What do you mean by the 'complex facilities'?  We bought at the same time as you and are now faced with a ground floor garden apartment facing the sea with a 6 foot (2 metre) wall blocking our view because they have not landscaped the front of the development.  We are being advised by friends and relatives at home to 'shop' Aifos - anyone willing to help us?  We have spent over £30,000 pound in the last couple of years for a deposit for an apartment - Jadmin G which was never built.  We are apparently told by Aifos that we now own Jasmin H - because if G was built it would have had a bigger wall in front of it than G-  are they real?  Would like the help of other Hacienda Casares buyers in the support of our claim.

He/She means swimming pools, sports facilities, security facilities and landscaping.

Hello all,

This morning i speak to Casares Town hall Urbanistic office, to update the situation of Hacienda Casares´s licence.

License has been request for Aifos in August 2007, and is only for the fase 1 (that's means the apartments from Gardenia,Lirio, Jazmin, Dalia, Camelia and Calendula).

They told me that they already check the apartments and they ask more documentation ( I don't know what they ask) but they need to see that all the landscapes are made to finally approve it (that's doesn't means that the pools or the sport areas had to be build in this fase, because are not in the original project for that face), and they are waiting for the suppliers companies (electricity, communications, lifts and water) reports as well.

So in conclusion we cant count with Casares Urbanistic office support no because they don't want, is because the project adjust the parameters for that's fase (Aifos didn't change nothing). 

For the other fases that are almost complete,we dont have knowledge of any request for Aifos yet.

In my opinion, and im not a lawyer, we have to refuse to sign untill the common areas are complete. And Im pretty sure that fase one tittle signing is not going to be ready untill march 2008.

I spoke with my solicitor today, they had a meeting with aifos yesterday regarding pools and landcaping, aifos said it is a priority to get these areas done, they are meeting aifos again next week and hopefully getting it in writing when and what will be done, this will be then put forward to all clients to make a decision on which way to go. I think if the landscaping gets done and we have a bullet proof contract stating when the pools have to be completed by i.e next twelve months, i think we should go with it, WISHFULL THINK PROBABLY!!!

I have concluded that my first priority is to get my apt paid off as the expected rental income over the first few years will be low if any, so your just giving interest to spanish banks, the interest is probably more than the capitol appreciation in todays market, if you use you apt for a month or 2 a year until you start getting rent and your mortgage is 400/500 month it's costing you with all other fees 7/8000 a year, you could rent an apt out there for a month with all your spending money for less with no aggrevation, makes you think is it worth it the market being what it is!!

Considering that the majority of people bought in 2003 and we are rapidly aproaching 2008 my personal oppinion is that we should hold out untill the whole project is completed to the sales brochure specifications. Juan is an estate agent  in Estapona who has also purchased on site and i asked him to contact the town hall at Casares regarding our concerns, please read his thread.

If a Spanish estate agent is reccommending not to complete untill the developers obligations are fullfilled then i think we should all take his advise and proceed with caution.

There is no such thing as a bullet proof contract in spain in the construction industry, as some of the estate agents that have sold on behalf of the builder have found out to their cost.

If we all hold tight  for a while longer surely  the contractor will be forced to complete his obligations and recoup his expenditure its simple economics, business is all about profit !

You will not be able to rent out an appartment without pools and facilities.

Having bought through Aifos in 2003 we would not believe an iota of what they promise - if everyone who bought in Hacienda Casares refuses to sign then we will have the upper hand - about time people stood up to Aifos!  What does everyone else think?  Don't forget as others are saying no one is going to make a rental income out of a development without pools, landscaping etc.  No one is going to want to spend their holidays on a building site - at the moment it is just a very large council estate with no residents! Wonder who agrees with us?

Hello All,

I was on Hacienda Casares last friday with a client checking Azalea apartment and i ask aifos comercial about the swimming pools and sport areas, he told me that are going to be build near the Hotel Complex (that they are already building in the other side of the big roundabout near the entrance of Hacienda Casares.

About the signing dates of fase 1 and 2 they tell us that are going to be in 3 months, so we probably have to wait 5 months more .

Hello all,

According to my conversation with the commercial of aifos who shows Hacienda Casares apartments (Aitor).  Aifos has reached last week an agreement with the town hall of Casares that will allow them to build swimming pools even without the license to build the rest of apartments of the area. He didnt know were exactly are going to locate it but, apparently the town hall is going to control the works.

As soon i have more news I post it.

We spoke to aifos Today and phase 2 will get LFO within the next month and they have started work on the swimming pools according to the girl we spoke to today. we are going to drive up from gib a week a friday 28th march to take a look i will ask the girl to show me the site of the pool.

The LFO is the license of 1st occupation and phase 2 is the next set of apartments below the road next to the golf course

Does anyone really have any information..I spoke to Aifos last week but the would not return my calls.

 

Has anyone got their money back or taken legal action.

What are they building at Hacienda at the moment and have they started the Aparthotel or was this sold to someone else.

All the talk about pools and now someone says they are being built.......who will run these pools etc.

 

This is a very quiet message board as no posts are being made.

Have people just given up which is crazy!!

i am off up again on friday to sort out my parking space and store room, the girl my missus spoke to assured me the pools has started. i will ask her to take me to the spot where it  is sited and have a scout around, when i last went up i forgot to take my camera i will try and take it this time. i will also ask her about anything else if you post a question on the forum

What has happened about Aifos .

Are they filtering posts about their company as there are so little news on this site any more.

Has anyone been able to get any news about Hacienda Casares and what is happening there.................

Did any sue them and did they win the court case............I dont think they have money to complete the site but can not get confirmation of this.

Have people just given up and said goodbye!

Please try to find out about the buildings in the Aparthotel where the pools were meant to be built?

Does anyone know if part of the site was sold ?

if you are meeting anyone from Aifos, can you try and find out if any tennis courts etc (sports complex) is being built as well???highly unlikely, I know!!
