Ichecked my bank statement this weekend and noticed that AEA had taken oUt monies at the end of November instead of beggining of January. Ie 2 months since the last debit. My bank have managed to recover the situation and I am waiting for a response from AEa about why it has happened. I know its Christmas soon but I don't see why I should play Santa for them!! Might be worth checking.

Checked my bank online,  the last payment went out 28/9/2007 so I expect a payment to be taken before end of December.

Checked my account today. No payment taken yet.

 Last payment taken 28th September so do not expect next before end of this month.

V naughty of AEA to take any amounts before the due date, especially when they are so so slow in chasing those who do not pay by direct debit.

We were advised by AEA that payment had to be made by the 9th of the month beginning the quarter, ie Jan, Apr, Jul, Oct.  So they shouldn't be deducting any money from anybody's account until the "beginning" of the due month, I would have thought, as the payment isn't due until then.  Hence why we refused to allow them to direct debit and we just transfer the monies each quarter.

Two things:-

1. Direct Debits are not a bad thing, because I believe the law in Spain allows a reversal done by the bank if too much or money is taken at the wrong time. I know of several reversals done when needed (ideally you need to this within 14 days, so its worth checking every 10 days). You could make it clear that the DD is only to be made for amount xxx on the following yyy dates.

If we agree at the AGM that penalties are applied for late payers then DD is useful for the honest people, so they don't forget and become liable to additional costs. In my other community we raised fees by 20% and discount by 20% for ontime payments, we eradicated late payments using this method. 

2. AEA in my meeting with them and Gerarado told me they chasing the non payers by using due legal process as follows ......... writing to them with a warning, posting a notice on the staircase of each block with a debtor list and instigating legal process. This unfortunately takes time, however the debtors will ultimately pay with penalties, costs or will lose their property. Horizontal Law has the teeth to do this but it can take time.

I have uploaded into photos, two notices from 2 weeks ago, I will translate as soon as possible.

All,  glad that you were not inconvenienced and as Jeff says DD is reversable as proven in my case. I suspect it was a 'glitch' in the system ( whatever they are)  and I am still waiting for AEA to respond.
