I have now booked to visit Spain on 25th November and have had some useful info from people on this board. Thankk you.

Before I  visit am after the lastest on the license as my husband thinks it would be best to wait until this has been granted even if it costs us a bit more. I do not really know what would be best so any any help would be great. Thank you. EJS.

Hi

we're just back today from visiting the site on Friday, the latest news is as follows:

The residents of Jumilla and the surrounding areas had until 28 October to inform the local council of any objections they had to the issuing of the building licence. The council will then take a couple of weeks to review any concerns. If there are no serious concerns then the licence will be granted. So I guess its sit tight and wait.

For those of us who have purchased in R4 they are now forecasting delays of 3 to 4 months! Quote unquote "not to long a delay really"! I guess not from their perspective but others of us may have something else to say!

However lots of activity on the golf course and they are now planning to open all eighteen holes on the first course by September 2007!

Hi Jaqib. Slightly different information than I got this weekend directly from San Jose. A gentleman there told us that the 18 hole golf course would definitely be finished by the end of 2008 not 2007 but could not give any date for when the first 9 holes would actually be open. This seems to make a lot of sense as they will not be able to seed the greens until Feb/March 2007 at the earliest so play on the course by September 2007 does seem a bit optimistic. He does however confirm the likely delays that you mention. We are visiting the site in Feb 2007 but from what we were told on Saturday we are not expecting much activity on the housing front until the New Year. We will be in touch with our contact again in the middle of December and will post more information after we have spoken. Sit tight indeed it is going to be great there!!!

Hi EJS.  I dont think anyone can advise you which way to go.  It has to be a personal decision.  Maybe if you could find out the day the licence is issued you could avoid the price hike.  Are you going through an agent or direct.

With regards to the completion date of the golf course.

San Jose would very much like to host a PGA tour at the end of 2008.  To do that they have to have the course complete, together with all the surrounding houses and facilities.

Hey Guys,

Great site, very informitave.

I am considering a purchase on this development. Is it true that 14,000 units will be built. It strikes me as quite a lot!

What is the situation with golf membership. Will it be a private club, or open to green fees?

Hi folks,

Just to remind you that meeting is taking place today to ratify partial planning licence (see quote below).

 ". . .and that the next monthly Town Hall's meeting, will be on the 27th of November, where they have to ratify the given Initial Partial Plan approval. From here it will take around 2-3 weeks, to concede us the building licenses."

Hi Every-one

We have bought an Azucena on R4 and were told it will be built for October 2007, is this including the 4 month delay or not, it seems people are being told different things by different people, i don't really mind i just want to know.  We are excited and expect delays and i don't believe for one minute that it will be just a four month delay, we were told 5 weeks ago they had put down root for the first nine holes, but then found out from people on this site, nothing of the sort had happened, if when the next person goes out on visit could you lease take some pictures and post them.

Sent an e mail to Grettel last week asking what was going on as hadn't heard direct from San Jose in a long time, getting all of my info from this web site!

My reply from her said that they didn't expect building to commence until the new Year, and it would take at least 12 months before the first houses are ready, so that would be people with a March 2007 completion date, it will be at least a year late. We were one of the first to buy over 3 years ago so not too happy with all of the delays, I understand though that some things have changed in Spain which has resulted in delays with the licence etc, but when we visited in July, we were told that the house would be ready June 2007 at the latest! I would advise anybody visiting the site to take alot of things with a pinch of salt!!

We know it will be worth waiting for, I have instructed Grettel that I wish to be kept more up to date with the latest developments from themselves so that we know a rough time scale as things go on.

If the PGA are serious about a tournament being played at Santa Ana from past experience they will insist on all the building of the detached properties around the golf course having been completed. For those of you that have not bought a detached property it may well be worth your while checking this out with Grettel as it is likely to cause more delays if San Jose concentrate all their building efforts on the detached properties during 2007/08 .

The plan is and always has been to start at R4 they don't want people to be living on a building site therfore they will work upwards and away from the Piloto's. The first nine holes have been landscaped and the first two layers laid I have seen it with my own eyes so know for sure this is right

The situation/building, golf course ect on site has not changed for quite a while. Months. Its like everybody on site is just waiting (and not just on site, all us purchasers too).  The two guys on site never know anything.  Quote from Paublo 'They never tell us anything'  at the Head Office.  Personally, I think it is his job to push and find out as he is in sales but thats just my opinion and the Spanish do things differently.
I have scoured all the local papers this weekend and can find no mention of Santa Ana Plan Parcial ratification.  Lots of stuff in respect of a new Road being build and lots more about the corruption in the Ayuntimientos in respect of planning applications.
It is also clear (information from many people that is consistant) from the information being given to those that have heard from their solicitors and the like, that San Jose intend to build several phases all at the same time.  Therefore, those in the first phases, like myself, will be about a year late. (Sorry Auntie Linda) Like Hommy, we were there at the beginning and have planned a lot around it, so we are not happy with the sitation either. Actually for us its 2 years late.  Those with contract dates from about December 2007 onwards will probably complete within the 3 month extension on the contracts.  That is of course providing build licences come through this month with Build starting Mid January.  San Jose need to contact those who have invested in the first phases and give those people an update, particularly those they call direct clients, as feelings are running a little high.  (Whatever the current situation). Not necessarily because of the delays but because of the lack of first hand information from San Jose themselves.  So if anyone from San Jose is reading this please take note and speak to your MD.

Roy Rellies. Pleased to see you back. For a PGA they would also need the Club House finished and all the facilities that surround a PGA tournament.  A very tall order to say the least

As there was no mention of SAdM in the local papers I have searched a couple of web sites. When the Ayuntimiento put the plans on public view for the first month a political party made an objection.  The Ayuntimiento decided to keep the plans on public view for a further month and the same political party put in a second objection.  This does not differ much from the first objection and would seem to me to be clutching at straws. It does not mean that the plans will not be ratified but it could mean that San Jose have to answer these alegations.  I am only guessing.  For anyone who wishes to view the objections the web site is. www.iu-regionmurcia.es it is in spanish but you can use google translation or Babelfish and it will give you a fairly rough idea of the text.  It may give you a little chuckle as well.

Our contract completion date is March 2007 which we know will not be met. The licence to build is emminent as they keep on saying. As far as we are concerned, if building work on Phase 1 has not started by March/April 2007 time, we are going to seriously consider our position.

Bob, echo your sentiments, this is looking dodgy, they seem unable to get the building licence in hand, the only legally binding contract is the one dated March 07, if they cannot complete when are they going to tell us , i would guess they will  have to get agreement from those afected to delay or offer refunds'.

Hi Chanta.

Yes basically if SJ dont meet their delivery date which in our case is March 2007, then our solicitor could ask for all our deposit back as they would have broken their contract. They do have a clause in their contract which gives them the option of another 3 months if they so wish which would take our delivery date up to June 2007, which we know they could not meet even if they started building now. I am not saying that we will definitely pull out but we will have to seriously think about the situation. Having said that i do not think that Santa Ana is ever likely to be another Albatera but having waited about 28 months now, its a case of when do you cut and run?
