Hi

We have received a letter today from Asercosur administrators regarding a meeting on 10th December to set up the Owner's Community for Manzana 3 including appointment of president, secretary & administrator. Approval of budgets, opening bank account etc etc.

Is there anyone out there on Manzana 3 who is going to put themselves forward for the above roles? We have a voting form, but are unclear as to who may stand. If there are any permanent residents out there could you pm us with your thoughts. Unfortuantely all the email addresses I have are for non permanents or people on other Manzanas

Hi Again

The letter we have had from Asercosur has as one of the points on the agenda - approval of budgets for the present year (Firstly, does that mean this year 2008 & are we having to back pay for something?)

Does anyone know what will be included in the charges?

We have heard so many different things over the past year - i.e the green areas were being adopted by the council, but have they been?

Persumably now the pool / leisure facilities are being council run there will be no costs there ??

As Manzana 3 is all quad villas what maintenance costs would there be ? i.e We do not have communal staircases as in the apartments etc.

Any thoughts from anyone on site would be greatly appreciated

We have 2 meetings on 10 December - 4.30 pm and 5.00 pm.  I'm over next week as you know, so I will update you with any information as soon as I know

Jan & Keith,

Manzana 3 also has 2 meetings - at 10:30 and 11:00 on that day. How is that going to work?

To all manzana 3 owners:

I emailed Asercosur with a few questions about the meeting of 10th December. Here are the questions and answers (verbatim):

1. What is the purpose of 2 meetings at 10:30 and 11:00 for manzana 3 (and also for manzana 4 in the afternoon)?
A: 'We put two meetings at the same day, because is a legal request here in Spain. If at the first meeting, we don’t have the 50% of the owner’s; we need to do the second meeting.'

2. Please confirm that the form at the bottom of the letter is a proxy voting form, in order that we can nominate someone to attend the meeting and vote on our behalf.
A: 'For nominate someone to vote in your name, or explain something that you want to tell, you need to fill the form.'

3. Is it acceptable to fax the form to you?
A: 'You can send by fax, and we keep at the day of the meeting'

4. By what date do you want the form returned?
A: 'You have time before at the same day at the meeting.'
(I interpret this as any time before the meeting, but it's probably wise not to leave it to the actual day!)

I hope this at least begins to clarify a few things.

To all manzana 3 owners:

I emailed Asercosur for further information about the meetings of the 10th December. Here are my questions:

1. The agenda contains an item 'Approval of budget for present year'. When does the 'present year' start?
2. What is included in the proposed community charges? In other words, what will be the full responsibilities of the committee with respect to manzana 3?

Here is the response:

With this first meeting we decide with all the owners, the dates to the start of this present year (from December to the next December, January to next January....you will be decide).
 
And for the points for this first meeting, it’s the same. Together, the owners show their claims and ideas and all the things that they need to now.
 
For the next general meeting, at the letters, we put and agenda, but not in that first, this is, only for know us and we know the owners

With a little reverse translation, I think 'claims' = aspirations; 'at the letters' = in writing. The last sentence becomes, 'For the next general meeting, we will put an agenda in writing, but not for this first one, which is for us and the owners to get to know each other'.

I hope this helps, but I'm not too sure.

With Manzana 3 and Manzana 4 having a community meeting scheduled for to-morrow, do we know if Manzana 1 and 2 have already had thiers and have they a community committee already set up.

If so can we learn anything from their set of rules? Also did they agree to appoint  Asercosur as there administrator. I assume this organiseation are specialist in acting as administrators of community Associations and carry liabilty insurance to cover themselves.

Do we know the fee they charge?

I understand that it is the "Administrator" who has the power to collect by direct debit the community charge from all the owners and take court action in the event of non payment by an owner.

 

Anybody any thoughts please.

for some reason i got my dates mixed up and missed the community meeting yesterday, i seem to have got the idea that it was on friday

was there anybody present who wouldn´t mind summarising what happened and posting it on here
