ANOTHER break in!!!

I just read on Manilva Life that someone's apartment was broken into yesterday, 3rd January.  Not sure whether they are a member on this forum, but a someone in their family posted on ML about the break in.

What are AEA and/or RyF doing about this?  DV is obviously an extremely vulnerable - and opportune! - target!

Why is it such an impossible feat for AEA to contract and provide extra (24/7) security, when it must be the majority of DV owners and RyF would not object to the extra payment?  It would be in RyF's interest, if only to make sure DV's good selling points aren't affected by bad press about burglaries!

It was my step daughters apartment that was broken in to, she only moved in just before Christmas and is renting, all these stories about these break ins are very worrying and a solution needs to be sorted sooner rather than later. The worrying thing about this is, they have been told by the guard that he saw 4 lads on their balcony the day before. I'm not really up to scratch with how DV works, but if they do have a guard, what the hell does he do ??

At the moment, the security guard is only there at night, from about 10pm to 6am, or something like that.  There have been a few remarks about no one seeing him during the night (during my five weeks there in the summer, I never once saw a security guard doing the rounds at night!).  Also, it appears that alot of the burglaries are taking place during the day, not at night.  AEA/RyF are aware of this, yet still they don't do anything about it.  The guard at the entrance to DV during the day is the builders guy - not DV security - and is only there to watch over the builders' materials, etc.

We should have a guy at the entrance/barrier 24/7 and a record of all those entering and leaving DV - and now, not just when the development is finished. 

What will it take to get AEA/RyF to take immediate action?  How many more break ins?  And bearing in mind - from what I've read - it seems that the thieves are targeting occupied residences, not empty/unoccupied (it seems they are interested in cash/credit cards/jewellery/passports, etc.), how long before someone may get hurt?

This sort of bad press can't be doing RyF any favours in their selling the remaining apartments - so when are they going to get a grip and deal with it?

What should we do?  Maybe we can all voice our opinions to AEA/RyF and request them to put 24/7 security in place?

I am not sure exactly what the next action is on RyF or AEA to get this sorted and maybe some improvements are planned or in hand.  However, personally I do not think this issue, or we ourselves, are being taken seriously on this matter.  Maybe its time to club together and start some sort of legal proceedings based on neglegence of duty or something similar.  Maybe a first step would be to arrange a consultation with someone experienced in these matters.

Hi all, I totally agree with everything that is being posted.  I think we are being let down with regards to a lot of things on this complex - obviously the security being a major problem.  Do you think it would help if we approached Maria de Castro for some advice?

Good news.
A guard was on site yesterday and certainly there between 16:00 and 17:30.   For most of that time he kept low profile but had a selected number of blocks under close observation.
It's interesting to note when walking around the Manilva and Estepona areas that nearly all mature properties have metal grids across all ground floor windows and many upper floor windows.

Surely DV  can only be an exception if the site is properly fenced and access is strictly controlled.

Sorry to hear about the break ins; I saw the link from Manilva Life.From previous experience neither the developer nor their agents will do anything for owners once you have completed. You need to form an active commitee to manage you community and appoint your own administrators. We put up with ryf and their puppets for 3 years and nothing ever got resolved. As soon as we replaced them (including appointing our own President) the progress we made and are still making as a community is astonishing thanks to the hard work and commitment of our commitee members.

DV must be about the only new development that I have heard of that doesn't have 24 hr security. It is daunting but striking out on your own , wil in the long run save you money and reslove your teething problems.

If you wait for RYF to resolve things you will have a long wait

srimmer, our problem is that, at the moment, RyF still own over 50pc of the development and Phase 3 is yet to be completed (due around end of summer/autumn, I believe).  So I don't think we can't really take it into our own hands yet (as in elect a committee and replace the president).

We can only push RyF and AEA to take control of the situation.

We had security on site yesterday and today.  They are on site for extended periods and seem to be  watching over the areas that have had the most break-ins keeping a low profile.
The guard was on site when I left for the bar this evening which was reassuring.

