As we get closer to realising our dream, thoughts turn to some of the practical issues that we should be considering and as ever I turn those thoughts to questions for anyone out there who can help, so here goes.

1) Should we sort out insurance before we leave for Spain (is it possible to sort the insurance before we own the apartment ) ? and who can anyone recommend ?

2) Are we expected to have any snags sorted before we change the locks/keys to the apartment ?

3) It states in paperwork that TV aerial will be in place, do we get any channels with this ?

4) As my wife will be keen not to miss any football when we are over in Spain what's the best Sky packages and suppliers ?

5) I still like the idea of the gas barbie on the balcony, anyone actually done this or been told it is or isn't allowed ?

6) Anyone know the community fees for phase 2, had an e-mail regarding phase 1 but was unsure if charges had been set yet.

7) I really really need internet access as soon as possible (a phone line would also be helpful) as I will be working whilst in Spain, who are worth speaking to and how long can we expect it to take.

Finally

8) What is chance of Newcastle winning the Premiership ???????????????????   EVER  !!!!!!!!

Thanks to anyone that can help with any of the above, as an added insentive I'm offering the chance to spend a day helping me put flat pack furniture together for the provider(s) of the most correct answers.

Hi Scrufty, hope the following helps:

 

1.  Arrange insurance as soon as pos.  I was broken into (La Mirada) on day 2 (Sunday) had not had a chance to arrange insurance etc, so recommend you do this asap.  I actually changed my insurers this year from Knights at La Zenia to HIFX (Windsor), who arrange cover with Norwich Union, 24 hour english speaking help line and call out etc and they were slightly cheaper for a better cover.  I believe HIFX web site is www.HIFX.co.uk.  There are quite a few of the UK insurance companuies now insuring holiday homes in Spain, I also checked out the moneysupermarket.co.uk web site and did a comparison.

3.  TV arial, suspect this is only for spanish channels.  We have Sky with Nortons a one off fee plus 19 euros a month.  Unfortunately only have tel numbers in Spain and not out again until the 26th Sept, will this be too late for you.  If you pick up a costa blanca news or any other freebie paper, there are lots of companies selling sky packages as well.  I could pick you one up and post to you when I get back to the UK.

4.  Tel line - I have a standard analogue line from Telefonica, you will need to go down to the shop in Torrevieja - I waited approx 3 weeks for connection. I use the analogue to dial in to my PC into office in the UK, slower than broadband obviously, but suits me for now.  There are also 2/3 companies advertising broadband wifi without a tel line in the costa blanca news as well.  I believe they charge approx 40 euros a month, but you get free calls with this as well.#

2. Snags should be done first and when you are sure the builder will not need access again,change them as soon as possible 

3. About 8 Spanish channels only

4. see  Spanish local papers,there are loads of packages

5. Only allowed on roof terrace, (communal rules)

I believe the community fees are the same as phase 1 for the moment. I completed in June and was under the impression that the community fees for phase 2 would not come into affect until all the apartments had been sold but it looks like the direct debits have been taken from my account so I need to query this. Might be worth you asking the question as well.

Everyone for your replies, especially those that have sent PM's, it really does help getting the info first hand.

For those that know, when do you receive the community rules and who has actually set them ? The reason I ask is that I thought these were to be set by the community (apartment owners) once everyone had taken ownership !

I'm referring to Brian and Helen's point about the Barbie on the balcony  (you guys have been really helpful in the past so thanks for that), although I'm not so sure how I'll get the Barbie up on to the roof terrace with those spiral stairs ! and does that mean all those on floors 1 and 2 can't have Barbie's ? Seems rather harsh !

Finally for all those doubters about point  8) Did you not see the man in action tonight, 2 goals for England surely that's the sign of a Premiership winner..............................................granted he might well be playing for another team but for now he's a Newcastle player.

For those that have asked we're hoping to complete October 4th and we will be out October 17th, spending the first night or 2 in La Zenia Hotel until I've finished building the furniture, one of the advantages of not buying a furniture package !!!!!!!!!!!

It is really great reading the information all of you have, it is really useful, thank you.

Regarding property insurance, it reminded me to organise ours, as we sign next week,I have had a great quote from intasure! anyone else use them, are they OK?

BBQs

Someone has mentioned that community rules state that BBQ's are only allowed on the roof top terrace, does this only apply to non groundfloor apartments? Can residents on the groundfloor have BBQs on their patio area?

Patio - de-grassing ?

Plus, does anyone know if it is ok to replace the high maintenance grass patio (for ground floor apartments) with low maintenance  outdoor floor tiles?

I've stayed at La Calma (Blue and White apartments next door ) and ground floor apartments had barbie's and quite a few had or were replacing the grass, I stayed in one that had removed the grass and replaced with pebbles, others had tiled and some used decking so I think the choice is yours, and when you see the state that some ground floors get in with the grass being unattended I would have thought replacing the grass was a great idea.

More importantly if we have a say in the community rules which I believe we will, I'd like to suggest that no Man Utd shirts are allowed to be worn around the pool area, or on balconies, especially not on roof terraces in fact no outdoor wearing of Man Utd shirts anywhere !!!, are you ok with that Stuart ?
