I expect your bill is one that will be recinded then as the invoices seem to be for the second half of 2007 and clearly that does not apply to you.  I have left yet another telephone message for Alex at Sagesa just now and will keep trying.

Here is the definitive answer from SAGESA this morning.  The figures quoted are for my apartment, but you will get the general idea. Also, you will see at the end of the account that the deduction has been made of the 1200 Euro I paid into the set up fund a year ago:

We normally issue the community fees according to a budget approved by the owners for a YEAR, but this case is different because is a new community and it has just started. Shortly, a meeting will be held with the owners where many issues will be discussed and you can form a committee and elect a president to be involved with the community and us.
The community fees have been calculated according to the list of expenditures the developers passed to us, but I noticed that, they did not take into account that some owbers bought the apartments during the YEAR and they are not going to pay the fees from earlier periods. 
So, you bought your property at 26th July 2007 therefore, you need to pay from then on.
The community started at April 2007, and the expenditures from then to December are 401.695,77 euros (see attachment). This period is 275 days. This is:
 
2007
401.695,77 * 0.26% (1) = 1.044,41 / 275 = 3,80 * 159 (2) = 604,20 euros
 
(1) This is the coefficient of your property.
(2) This is the period from the purchase to December 2007.
 
2008 
1st Quarter 2008 = 162,02 euros
 
TOTAL BALANCE......................................... 604,20 +162,02 -1200= -433,78 euros to your favour.
 
I´m in charge of the Accounts for the communtiy, and my colleague Alejandro Merino (Alejandro_merino@sagesa.net) as coordinator of the community supervises it, so in case of repairs or something you need to contact to him.

Hi Thea

You have been busy.  Great info that does soften the blow a bit, I have still not received an answer from SAGESA to my e mail although you have answered many of the question for the time being.  As regards to any repairs etc does this mean we no longer go through the office?

Can we assume that the average 1/4 payment will be in the region of 160.00 Euros + using the info provided?

I hope they give plenty of warning when they intend to have an owners meeting as I think every one is aware not many owners living on site.

I also have spread sheets of the expenses, albeit without backup receipts. If any owner would like a copy of the spreadsheet I will email to you. Please send me a private message with your full name, apartment number and email address. I need your name etc to verify to the list of owners that I also now have.  There are some questions about the expenses that I will be addressing with Sagesa.
