Hi,I have rented out my property and the tenants are using my garage although this is not mentioned in their Contract. Should the tenants car get stolen or dmaged, does the tenant claim on his own car insurance or am I responsible on my insurance. Please help as I am new to all this

                        ask your insurance company.

 
BUT, I bet you are not insured for rent the property out !!!  In which case they may not pay out for anything. !!!
 
Also, the income for tax ? 

If you are non-resident that is 24% on the GROSS amount you collect, that even includes on the amount you collect for the bills (water, electricity etc)   with NO ALLOWANCES for anything.  If you are resident there are some allowances

ive me a chance man! This is my first foray intobeing a landlord and this is my first tenant. His tenancy started on 1st November. Because I am an absentee landlord, I have an accountant in Spain and she pays all my taxes and I have given her all the new information. The reason I was asking is that my friend, eho caretakes my house said the new tenant has put a very, very, expensice car in my garage

 Will the car insurance not cover that,rather than the house insurance?

 First of all, if you already have house insurance ask them.

Also ask if they cover anything happening to the tenant while in the property, you may find ot tenant is not covered and therefore should inform him so he can take out his own insurance.

                 if your accountant really does do everything, tax, legal permissions, etc, and if she is collecting the income, and then you are paying the IVA on the income and her fees etc, in relation to the letting,  then I am surprised she has not got this point (insurance) covered. 

 

As it appears she has not, I would also not be surprised (as we are in Spain) that she also has not crossed all the 'T's and dotted all the I's ' on the legal renting requirements. It may be in your interests to ask her exactly what she has / is doing on that front.

 

I have lived here 23 years so I know that even the professionals are often out of touch with legalities.  Note all the people who have bought illegal properties in Spain on the advice of the professionals they paid to protect them !
