You do have a date

It is 18 months from the date the building licence was granted

So find out the date the licence was granted....get a copy to make sure.....add 18 months and that is your completion date  

There may be a clause to allow for unexpected constructional delays

In Spanish it is 'licencia de obras' and it will probably be for the block of apartments or it may be for a phase

i passed roda golf in november and seen suited men on site with what looked to be plans of some sort. maybe they were surveying.

Hi Rowlandsbb

Our problem is that we are in block 14 and so do not yet have a building licence. I have now been told that we will be in 'Phase 4b'.

When we signed the original papers,signing over the deposit, the 'Offer and Reservation Receipt'  said that the 'Developers forecasted completion date' was February 2009. This is the date on which we expected to complete.

We did not realise the building licence was not in place - an expensive mistake.

If the contract is as open ended as you say, then you should get legal advice from a good lawyer not just a conveyancy one

And that applies to anyone else on any other development with similar terms

all lawyers charge for their advice but sometimes it is better to know exactly where you stand........we are in a big recession and anyone who is sitting on a contract about to expire with a BG who comes out will be in a position to find some very good buys in 2009

Hi all,

We are on phase 3A & visited Roda in late December. Noticed that the front line villas on phase 4 were still cracking ahead with lots of work activity but not so much attention to 2nd line apartments with only the longstanding foundations in place so far. I have posted a couple of photos of the 'work in progress'.

The long awaited phase 4 was supposed to start this week. In these times of doom and gloom Im wondering has anybody at Roda noticed unusual activity  such as builders moving in . Im pretty sure that all who purchased on phase 4 would like to see some level of activity. After all Calidona have our sizeable deposits for 2 years plus now. My fear is that if the start date is delayed much longer Id wonder about the quality of workmanship. With only 15 months left to the proposed completion date I  would   like to see something happening.We have been listening to Calidona giving excuses about licences for a few years now, Im convinced that is just a smokescreen. Calidona are working to their own timescale and I believe they have much more control of the issuing of licences than they let on. Personally I believe Roda will be a super resort ,  but Im getting tired of waiting.

I wonder.

Are Calidona using the same builders on Corvera? Huge amount of work going on there for phases 1 & 2. I would suggest that as the need for workers slows down on Corvera they will be shipped back to Roda to start phase 4 and leave some at Corvera to start phase 3.

Could this be the plan?

Hi All,

We are waiting on our 'Phase 4B' apartment and thought we'd let you know that we have just had confirmation from Roda that the license has been approved. We received a copy of the license in the post along with the offer of up to €3000 and 30 days stay at Roda. Vanesa told us that Roda expect completion by July 2010. We are not overjoyed with the compensation on offer, we don't think that it compensates for delays, lack of facilities, lack of communication, etc. We are consulting our lawyer.

Have any other Phase 4 owners accepted the offer and related conditions?

Hi erinjake 1,

Yes we did a few months ago as I think we are phase 4A. We also thought the offer was inadequate but we went for it anyway as there was nothing to lose. We faxed it back straight away and have heard no more about it!!!! I believe that it was the first 100 applicants only but who knows if we were one of the first 100 or not.! Bit of a con one thinks.

Whilst I am on here does anyone know which units make up Phases 4A & 4B as Calidona have not informed us.

We too received a letter and copy of the licence on Thursday - we are phase 4b.

I scanned my acceptance of the offer and emailed it back to Vanesa; I received an immediate reply from her. I had asked her to email that she had received it but in her reply she stated that I was in the first 100 to accept. We decided to go with it as we really still want to buy the apartment and don't envisage a better offer being made. We do, however, agree that it really is insufficient as we originally thought we would be moving in this month!

As far as I can work out, the Brisa apartments are in 4a and Cantil are 4b.

Thanks also for information regarding phases 1 & 2, that confirms that we are phase 1.

We should have completed in June/July 2007 !!!!! They say patience is a virtue and it must be in this man.

I also accepted the offer as I fully intend to complete. We purchased for lifestyle. The delay is annoying  but we are happy that the resort is going to be built. There are enough holiday homes from hell around.As regards the offer I have booked a week in April and a week in September. With the offer one can arrive any day of the week and your stay can be as short or as long as you wish.As my flight arrives late from Ireland I have arranged to pick up the keys from security. I agree with the owners who consider the offer to be derisory and I would be willing to be a part of any group who would like Calidona to improve their offer. If we dont ask we definitely wont receive.My original completion date was May 2008,seems such a long time ago now.Calidona have 110000 euro from me for over 2 years now.My heart goes out to those purchaserss who for one reason or another have to walk away from their intended purchase.Tommy and Kay.

We have also accepted the offer on Phase 4 (cantil).  We are also are lifestyle seekers.  Even though it is most annoying we still cannot wait until are apartment is ready.

I think there was something mentioned on some other thread that they had seen work on the m started and the person had said it was NOT the villas . I also got an email from customer services saying that work had indeed started but i wouldnt believe it till u see some photos , so if anyone is over soon would they mind just taking a few pics so we could see it for ourselfs that construction has begun

Hi Loretta,

I was in Roda last week and can tell you that 4A (area from the security gate to the end of phase 3A) foundations have been rid of all the weeds and the car park areas have been laid with a lot of rubble, in some areas these have been flattened, so concrete can be poured over it. Slopes (for the trucks) from the ground level to the basement level can also be seen. A definite progress as quite a few dumpers/trucks were seen to be moving. The villas appear to be totally finished and painted.

Alas, 4B appeared untouched.

I am there again on18th March so I'll post upon my return to the UK a note to update the phase 4 residents in waiting.

I was in Roda this week. Saw workmen opening up new gates into phase 4 apartment site. Looks like work is starting. Also clean up work on foundations underway. Aparently they are preparing to install cranes.
