Has anyone taken any (photo's), more recently than the ones on the Shared Photo Facility?

The last ones posted were on 24th May.

I am out there next week and will try to get onto site to get  a few snaps

Managed to get on site last week and have added a few shots taken when up there. BTW I have dated them 12th October but obviously this should be September! Couldn't get into the apartments for any balcony or internal views (site security thwarted my atempt!) but the site is starting to show it's potential although there is MUCH work to be done before it is anywhere near ready!

I have been informed by my Lawyer, that only people who have paid their 30% deposits on blocks without licenses need to be concerned (Margarita has been mistakenly identified as one such block, but it should be Fresia), especially if they have not got confirmed bank guarantees in place.

When will it be ready and what are the problems with some of the blocks

Are there any people who  use this site as there are very few posts.

What is the latest news as there appear to be some problems with some of the buildings?

John, there doesn't appear to be too many does there!!

As far as I know, there are 6 blocks which are not getting planning permission and according to my lawyer, never will as the site is now up to the maximum permissible density.

The building progress has been slow, I originally signed up in early 2004 based on a Dec'05 completion. They are currently anticipating the back end of 2007 and to be honest, I wouldn't be surprised if it slips into 2008?

I personally think Aifos are back peddling, possibly due to cashflow issues and that they have overcommitted to too many projects. This and the generally lacklustre property market in the South of Spain is casting a grey cloud over the whole deal.

That said, I have been to site this summer and although the apartments are generally very small, the site position and topography make it look quite an attractive proposition once finished. The golf course looks very nice and I am sure once this lull period is over, the development will be an attractive one for buyers especially those looking for the golf/rental income?

I think anyone involved must ensure that a bank guarantee is in place for security.

It is worth noting that there is a movement to take out a group action against Aifos in a bid to recover deposit monies for clients, especially those involved in the blocks without building licenses . This could take anything up to 2 years to achieve and may slow the development even further.

Other than the above, I know no more about the development and am keeping my fingers crossed!!

John, I have "cut and pasted" this information from a post, much earlier this year which gives more detail to the blocks which have licensing problems - hope this helps?

"There are still no licenses for: Violeta, Tulipan, Rosa to the top of the development nor Nardo, Petunia and Fresia near the golf course. The Bulk of the development, so I was informed, is to be finished BEFORE summer 2007. Except the following: Peonia, Gladiolo, Jacinto, Alijaba, Lavanda, Malva, Melisa, which are all due 2008. The local Aifos agent also informed me that the 2007 apartments will be completed and released together."

Glad to hear there are some people concerned about it.

Do most people have a guarantee from Aifos?

I believe 600/700 appartments were sold and only about 10 people post here !!

Hi - well we are two of the people who use the site.  My husband and I bought in July 2003!!!!  We were told that our apartment would be finished by Dec 2005 (some hope!!!).  When we were out in July we were told that they would be finished by February 2007.  We are going out to Spain next February and hope to find some answers.  We are getting a bit fed up with Aifos now - have called in the office in Trafalgar Square in the past but not had much information.  We have bought a ground floor apartment in Jasmine, overlooking the sea - my husband was out in September and there does seem to be progress there.  Don't worry - you are not the only ones who are concerned.  Any information would be gratefully accepted.

Does anyone have any information as to when this place will be finished! For anyone whose interested I bought in Petunia early 04 and was told it would complete in Dec 05. At some point I transferred in Azucena as there was some doubt as to when or wheter Petunia would be built. I bought for personal use not for rent or to flip. I am sure we are in 2007 now.

David, I also bought in Petunia back in April '04 (Did you buy via BMS?) and got transferred out when the lack of license issue became confirmed. I understood a Dec'05 completion was on the table.

The solicitors are adamant that completion for the majority of the site is being reported to them as being late 2007, with the remaing few blocks and infrastructure completing in 2008?

I must say that it makes sense for Aifos to get this project wrapped up now as the cashflow into their business will be substantial (I estimate around 60 million Euros which is 17% of their 2005 annual turnover).

Have you been there lately? I was out in September last and must say that as an owner/user (as opposed to a speculator - I am both as I went for 2), I think the finished article will be great as the site location is well up in the hills and very tranquil.

Yes I bought via BMS. Which block are you in now?

I went out in Jun 05 as I thought it would be nearing completion. I quickly realised it was not!

I am considering going soon but don't want to go just to get wound up again! I agree it looks like it will be a cracking development.

I am in Lila block (trying to sell) and Margarita (intending to keep).

If you went out in July'05, you really would see a difference in the development now.

Many of the blocks have external rendering and paintwork, so visually it is starting to take shape, although it is still dissapointingly behind schedule.

I'm fairly hopeful that completion on my two blocks should take place before the end of this year, although as to the status of the complete development and hence "usability", I wouldn't think that will be possible until late summer 2008 at least?
