Hi All,

Just received new community fees from Luis at seasun.

Does anyone know why quotas have chaged from original document from Luis, regarding ground floor garden maintenance, have just found out my community fees have gone up by 150 euros because of this.

If this is the case then surely ground floor apartments should not pay their quota of the lifts that we will never need to use in our blocks! is this not the same scenario or am i missing something here!

Just annoyed that this has been changed without any consultation (was it discussed at meeting) with ground floor owners

Any thoughts.

PS i notice on quotas that someone is having to pay 578 euros for their ground floor garden maintenance, this surely cant be right to get your grass cut once a fortnight.

I agree with Stuart,I  have not been consulted about these alterations in respect to ground floor properties.Perhaps it has been a case of those who shouted the loudest. The change ,did the person that I gave my proxy vote to have the opportunity to vote on this issue.

The increase does not appear proportionate to the actual work involved.

As a reminder to those who gave me their proxy votes, I have copied a paragraph from the email that I sent out on the 10th March, detailing the events that occured at the meeting on the 8th March.
There was no indication that the new quotas to be sent out by Seasun would result in increased payments. The implication was that the new quotas would make it clearer to understand which elements individual owners are paying for, by adding extra columns & splitting payments into specific categories.
Approval of the distribution of quotas
 
Again a contentious issue that generated a lot of heated discussion with little opportunity for the translator to do her job effectively.
 
The quotas that were sent out to everybody are going to be re-issued in order to show exactly what each owner is paying for. Seasun are going to add extra columns to show who in each block is actually paying for private garden maintenance, stairwell lighting & lifts etc.
 
These overall quotas were provisionally approved, pending these slight adjustments. The budget & quotas are to be issued in both English & Spanish.
As I have said before, this community meeting was an absolute shambles & although the quotas were provisionally approved, there was no actual show of hands or counting of individual votes.
When I sent out the email, I did offer everybody the opportunity to raise any questions about the meeting with me & that offer still stands. However, I would appreciate it if this could be done by email to my personal  email address rather than being discussed on this forum.

At completion I was informed of the community charge rate and that an additional amount would be payable as a ground floor owner re: Garden maintenance.  And this we accepted. How an increase can now be made without consultation I dont know. With Community charges working out much higher than I was initialy led to believe, where will this end?

Certainly I believe that we are not getting good value. When I come to live on site I would certainly be prepared to cut my own grass as required, and make a better job.

Help!  Can somebody translate the headed colums into english on the community form please.

I have just looked at my new community fee charges and i am absolutly amazed that they can be increased by this much.  The new amount has increased from 737.40 euros to 1044.13 euros.   I do not have the biggest garden in my block but my increase is the highest.  Surley this cant be right.

Jardin Particular - Private Garden

I think on the previous quota that Luz Portales & Luz Agua Exteriors came under the heading of Sumin.

Looking at your figures, the big differences are in the Jardin Particular which has increased hugely but also the cost of your parking space has doubled.

The Private Garden charge has been arrived at based on the SqM quoted on your deeds.

Can anyone advise if the Gastos Generales are assumed costs for the next 12 months and that we are not being charged for the repairs that Key Mare had to do as part of the overall community "snagging"?   Just a thought as the date on this is for last year ie 1.1.07 to 31.12.07.

We have also queried the fact that the next door apartment (same size etc) has a lesser amount to pay - there does not appear to be any consistency - only thing I can think of is the calculations are against what we paid for the properties???

At the meeting on the 8th March it was stated that Seasun had provided a list of defects with the development to Key Mare. It is the responsibility of Key Mare to rectify these issues, although Maria would not be specific on the timescales involved.

The proposed budget that was discussed is for the forthcoming year.

I also queried the difference in private garden costs, albeit they were only €15 different from my neighbours & I was told that the cost for the private gardens had been calculated based on the square meterage quoted on your deeds.
