,plumbing, air conditioning, solar panel pipe work are first fixed. All plastering is complete, all floor tiles are layed, kitchen,bathroom,cloak room walls are tiled. The bath is installed along with the marble tops for the vanity bowls, The balcony floor tiles are layed. Externaly the garden walls are built and the external patio tiles are layed. The gates to the utility area are fitted.the metal fence and gate posts are fitted. They have just started rendering the first of the quads.. The terraced houses are more advanced with all above done, plus most are rendered,window frames fitted,doors fitted and solar  panels fitted . The apartments are at about the same stage as the quads. The apartments swiming pool has been started, The walls around both complexes are about 50% complete. All the walk ways are marked out with some well on the way to being finished this includes all walkways on phase two right down to Tarays sales office from the school on the top road. I have taken pictures and will post them soon

We are going out for a few days at the end of may to sort out NIE and other stuff.  Sounds like we might be closer to completion that we thought.

Hi All

Uploaded some pictures of phase two, I read one of threads that phase two byers will be disapointed with the front gardens on the quads. The leangth of the garden from the front door of the quad to the front gate / wall is 2.5m. I also read about the paint on the terraced house walls at one time being yellow and orange this was not paint, it is the scratch coat of the rendering. ( First coat ). Regarding the area that shows the detatched villas the lady in the sales office told me that this land did not belong to Taray the modlel of phase two in the sales office no longer shows the vila's. Regarding licenses, she told me that becouse phase two is a complex they will be quicker to get. Not sure regarding completion date, but i woud surgest end of the year.

What is the distance from door to gate on the phase 1 quads?  I was informed the plot size would be 90 sq m, but I am not sure how this compares with phase 1.

The quad that we stayed in was 3.2m fom front door to front gate, I would say the 90sq m is the total floor area ( Land ) that your quad stands on. The  size should be in your contract. You can see the frontage on the pictures I have posted, looking down site fron plot 32 to the swiming pool.
