hello I wonder if someone can help me , someone I know bought a Spanish property around 15 years ago. 

Hes not visited his apartment in over 5 years and he's thinking of giving it to his friend. Basically from what I can gather if his friend pays the 5 years debts ? He can have the property. 

What is the correct way of going about it ? Procedure and is there any tax and costs to pay . 

The  property is in fuerteventura not sure if there protocols are different to main land?

Tell that someone that you do know someone who can help, a good solicitor or legal eagle, after all that someone will probably end up using one come the finish.

What is the debt for? Mortgage installments? Has not the bank started a repossession procedure?

Yes, because you asked on here, Maria, who has also answered your post, if you are doing it via this forum that is, otherwise the someone has to choose in the area they own the property in, Spain that is, could / might be close to Maria's office, or office's for all we know.

We do conveyancing nationwide. Being far from where the property is, is not a problem these days, due to online means.

Also, it helps a lot to save our independence against agents, banks, developers...

Your question is rather strange and unusual for a general forum.  You seem to be seeking expert legal and taxation advice. I presume you would actually rely on advice posted on here by members or you would not have posted.

I'm not sure about all of the costs involved here but one significant cost will be the 6.5% transfer tax you'll have to pay.  Nothing's ever free in Spain!
