Hi Everyone,

We have just completed our handover of our eagle on M16. It was a bit hectic at times but in the end all went as planned. We got the water on the day we got the keys. There were quite a few leaks which I was able to repair by simply tightening the connections. It is definetley worth going round checking all connections as some in our property were very loose. Another problem was the cut out for the hob which is 6mm shy for fitting the hob flush down into the marble worktop. By this time we had cleaned the kitchen out and did not fancy the thought of the mess cutting the unit would cause so have opted to fit a 5mm high spacer to hob. So my advice would be if your cut out needs modifying get it done before you move stuff in. The electric is still not available and nobody seems to know when it will be connected.  The site is beginning to look well and while we were there the trees were being planted around the pavement sections of M16 of which I will post some photos.  And finally a big thankyou to everyone at The Forge who fitted our grills which we are well pleased with.

Hi S & G, As you say you have no electric were you able to snag the electrics ie lights, cooker supply, fridge etc.

Also I just wanted to ask if you have the Habitation Certificate, and did they say when the electric will be on?

We were unable to snag any of the electrics although I checked the wiring and was happy with what I could see. The consumer unit is well covered with plenty of mcb,s for the various circuits.  When we eventually get power each circuit can be checked seperately.

We recieved the certificate of Habitation at the signing with the notary.

I am slightly confused regarding the post from S J regarding the fcat that they have the Certficate of Habitation as I believe that there have still been none issued

I would ask that if possible you look at the document which should be headed Cédula de habitabilidad o licencia de primera ocupación and stampled and dated by The Town Hal

Sometimes developers include a copy of the application paperwork rather than the actual Certficate whicb is of no use

Attached to the Certificate there should also be 2 other pieces of paperwork called Bolletins, one for water and electric which certify the installations and which the utility suppliers will want to seel

If you do have the paperwork this is great news as it means that you don´t have to rely on the builder for connections as you can appriach the electric company, Iberdrola, direct for the connection, or get your lawyer to do this, as this is normally quicker than using the builder or agent. The contact numbers are on their website and they speak English

They will need your bank details, NIE number and a contact to gain access to the property for installation and they will debit your account approx 200 euros connection fee

You will also get a straight answer on the staus of connections

I would be interested to know if the electric meters have ¡already been installed into the communial cupboards yet as this can cause delay plus are the main consumer breakers, normally fitted on the lfet of the consumer fuse unit, fitted inside the properties as this was a cause of one of the main delays at Polaris World

If you have The Certificate it is the responsibility of the power compant to connect you but there is no agreed service level for the time to connect

Hi all,

It is true the certificate of habitation is being issued at the notory when you sign, how do I know, well I had this stupid idea that masa might be going broke because of all the delays and lies, I could'nt get my head around the fact that the properties were ready but masa would'nt realease them or get the paper work together, so I got in touch with my agent propertunities in alcazares and they told me everything was aright in fact they said that one of their staff had just completed on SG and was given all the paperwork including the hab cert. GOOD NEWS or what, I'm signing very soon and I can't f.....g wait.

We hope you are right, it will be a relief to everyone on the site if its true.

Now we have found out that our meters for electricity  have been fitted, at 15.32 (our neighbours, Tony & Janet have confirmed this) we will get it touch with our Agents & Solicitors this morning, to arange completion  a.s.a.p. Will also take up the matter of Certificates of Habitation issues.

Will let you know how we get on.

There now seems to be a few threads running with different comments so I am, and I am surevthat there muxt be other peple a little confused by what´s been going on

First of all I am delighted that some people now have power onsite however it is still unclear how this is being delivered and the terms of the service, and how it effects the rights of people who still have to complete

My information source is still telling me that there have not been any Certificates of Habitation issued for this development and there is a comment on another thread, a comment from the office that the Certificates will not be available until the whole development is finished

This is not correct as what normally happens is that as the phase is finished it then inspected and a Certficate of Habitation issued and not one for the whole development

What is unclear is on what basis the electricity is being provided as the connections, as described, were clearly not connected up by Iberdrola and I am suming that they are on builders supply, please can somebody confirm this

If they are builders supply you should note that the builder is not legally allowed to make any charge for these services and that must maintain the supply and you should make sure that you are provided with emergency telephone numbers in case the services go off because Iberdrola will not deal with individuals

Also please be carefull to watch for voltage spikes and you should visit your local Carefour or DIY shop and buy the multi block adapters with built in anti surge protection for yor TV´s computer, AC. These are not expensive and a good investment

Given the Masa  track record, and very similar problems at Camposol people about to complete should find out on excatly what basis utilities are connected  as you must avoid a similar situation where builders supply was originally connected and then turned off

For the record the developer must, under the spanish law, provide builder supply electricity and water to properties where completion has taken place and The Certificates have not been issued by the Town Hall

Hi all,

Just had the news that I am completing next week, my lawyer will be doing the hand over as I can't get there at such short notice.

I have also been told that water and electric are connected and permission to fit meters was given by the town hall who hold the cert hab's. Good news or what!!! It's been a long four year wait.

Hi Guys,

Owing to the festive season we told Atlas that we were not completing until the New year (GrupoMasa can now wait for us), we hope to complete somewhere around the 15th Jan according to those with the glossy brochures.  Hopefully the euro will have dropped substantially by then (fingers and everything else crossed).

So all being well we will see you then