That's great to hear, Paul, but I think we would all (inc. yourself) like to know what the plan/process is with securiy from AEA/RyF.  If there has been increased security, why hasn't everyone been informed about it?  I'm not saying we should have been asked beforehand, but for sure we should have been informed about it.  So what exactly forms the extra security and shouldn't we all have been advised about it?

I'm absolutely not complaining - we definitely need it - but I'\m just asking what is going on, because obviously nobody has been advised about it and, in view of recent crimes, one would want to know exactly what they have instigated!  One would like to think that anything they implement would be communicated to the owners!!  I realise that we aren't the majority owners yet, but surely they would have to advise us of charges incurred to the community fund, even after the event!  Eg, let us know what is going on!!! 

We all want the extra security, so let us all know what they are doing to satisfy our requests!!  Simple really!!  So why haven't AEA/RyF let us know?  Just makes me think that it isn't a serious solution, but just a stop-gap - otherwise they would have communicated their actions to all owners.

Casting our minds back to late November, I had a meeting with Rosa & Gerardo ,and so did Jeff and Paul a week later, at which this was the main topic. One of the options before them was to increase the security cover but that cost would needs sanctioning by the community. I think this was reported on here.

Like everybody else my thoughts were that was a given , who wouldntwant increase security at the moment, and the sanction for the spend could come from our President, Gerardo.  Since then I have had no feedback and neither has Jeff, so Jeff has written to Rosa to report back on the actions given at these 2 meetings. Until then I can only assume that our requests have been heeded but I wouldn't put my euro mortgage on it !!!

At my meeting with Gerardo, Rosa, Melissa and Sandra it was agreed that the hours would be increased for security and would be cover by existing budget they were looking at using a different company as well and getting camera quotes for AGM.

In my posting after the meeting I mentioned this.

Just received this from Gerardo............so I need details of this latest incidents if possible or take the details directly to him at the R y F offtice. As I have a full list I really need details as well, thanks. And have the police been involved i.e. denounces

RyF and AEA are following up the latest breakins.
Below is the loose translated reply from Gerardo to AEA and myself in blue and in red AEA reply to Gerardo.
Good afternoon, 

It seems that we have security problems in the Village. According to Mr Layton's email last robbery occurred at an interval of hours where, as I recall, is not contracted the surveillance. If so I see no reason to complain to Starcontrol.

Have you had more news events of this kind?

I believe this will be one of the topics to be providing inspiration at the next AGM so I would like an answer as soon as possible. If considers that a meeting with the police Manilva or the councillor responsible for safety serve something, I say and I organize to accompany.

We do not have more news, but in any case I think it would be desirable to talk to Starcontrol, so they also talk to the police, because it seems that the schedule  is what we thought before, someone related to urbanization, I to discuss with Julio step and make an appointment with the Chief of Police Local Paco Luque, to see if they can reinforce something else.

Fundamental to the implementation of tighter security will be the structure around the entrance to the site. From Paul's latest pictures it doesn't seem as though the building of the gated entrance has started. I am there next week and will try and find what progress is being made.

The issue of 24 hour security was discussed at the meeting I had with GC and AEA.

Security has been added from the community budget to bridge the hours to make it 24 hours at the front gate and additional walk arounds.  My understanding is the the builders have cover during the working day and some of the weekend and we add the additional hours. AEA are looking at camera pricing for the AGM.

Security as well as front gate cover adds a walk around at certain times. As its likely that break ins are being done by somebody on site and based in the area between block 1-4 and 7-9  they will be looking to ensure they choose a time between a security walk around.

I am hoping that when the site is finished (Sept this year?) then the whole issue of security will have been sorted. 

Apart from the lack of any proper security structure at the top of the site, there is very little effective fencing around the perimeter of the site either.  Its an open target.

The idea of CCTV is a good one but I wonder about the cost of this?
