Hi all, id be pleased if some one could bring me up to date with developments, i put a deposit down in october 2006 with football village and have not heard much lately. Are things still going ahead, i know the last i heard things would be late. Does anyone know if the bank guarantee has any cover in the case of you being made redundant.

I had someone go to site in Dec and was told there are a lot of trucks on site but doesnt look like anything is happening,we paid our deposit in Feb 2007 and was told they would ready in Spring 2009 ,well thats not going to happen,I think its said they can be 6 months late.

we were told the properties would be rented out by them to pay the mortgage and then after maybe 3 yrs we would be paying mortgage and making a profit,our solicitor has asked if we have that in writing,we do but it was wrote by the person who sold us the property and our solicitor has told us it wont be any good as anyone could of wrote it,I have spoke to a few people who were all given the same info on letting their property.Were you told that,?

I have just e-mailed Jennifer Grant to ask where we stand.  We paid deposit Jan 2007 and we are not happy that it's not going to be complete by Sprig 2009.  I have enquired about claining on insurance BG and will let you know the outcome.

Did anyone introduce anyone to the Village and were advised that you would get a payment from Valle romano for introducing anyone who bought?  I was told if I introduced another buyer we would get cash back of about 3000 Euro.  I have had nothing back from Valle Romano and the person who this was through has since left the company therefore I am still chasing this.  Interested if anyone else had this issue???

We were not told about introducing people but the person that gave us the info on guarateed rentals has also left the company,I think we have all been told a load of bull...

Have you got your own lawyer onto this?

We were told if the Village didnt complete in time and had to go into the extended 6 months we would get cash back

Big G, I was informed about the introduction scheme also, apart from a vague email,  i dont have anything in writing - although i'm sure in the Newsletters that FV issued there was something about free holidays and spending money if a sale was completed.

On the Guaranteed Rental, again have nothing concrete but was send through spreadsheet illustrations of how the rental scheme stacked up - have it in writing that there will be a managment company appointed as they said due to the 'tourist apartment' status it is a legal requirement. But without the hotel and sports facilities i would doubt that they would let they to the extent necessary to offer any guarantees.

 Hi All

Rental management companies have to offer some sort of guaranteed income - otherwise you would just do it yourself. That way you would always know when it was rented rather than trusting the rental company. The question will be what they will guarantee if there is no hotel, spa, restaurants etc...

Ladies & Gents - FYI

Hope this finds you all well.

The last time I made contact with Lexland was just over 2 months ago.
At that time they said the process of exercising BG would take 2 months to complete.

So yesterday I contacted them to find out if they have any clients exercising their BG and how many have been successful - their response is below.

I can hereby confirm that there are clients executing their insurance policies.  At the moment we are expecting to receive the first results in the next 3 to 5 weeks.

I will contact them again in 5 weeks for an update and post the reply here.

I purchased 2 apartments in Nov 2007 for completion Apr 2009, This is obviously not going to be the case now.

I have read with interest the coments posted about this development and hav had all of the so called updates from FV

I have also been advised by Lexland that some people were pursuing the bank gaurentee and that the out come will be in 3-5 weeks.

This 3-5 weeks seems to be a stuck record as that was the case in Nov, Dec, Jan and now feb.

If anyone is interested, I am organising a meeting of purchasers to be held on Feb 24th, 6.30pm at St James Park, Newcastle.

I have allready contacted some purchasers and I would welcome contact from others.

The Idea behind the meeting is a chance to collect all our thoughts and dealings with FV and Lexland and loomk to a way we can act together to get a suitable outcome.

I have asked for an update from FV and also asked Lexland to spell out the full process, timescale, and fees required to act as a group in exercising our BG.

Hi All

I have given our lawyers phone no and email address to Bernard,if anyone else is interested and havent got their own lawyer,i will be happy to pass on details of ours.

She is in Costa Blanca and is good she even drove 6 hours to go see Valle Romano.

Also the more people she reprsents the cheaper it will be for all of us.

Just to confirm,

There is a meeting taking place on Tuesday 6.30pm at Newcastle United Football Club, St James Park, Newcastle.

The meeting is intended for anyone who has bought through Football Village and wants to discus where the development is now and what possible actions could be taken individualy or as a group.

Just thought I would let you know that we visited Valle Romano again last week.

We are buying in Villa Borghese and were extremely pleased with the progress.A lot of progress has been made since our visit last October.It is now only weeks away from completion and there were many workers on the site.

The other complexes inc the Football Village look to moving full steam ahead also.

Our visit really cheered us up because we can now see what we have bought into......so we have decided not to pull out! Pricewise I am sure you can get better deals on a resale ..but if you can sit it out it looks to us that VR will come good over the medium term.

I would still be interested in feedback from the Newcastle meeting.

Up the Celtic!

Hi all

I am sorry I have not been in contact.  I have jsut had another baby and I am also starting a new buisness

I have just started looking at this again and I cannot access any of the new information on any of the threads.  I am so sorry i also missed the meeting and also very sorry to the people that i have not contacted back.  My e-mail address is jilloffaol.com.  I am still with the same lawyer that I started with and I have nt heard off him still............  I decided not to use Lexland and to wait and see what was happening with their case.  I am glad I did as in this current climite I can not afford to loose the money they were asking for.  Please  let me know what the outcome of the meeting was.  perhaps we could all hold a live conference over the internet.  I am no computer wizz but I am sure that it can be done.

Hi All,

Sorry its took a while to 'report' back following the meeting of buyers in Newcastle last week, but I got tied up with work comitments.

However hopefully this gives you a 'View from the North'.

The main points discussed were to do with the lack of progress on the development especialy with the extreme delay or even confirmation of the 5* hotel complex. Also the fact that the Football clubs seam to have taken a complete reversal of there involvement (They no longer have their Logo's on the FV web site!)

Also there seems no information confirming the letting agency that was suposed to garuntee us a minimum return of 3% on our investment.

We also expressed concern that the clarity of our bank / insurance garuntee of when it can be acted upon, and of the additional fees required to persue this matter possibly through the courts.

We would like to act collectivley in getting our deposits returned and will all be asking our respective lawyers in spain to confirm the way to do this in the hope of bringing this whol affair to a satisfactory conclusion.

We hope to meet up again in the next couple of weeks by which time their may be some news on the cases that have allready been pursued by Lexland. This may make it easier for us all to comit to starting the process.
