property survey

we are looking at buying an established property in a village near antequera in andalusia, and having seen the propert first hand can see no obvious problems with the 3 bed bungalow, jus t wondering if property surveys are good/bad or indiferent, ad if anyone has a rough idea of costings, unerstand now that an EPC has to be provided by the seller, is that still the case with a private seller?

Personally I would get a survey and a lawyer to check the LEGALS ,so many innocent buyers have lost nearly everything investing in SPANISH PROPERTY the risks are quite high
