Hi Everyone,

If anyone is around on Wednesday 6 February at 7.00pm please call in at Aptmt 131 Birdie Club (roadside) for a glass of wine and a chat to hopefully meet new friends.

I am Roger Brownlee and my wife, Judy & I have read the various blogs criticising Ros y Falcon's service, both in terms of final finish and tardy snagging and concur thoroughly with what has already been said.

Like most of you we took possession in '07 having bought off plan in '05 and have visited several times already and  will be there for the whole of Feb. However, although it has already been mentioned, there does not seem to have been a residents comittee yet to voice our grievances and keep on top of things. With the Marina Club being Ros y Falcon's priority they will soon forget us if they can and with only half the development being sold, they will be having cash flow problems or worse (read latest grim post  re:property downturn and oversupply on Eye On Spain) so something needs to be sorted before it is too late! Without being an alarmist, even the largest companies can be vulnerable to market forces.

Judy and I are looking forward to meeting existing friends and hopefully new ones to chat over some ideas so that we can pull together to make the most of what are, after all, basically superb properties in an enviable position.

Regards, Roger

Hi Roger and Judy

Thankyou for the invite which we are sorry to be missing. Hope you have a lovely evening.

We were out at our apartment 114 on the 5th-9th of Jan just to see around again and meet Elaine, who is our contact there and Rosi from the builders. She couldn't have been nicer and all the snagging, not that there was much, has been attended to. The outside is an issue though and we are sorry not to be there to discuss the way ahead but would love to be kept informed and be of any assistance. We are out again just for another few days at the end of February but we are probably arriving as you are leaving.

Thanks again and good luck with discussions.

Brenda and Jim

Hi everyone,

My husband and I are over on the 6th and will try to come along to meet other owners for a chin wag.

I think there is a lesson to learn for any new purchasers as Elaine Brown appears to have a fast track through to Rosi (the Ros y Falcon rep) and is able to get the work done for her clients. The problem is that the rest of us continue to suffer - at least 5 of the Townhouses have multiple leaks in the roof and now have mould growing on the internal and external walls. Rosi has actually seen this damage but when approached by our solicitors - and her own Commercial Director - simply claims all the roof repairs and snagging is complete.

Nevermind, we will just try and keep the pressure on Ros y Falcon and keep our fingers crossed that they do not fall victim to the property downturn

Best Wishes

Cathy

Hi All,

Sorry we won't be over at that time but agree fully with all that has been said to date. Most of the issues in our apartment are relatively minor and many of these have now been resolved. Feel strongly that we need to keep the pressure up on remedies for outside areas such as the quality of tiling on the private terraces, the rather unpleasant looking rusty brown stains on the white outside walls which seem to be increasing in number each time we visit, and the communial garden areas. These issues could be fairly costly for Ros Y Falcon to address, but they need to start spending time and money on these matters

Feel really bad for those with water problems in the townhouses. I suspect and hope that that is where Ros Y Falcon's focus is right now, but I'd like to see them get round to addressing some of the points listed above.

All in all we are very happy with our apartment. There has been very few people around when we have gone over, but very much looking forward to meeting new neighbours.

All the best,

Derek and Maud Lithgow.
